The apartment has an independent entrance which leads to the living room and a large kitchen-dining room which opens onto a large panoramic terrace full of olive and jasmine trees. Two bedrooms furnished with care, with panoramic balconies with bistrot tables: one is double, the other has two single beds which, on request, we can join together to get another double. Sheets, high quality towels, memory-foam mattresses. Kitchen with dishwasher, oven, fridge, freezer, toaster ...
It is possible to park for free about 200 meters from the house.
The apartment is equipped with: air conditioning / heating, wi-fi internet, LCD TV, washer-dryer, iron and ironing board, hairdryer, ceiling paddle fans ...
In the rooms you can put a cot.
The final cleaning costs, wi-fi internet, gas, water, electricity, air conditioning and heating are included in the price of the apartment.

PALAZZO DEGLI OLIVI is an ancient Baroque building with Art Nouveau elements. Inside there are the apartments: "EUFORBIA", "LOFT LA ROCCIA", "ARCHI E BALCONI", "LA TERRAZZA DEI GELSOMINI" and the studio apartment "LA TERRAZZA SU MODICA".

The three residential floors of the building, connected by an internal staircase, have independent entrances and services, so it is possible to experience the "PALAZZO DEGLI OLIVI" both as a single residence, full of air and light, with 7 bedrooms, 5 bathrooms, five balconies and two large terraces. Both as five independent units (for two, three, five, four and two more respectively).

The restoration was conservative and ecological: all floors and walls are in Modica stone and all rooms have ceiling fan blades to allow natural and healthy cooling, limiting the use of air conditioners, also present.

A lovely comfortable rental

Communication with the owner, Rudia was very easy. The thorough directions for arrival were clear and easily followed. We found the apartment to be just as lovely as the photos show, the bed very comfortable ( unlike the often found very hard ones) and the terrace was so wonderful for relaxing on. The location of this rental could not be better as it is just a few steps from the Corso Umberto, the main street through the lower portion of town which is much easier for walking around as compared to Modica Alta (up on the steep slope). Everything you could want is within a five minute walk and do not miss eating at one of Rudia’s recommendations, Putia ru Vino which is a very short walk away and serves delicious Sicilian cuisine at reasonable prices. There is a cafe just about across the Corso when you walk down from the apartment that has the best Illy coffee and light flakey coronetti. I do not remember the name but you will see the Illy coffee on a sign. You will not regret renting this apartment as it is very special!

Die Wohnung ist sehr, sehr schön. Alles ist stimmig und geschmackvoll eingerichtet. Wir haben den Aufenthalt in so zentraler, aber dennoch ruhiger Lage sehr genossen. Die Ausstattung ist gut - einzig etwas mehr Besteck wäre nicht schlecht. Einen Staubsauger haben wir auch ein wenig vermisst, aber es gab Besen und Kehrblech. Die freundliche Begrüßung und der Empfang mit bereitgestelltem Obstkorb, Schokolade und gekühltem Wasser waren wirklich sehr nett. Diese sehr gepflegte, saubere schöne Wohnung können wir nur wärmstens weiter empfehlen.

Enjoy Mocha in a Modernized Apartment in Modica

Up a narrow alley inviting exploration, this apartment was our base for a week over Christmas 2017. Comfortable, light, and with the necessary accessories for a relaxed stay, the property helped us relax, and helped us get out into Modica with ease. It is centrally located, near terrific restaurants and cafes, small groceries, and a cheese shop just around the corner. Chocolate lovers will appreciate the fact of being a 3-minute walk to the Ciok Cafe for delectable flavors. Modica was a good base for day trips to the Donnafugata Castle, to Ragusa Ibla and Noto, and to the coast. We stayed in the off-season when the crowds were minimal, and we sure enjoyed the space and lower energy, while still feeling welcome. The property owner and manager were both quite helpful with tips and communication, and we greatly appreciated the hospitality. We'd absolutely stay here again!

Splendido appartamento

L'appartamento si trova nella pieno centro di Modica, è stato di recente ristrutturato con molto gusto, è ampio, pulito, luminoso, ottimamente tenuto, con arredi e stoviglie nuovi. E' dotato di un piacevolissimo terrazzino, oltre a due piccoli balconcini, tutti dotati di tavolo e sedute da esterno. Per raggiungerlo è necessario salire una scala un po' ripida di una decina di gradini dopo una breve strada in salita, per cui non è adatto a persone con difficoltà di mobilità, peraltro come tutta Modica. Prima di arrivare abbiamo ricevuto dettagliate istruzioni sia per la consegna dell'appartamento sia per posteggiare, ristoranti consigliati, ecc. All'arrivo siamo stati ricevuti con grande cortesia dalla persona incaricata dalla proprietà, che ci ha fatto trovare frutta fresca e cioccolata di Modica come benvenuto molto gradito. La biancheria era nuova e abbondante. Nel complesso una splendida soluzione abitativa nella quale abbiamo passato piacevolissimi giorni.

