Nestled in the heart of one of the hills of Nice, in a secure domain, this traditional stone villa offers an exceptional place of peace and rest.

Built on one level, it consists of a large living room, a dining area and a fully equipped modern kitchen. And on the other hand three bedrooms, a bathroom, a shower room and two service rooms. All the main rooms and bedrooms face south, south-east, facing the swimming pool, the garden and the spectacular view over the hills, the city of Nice and the sea.

The property is located just minutes from the highway access and the tram terminus, greatly facilitating travel in the region as well as visiting the city.

We really enjoyed our stay at the villa! The outside area is fantastic and the view amazing. The villa is clean and got all the things you need. The host is really generous and always answers quickly. It’s easy to take a taxi back and forth to the city center.

We’re just back from a lovely week in this gorgeous villa.We took our two young adult children and their partners and the villa was just right for the six of us.Plenty of places to sit and the accommodation was perfect.The views over Nice and the sea were stunning and the pool was a really good size.We enjoyed little trips in to Nice and around and it was always good to get back to the peaceful villa to relax for the afternoon.The barbecue and outdoor dining areas were perfect for chilled evenings in as well.We all loved our stay and would definitely do it all again.

Beautiful villa in the hills above Nice

We enjoyed two fantastic weeks in the villa in Nice in July 2025. Everything was just perfect. Patrick welcomed us at the first day and gave all information about the villa, the closer environment with bakery, supermarkets and restaurants. There is a tram station close to the villa, that brings you directly into the center.The pool area and terrace is really very nice and calm. We very much enjoyed the villa and also Nice as a city.

We’ve just returned from a fabulous holiday in Gairaut, everything was absolutely wonderful! Patrick was delightful, making us feel very welcome, the pool, house and grounds were beautifully kept, sound system and lighting was very impressive too!! Hillside paradise

A beautiful property and house with great views of Nice below. We had two other couples stay with us, making six in total. We had plans to eat out several nights but the well equipped kitchen and the outdoor dining spaces kept us on the property the entire time. Why leave perfection? Fabulous time was had by all. We had a wonderful time at the villa. Patrick welcomed us warmly and provided us with information about the villa and the area. The house had a fantastic location with incredible views of Nice and offered an amazing pool with many sitting areas where we could relax both in the sun and in the shade. The villa was very close to a supermarket and bakery, as well as a tram station that made it easy to explore Nice. We loved every moment of our stay and couldn't have asked for a more perfect holiday destination!

Charming Villa, excellent Location, an obliging & hospitable Host

The Villa is secluded with an attractive outlook and good accommodation. The gardens, pool and BBQ make for excellent outdoor living. The local bar / restaurant is well worth visiting as is the boulangerie, both of which are are in the centre of the small village about 2Km away. Regrettably there is not a footpath for most of the route and it is a windy road, so not the best for walking along. The tram is only about another 2Km further along which takes you directly to the centre of Nice. The host Patrick speaks perfect English and always makes himself available to provide advice and guidance whenever requested. A charming location on the Cote d'Azur.

Beautiful villa with amazing host

Excellent location with stunning views. Couldn't ask for more from the villa or Patrick. Above and beyond our expectations. The stay consistented of 4 adults and 2 children. The kitchen has enough room and all the necessities, as we cooked most evenings. Patrick is a fantastic host, who has equipped the house perfectly with everything required. It's fair to say we had some self inflicted issues, which Patrick resolved without question or stress. The pool is a great size and is located in the ideal position from the house, which has a couple of different spots to relax, either in the sun or shade. From all the villas our group has stayed in over the years, this is undoubtedly our favourite.

Hidden Gem

A stunning location, Gairaut is a quiet peaceful village and nestled into the hills is this beautiful property. A magnificent view across Nice and looking out into the bay, we couldn’t have asked for a better place to spend our holiday. The villa is well loved and cared for, we truly felt at home and everything you could need is catered for. Patrick was an exemplary host, finding the perfect balance of being helpful and attentive. An efficient check in process from before we left home. Patrick communicated everything from directions, to local eateries and shops so we had some local knowledge before arrival and even helped us with our meal reservation on our first night so we didn’t go hungry! The villa was spotlessly clean and the grounds and pool perfect size. We really didn’t want to leave!

Summer holiday in Gairaut

The villa has stunning views over Nice and the surrounding countryside with a secure and safe garden for dogs. The garden, pool and outside terrace was where we spent most of our days and was perfectly suited to our needs for sunbathing, swimming, reading on the deck, doing yoga and of course eating and drinking. Dogs can be walked from the villa to the main gate by the road but there are no pavements on the main road that allow dogs to be walked safely, so they'll need to be driven elsewhere for further exercise. Supermarkets are a 10 minute drive away and there are delightful local restaurants only 5 minutes drive from the villa. Nice town centre is 20-30 minutes drive away. Patrick was a generous and engaging host who was always available to assist with any queries we had. Definitely recommended for those wanting to enjoy a peaceful holiday away from the hustle and bustle of Nice.

Little heaven

The villa looks just like the pictures! The pool and garden area is the most picturesque place to spend your whole day and have the best view over Nice. Patrick was super helpful even before check-in and after check-out. We felt very welcome and didn’t miss anything during our stay. For rainy days, he even has TV Channels from all over Europe. There’s three bedrooms and two bathrooms, so enough room for at least 6 people. The kitchen und supplies are very modern - you’ll find everything you need. Also a big 4-burner-BBQ which we used almost every day. The villa is located in a small gated street, up in the hills north of Nice. You definitely need a car, as the bus isn’t very reliable and the nearest shops are around 3 km away. There’s a P+R Tramway Station 5 mins away by car and the tram takes you to the city centre and beach within 15 mins. We can definitely recommend Patrick‘s villa and would come back in a heartbeat. Thank you for having us!

Über den Dächern von Nizza!!!

Patrick ist ein hervorragender Gastgeber.Der Aufenthalt war sehr entspannt. Das liegt an der tollen Lage des Objekts.Großer toller Pool. Wöchentlich kam der Poolboy zur Reinigung und Überwachung des Wassers. Ebenso die Reinigung am Samstag durch sehr freundliches Personal.Hervorzuheben ist das perfekte Panorama auf Nizza.Von hieraus kann man wunderschöne Ausflüge machen, z. B. Menton, Eze, Monaco, Cap Ferat ebenso wie Grasse oder auch Antibes. Besten Dank an Patrick für die hervorragenden Tipps und seinen persönlichen Service.Wir kommen gerne wieder!!!
