Beautifully appointed to compliment the original beams, the inviting dual aspect sitting room features a wood burning stove and sumptuous sofa. The perfect place to nestle into after bracing coastal walk, enjoy the warmth of the fire as ambient light fills the room. With access to the pretty courtyard garden, guests can enjoy a quiet coffee on warmer days. With ample room for six guests to gather around the pine farmhouse table, the well-equipped kitchen is the hub of the home. Bright, sociable and spacious, with modern appliances and ample worktop space, be sure to take the opportunity to rustle up a delicious meal using delectable local produce from the surrounding area. With a plethora of outstanding places to eat right on the doorstep, guests will be spoilt for choice.

Previously two separate cottages that have now been merged, this delightful property offers three good sized bedrooms over two floors. Hosting a comfortable double bed, the dual aspect master bedroom invites in plenty of natural light, and is served by an en-suite shower room. Accesed via a few steps, second bedroom provides a king-size bed, and is served by a family bathroom featuring bath with shower over. An additional bedroom situated on an upper first floor area provides children's twin bed with blackout curtains. 36 High Street is a magnificent family retreat with special touches designed to make younger guests feel welcome. Please note, there are steps between every room, and the Norfolk winder staircase is steep.

Situated on the old High Street of Wells-next-the-Sea, just a short walk from the quay and the Buttlands Georgian square, there are plenty of excellent independent shops, cafes, restaurants and pubs to discover.

The stairs are Norfolk Winders. As with older, character properties these are steep, curved, enclosed and have a hand rail on one side only. There are also several steps between each room throughout the property.

Pleasant period terraced cottage in lovely Wells, lacking some comforts
An attractive period terraced property, conveniently located in Wells-next-the sea, a step away from the quay, shops and cafés. Parking could be challenging but we managed to find somewhere each day. Generally the house was clean and comfortable but various bits of debris beneath the sofa cushions and in cutlery drawers showed it hadn't been thoroughly cleaned, Bench seating at the kitchen dining table was not great but my main complaint about comfort is that the heating didn't come on in the afternoon until 7pm. This meant we never returned to a cosy house but had to override and wait for the the heat to come up. We did have a lovely holiday but a little attention to cleanliness and comfort downstairs would have made it better.

Fantastic Autumn break
We love Wells next the Sea and were pleased to find accommodation so conveniently placed. As it was not high season, we could park in Buttlands. The cottage was very homely and equipped with everything we needed. The quirky staircase took a little getting used to but in an older property these things are to be expected! Fantastic Autumn walks and days out, followed by cosy evenings in front of the wood burner. A great and much needed half term holiday, thanks!!!

Lovely cottage in Wells
A really lovely place in the heart of Wells. Cottage is quirky and original, warm and cosy, with plenty of home comforts. A few mins walk from everything you need and Wells is such a lovely place!

Lovely location
The property is in a fab location in the centre of Wells. Parking just outside for unloading was helpful and it was easy to get a parking space at the church down the road (although it wasnt peak season). Short walk to the shops and supermarket and an ideal place to explore North Norfol. had a couple of issues with the property that the company handled swiftly and didnt impact our stay. Even had toys to entertain our 2 preschoolers. Would reccomend.