Zentralste Lage, grosse Zimmer und ein noch grösserer Hauptbalkon mit Agaven und Olivenbäumen: was will man mehr? Der "Palace of Olives" ist eine ausgezeichnete Adresse mitten im Herzen Modicas, um die wunderbare Barockstadt und den Südosten Siziliens zu erkunden. Sehr zu empfehlen.

Fantastic Apartment in the heart of Modica

We stayed for 11 nights this September. Flying into Comiso airport which is a about 35 mins drive away. The directions supplied by Rudia were easy to follow and took us straight to the apartment with no issue. Exactly what you need when arriving in the dark. This was our second visit to Modica having stayed two years ago, although in a different apartment a few streets from this. We fell in love with Modica and the surrounding area so much that this time we wanted to experience life there a little bit more with the view to buying our own property in the future. Well you can do just that in this apartment. It is a few steps away from local grocery shops, cafes, bars & restaurants. The apartment itself is spacious, spotlessly clean and the kitchen stocked with just about every appliance you can think of. We ate in more often than we would normally do on holiday because we enjoyed shopping for local produce, cooking in the large kitchen and then eating on the lovely terrace, fragranced by the jasmine plants. Rudia supplied us with lots of information before our arrival about places to visit, restaurants etc. We particularly liked the sandy beach at Marina di Modica which was about a 15 minute drive away and could enjoy safe swimming and the odd beer at the beach bar there. On arrival we were met by Lilianna who was very helpful and explained where to park the car. Information which is essential given that there is limited free parking within the town. A big plus for us, was that we weren't rushed out of the apartment on our last day. Our flight home wasn't until 9:00pm but Rudia allowed us to stay on and we were able to enjoy one last day on the beach and have a shower before going to the airport. This is essential I think given that travellers from the UK, if flying in from Comiso airport are very limited on the choice of flight times which are late in the evening. This visit cemented our love for Modica and Sicily in general, particularly for the people who are some of the friendliest we have met over the years travelling around Italy. We would definitely stay here again and this visit has helped us to decide that Modica is the place we would eventually like to have a home of our own.

A Beautiful Home Away From Home

My wife and I spent the middle week of a 3 week stay in Sicily in the Terrace of Jasmin apartment. It is located in the heart of Lower Modica near the main street, yet it is just far enough up a narrow side street to be isolated from traffic noise. The owner, Rudia, had arranged for a woman named Liliana to meet us, show us to the apartment and describe it's features. She was very friendly and helpful and left her phone number in case we had questions or problems. The apartment is spacious, well laid out, beautifully furnished and spotlessly clean with every amenity provided - WiFi, cable TV, pots and pans, dishes and cutlery, a 4 burner gas stove, a dishwasher and a clothes washer/dryer. The photos of the apartment on the site sold us on the place, but they don't prepare you for the feeling when you step into the space for the first time. We instantly realized we had made the best decision of our entire trip. After staying in hotels in Rome and Sicily for the first week and a half, it was a chance to relax, have breakfast on the large triangular patio off the kitchen, shop for groceries (amazing fruit and produce), prepare our own food and do a little laundry. Then step out and in a few seconds be on the main street to sample the great cafes, gelato, granitas and shopping. We were able to take day trips to Ragusa, Noto and Syracuse - all easy drives from Modica. Rudia answered all our questions before arriving and had a prepared list of restaurant recommendations, shopping tips and interesting sites to visit during our stay. We took her advice on several of her suggestions and were not disappointed. She also provided valuable information on how to handle parking in the neighborhood and Liliana described the color-coded parking spots and where to buy tickets to display on the dash. We would not hesitate to recommend this apartment to anyone who asked, except maybe for those with mobility problems. The climb up the side street followed by a steep climb up maybe 10 stairs to the apartment entrance would be a challenge to people with knee, hip or heart problems. Fortunately, there is another apartment in the same property directly below ours that has easier access. We met a woman and her elderly mother who had rented the lower apartment and seemed very happy with it. But, for us, our stay in Modica in that apartment was the number one highlight of the entire trip.
