Cygnus Boathouse is a unique property situated in South Walsham in Norfolk and benefits from its close proximity to the South Walsham Broads. The South Walsham Broads are ideal for fishing, walking or just somewhere to admire the views. The boat house sleeps two in an open plan living area with a double bed. The living area pairs with the kitchen, with the shower, basin and toilet towards the back of the property. Outside there is a private balcony furnished with two chairs and table. There is offroad parking for two cars available. Cygnus Boathouse is in the perfect location for those wishing to venture out walking or visiting the fine sandy beaches. Please note: The access to the Boathouse is up a flight of fairly steep stairs so we would not recommend this property to anyone with any mobility issues or children. Electric heating. Love this little place ! It’s clean tidy has everything you need and is on the river
Beautiful sunsets and even better in a storm lay in bed cosy and warm watching the weather batter the lake
A real little gem that we are so pleased we found and will be returning too
If you want to be near the water and you like quirky and appreciate nature this is the perfect place, the swallows are stunning to watch and the ducks will visit for some snacks if your offering! A perfect spot to escape reality and great communication from owner about where the cutlery was hidden (in draws on dining table cos you won’t find them !)

This property has a 10 out of 10 location. Fishing is excellent.
Property was shabby but with no chic. Either been kitted out in 1960's or handpicked from local recycling centre. Smell from full cesspit on accessing property. Shower puts waste straight into broad and bad smell comes from drain. No Wi Fi, TV very poor reception just an odd channel working. Would have camped out in tent (if it existed). Blind broken and does not cover window. Fridge door broken and cannot store milk. Pans worn out and cooking sieve rusty. Nearly left the next day (Sunday), but stayed a bit longer still returned home cutting holiday short. Hugely overpriced for property and fixtures and fittings that were well below par. We could go on and on. What a shame that this wonderful location for a tranquil holiday (not so as builders were working driving in pilings next door - that is beyond owners control), was being used as a cash cow with inadequate investment to bring up even to a basic standard.

Fantastic view
First impression was not great from the outside on arrival, and the staircase to the first floor. But it is a "Boathouse" and when you think of it's authenticity you come to appreciate it.. Once inside it was reasonably comfortable and well equipped with the everyday things you need. The view from the balcony was really spectacular and benefited from the afternoon/evening sun. Inside the furnishings were not to my taste with a mis-match of furniture and not a lot of space for hanging/storing things, would have struggled if staying more than a week. We didn't use the oven but there was a notice saying you can use the oven and the hobs but you can't use them both at the same time. Bathroom was well equipped with plenty of hot water and a good shower. Overall we had a good holiday and were blessed with reasonable weather.
