UPSTAIRS UNIT DESCRIPTION BELOW:
Beautiful sunsets and awesome panoramic views await you just steps from this Newport Beach vacation home on the Balboa peninsula. This vacation home is the UPPER unit of a duplex and is one house away from the sand, walking distance from park, basketball court, tennis court, and Newport Pier on the boardwalk.

This is not the typical vacation rental as this is our primary residence during the off summer months. The house is clean and comfortable. The lot is 50% larger than normal. If you enjoy music, the property has a state of the art audio / video system. Wireless internet also provided. If, you have small children, the house has been professionally child proofed.

A sliding glass door opens up from the living room to the front balcony where you can read and relax while enjoying the ocean breeze.

If you enjoy eating out, there are 50+ restaurants within walking distance. Our guests are always happy with the accommodations. My favorite activity is sitting outside on the balcony where you can see the ocean and relax while watching everyone riding, roller blading or just walking by.

This is a NON-SMOKING vacation home steps away to the beach is a great place to rest, and relax. Step out to the ocean and watch the dolphins swim by or enjoy views of Catalina Island.

Master Bedroom has King bed. Second bedroom and third bedroom have each a queen size bed. Forth bedroom has three single beds. The couch may be used to sleep one extra person (please use proper linens to cover the couch if used to sleep). In addition, basic starter kitchen, bathroom and laundry supplies are provided. There are no silly extra fees for laundry, cleaning, linens, etc...

The house is professionally cleaned after each guest. In the summer we enjoy opening the windows and letting the ocean breeze roll through the house.

This vacation home includes garage for parking two vehicles plus a third vehicle may be parked outside the garage. The carport as well as the patio is used by downstairs tenant. The property also includes boogie boards, beach chairs, beach towels, umbrellas, beach toys, bikes and coolers.

You will be walking distance from great restaurants, live music, and shops in the heart of the peninsula. If you are looking for activities, there are plenty to choose from - walking along the ocean, biking, roller blading, boogie boarding, surfing, sailing, boat rentals, whale watching, trips to Catalina Island, fishing, shopping at Fashion Island or South Coast Plaza and more.

This rental is just 15 minutes from John Wayne Airport, 20 minutes from Disneyland, California Adventure, and a short drive from Los Angeles International Airport, Sea World, San Diego Zoo, Hollywood, Universal Studios, Knott's Berry Farm, Long Beach Aquarium, Queen Mary, Getty Museum, and many other tourist attractions.

Please be advised that this is not a party house. This is our primary residence and we want to share it with families who want to have a great place to enjoy the beach.

Have a nice time, use the beach, have a barbeque, get some sun and relax. We hope that you will come stay in our beach house and enjoy all that Newport has to offer.

Family Beach Vacation

Our family of 9 adults stayed in this roomy, clean home. The location to the beach is steps away and walkable to grocery store, Newport pier, marina and restaurants. Neighborhood is friendly. Yazmin is a wonderful host by answering all of our questions and stopping by halfway through our stay to see if everything was okay and if we needed anything. We would definitely stay here again.

The BEST Newport Rental

My family and friends have stayed in the upper and lower units 15 + years. The place is immaculate and has everything you need for a wonderful beach vacation. The beds are comfy, the kitchens are well equipped, and the patios are the best for hanging out with family and friends. The beach is a few steps away and there is a view of the beach from the patios. The owners are the best! If you want to make wonderful memories stay here! You will be back!

Great location

I've stayed in both the upper and lower house. The upper house has lots of space to move around and relax. The beds are very comfortable, I like the kitchen with serving counter where we can eat breakfast or we can eat at the dining table. Both the front and back patios are great for sitting and enjoying a good book or good conversation. Very close to the beach and basketball courts I like being able to quickly walk back to the house if I forgot something or want to grab something quick to eat. I don't have to drag everything to the beach at the same time. All in all a great place to stay. The owners treat you like family and are readily available if there is an issue.

Great Place Wonderful People

My four children and myself have had the pleasure and opportunity to vacation three times at this wonderful beach house. Once in the street level unit and twice in the larger second floor unit. Both units are warm, welcoming and most of relaxing. It comes with everything you need, including bikes, boards and beach chairs and umbrellas. It is conveniently located just steps from the beach making daily trips with the kids not only fun, but easy for mom. Also within walking distance are stores, restaurants and the wonderful pier. What really makes this house so special is the wonderful family that owes this property. They go out of their way to make sure you and your family are comfortable and have everything you need to make wonderful vacation memories.

We are a family of four. I've lived on the peninsula for over 30 years and in this house since 2000. Each summer we rent our home (upper unit) to families who want to come and enjoy the beach while we go on vacation.

Why they chose this property

I've always wanted to live by the ocean. It brings a sense of balance and renewal to everyone who visits. I chose this property because it a 50% wider lot than the normal property, it is a corner lot with a direct ocean view and it is one house to the ocean.

What makes this property unique

This is a duplex and both units are short term rentals. We take pride in taking care of our beach house. In as much as possible we like to make sure everything is working and that our guests have everything they need for a wonderful stay. If you find anything broken or that needs to be fixed, please let us know. We love traveling and know what it takes for people to come back. This is why we have so many recurring tenants that keep coming back to build memories every year. This is their home away from home and we are thrilled they feel this way!
