LIVING & DINING AREAS: The living area features a comfortable couch and a loveseat arranged around a TV and a gas fireplace, creating a cozy space to relax. A dining table with seating for six offers plenty of room to gather and enjoy meals together.
BEDROOMS: - Guest Bedroom 1 (Ground Floor): Queen-size bed; ceiling fan - Guest Bedroom 2 (Ground Floor): Two twin-size beds - Primary Bedroom (Second Floor): King-size bed; ceiling fan
OUTDOOR SPACES: Enjoy three outdoor spaces designed for relaxation and convenience. A private front patio offers comfortable seating, while a small back patio features a propane BBQ for easy outdoor cooking. Above it all, the rooftop deck provides ample seating, perfect for soaking in the coastal atmosphere.
KITCHEN & AMENITIES: The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS: Guests will have private and exclusive access to the entire two-story 3BR/2BA residence. This includes all interior spaces and the private front patio, back patio, and rooftop deck. The upper 1BR/1BA residence is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups. SUPPORT THROUGHOUT YOUR STAY: We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.
ADDITIONAL DETAILS: No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided for your comfort.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Laundry: A shared washer and dryer are available. Please note that guests must provide their own laundry supplies.
Parking: One to two spaces in the carport, dependent on vehicle size. Small to mid-size vehicles are recommended.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

Great spot, very comfortable, close to the beach and short walk to the Newport pier.Communication with the host was super easy and helpful. Would definitely stay again!

The house was clean and had everything we needed. We could see the ocean from the rooftop patio! The walk to the beach was not bad and there is a grocery store just down the street!

Had to walk to the beach, but just 2 blocks so good location. The only negative was the night time traffic noise on Balboa Blvd.

We stayed for a week in mid-July 2025. Very much enjoyed the location - walking distance to shops & restaurants and so close to the beach. The house was nice and rooftop deck was wonderful. Laundry facilities were nice to have. We did have an internet issue on the day we arrived and the management company was VERY proactive in getting it fixed.

Nice place, good space, but lots of traffic noise at night on Balboa Street. Ok if you’re a heavy sleeper. Getting in and out of the driveway is tricky with larger vehicles esp with cars parked on the street.

Nice place great location to the beach.
The house is clean and has what you need to have for a great stay. Safe for nightly walks in the neighborhood.
On the corner of a semi busy street, Parking is tight.
Great for smaller cars.
I would go back was a nice relaxing stay!

We spent a long weekend at this location and really enjoyed the stay. The location is perfect for easy access to all the Newport has to offer and to the highway for visiting our family in the area.
There were four siblings in our group and we really enjoyed the family room for sitting around talking and enjoying a movie, very cozy.
The property management group was very responsive to our needs and helped use quickly resolve a small issue that needed attention.

We had a great time at this property. The location is close to the beach BUT it is on the corner of a really busy street. With no air and windows open, there was a lot of noise ( in the primary bedroom that is facing the busy street) that made it difficult to sleep -especially on Friday and Saturday nights. It was clean and comfortable and had all the basic necessities.

This was a great place for our weekend getaway. It was clean and had plenty of space. The living room and master bedroom and bathroom were well furnished and updated. The kitchen could use some updates but was clean and well stocked. In general everything we needed was provided, just missing some small details like no blankets and no toiletries/shampoo and conditioner was an all in one in a squirt bottle. The property management was easy to get a hold of and overall we had a great stay!

This was a great property! A couple notes of interest: the driveway is tight with concrete fences on both sides. Also, the upstairs bathroom has no doors and is open to the bedroom. But neither of these things took anything away from our enjoyment of the house.

We would definitely stay again!
Thanks Beachview Realty for hosting our visit to Newport Beach! We loved the location, the proximity to the beach, and the awesome view of the ocean on the roof top deck. The upstairs bedroom space is gorgeous. We appreciated that towels and othered necessities were left in a basket at the front door for ease of use. Many people commented on the noise level. The home is located on a major road, so there was traffic noise but nothing that deferred our enjoyment of the place. Beachview was extremely proactive in reaching out to make sure that we had what we needed to have a great stay. We would definitely stay again!

Every time has been awesome
We have rented three times with them, and every time has been great. If you have an issue, they are right there. It's great! We've had very, very few issues, though. The communication is fantastic. You always know exactly what to do and who to call. If you're looking for a rental in the area, they're excellent. We've stayed on the oceanfront, pier-to-pier, and on the bay. Every time has been awesome.
House is a bit on the older side and needs be updated. Master bathroom has no door so it’s a bit awkward. It was clean and close to the beach so that was a plus. Parking is a headache given how small the parking car port is and there is absolutely no street parking that is close or not otherwise already taken by neighbors. The house is on a somewhat busy street that motorcycles love to rev their engines and race down.
