The great room features soaring 30-foot cathedral ceilings and tall picture windows overlooking the surrounding forest. A large television and gas fireplace set in a river-rock entertainment center create a comfortable gathering space.

A second gas fireplace is located in the loft and game area.

The home features a private heated indoor saltwater swimming pool.

Children must be supervised by a responsible adult at all times in and around the pool. Pool-room access doors must remain closed and securely latched when the area is not in use.

Please do not leave exterior doors open or unattended. Wildlife, including bears, may enter the property if doors are left open or unsecured.

Noise from the pool area must remain at a level that does not disturb neighboring properties, especially during quiet hours.

### Outdoor hot tub, sauna and steam room

Relax in the six-person outdoor hot tub while enjoying views of the surrounding forest. The home also includes a cedar-lined sauna and slate steam room.

The outdoor hot tub may not be used during quiet hours from 10:00 p.m. to 8:00 a.m.

Children must be supervised around the hot tub, sauna and steam room. Guests should follow all posted safety instructions and use these amenities responsibly.

### Deck, forest and river setting

The large outdoor deck overlooks the surrounding forest and leads toward the South Upper Truckee River.

The river is a natural, uncontrolled waterway. Water depth, temperature and current can change with weather, snowmelt and seasonal conditions. Children must be closely supervised near the river, deck and surrounding property.

Fishing may be possible when conditions allow, but guests are responsible for following all California fishing-license requirements, seasonal restrictions and applicable regulations. River access and fishing conditions are not guaranteed.

### Air conditioning and heating

The home has air conditioning. Because of the home’s size, vaulted ceilings and multiple levels, temperatures may vary between rooms and floors.

### Accessibility

This is a two-level home with bedrooms on both levels. Guests must use interior stairs to access the four upstairs bedrooms and upper-level areas.

## Important County and House Rules

Guests are responsible for following all county regulations and house rules. Violations may result in citations issued directly to the guest and potentially to the property owner.

### 1. Occupancy

The reservation is limited to a maximum of 12 guests, excluding children age five and under, as permitted by El Dorado County.

The number of available beds does not increase the permitted occupancy. Parties, events and gatherings that exceed the permitted occupancy are not allowed.

### 2. Parking

All vehicles must be parked in the garage or driveway. Street parking is not permitted at any time.

The property accommodates a maximum of six vehicles:

* Two vehicles inside the garage
* Four vehicles in the driveway

Oversized vehicles may reduce the available parking capacity. Vehicles must not block neighboring properties, roadways or snow-removal access.

During winter, guests should be prepared for snow and changing road conditions. Chains or AWD/4WD may be required based on current road restrictions.

### 3. Noise and quiet hours

Please respect our neighbors and the peaceful surrounding area by keeping noise at a reasonable level throughout your stay.

Quiet hours are strictly observed from 10:00 p.m. to 8:00 a.m. During these hours:

* The outdoor hot tub may not be used
* No loud music or amplified outdoor sound
* No shouting or disruptive outdoor activity
* Outdoor conversations must be kept at a low volume
* Noise from inside the home and pool area must not disturb neighboring properties

Guests must not create unreasonable noise or disturbances, engage in disorderly conduct, or violate applicable El Dorado County or California laws.

### 4. Garbage and bear safety

All garbage, food waste and recyclables must be placed inside the property’s locked bear boxes.

Never leave food, garbage, coolers or other scented items:

* Outside the bear boxes
* On the deck or elsewhere outdoors
* Inside vehicles
* In the pool room
* Near exterior doors

Keep the bear boxes securely closed and locked. All exterior doors and windows must also be closed and locked whenever guests leave the property.

These precautions protect our guests, neighbors and local wildlife.

### 5. Pool and hot-tub safety

Children must be supervised by a responsible adult at all times in and around the pool and hot tub.

Do not bring glass containers into the pool or hot-tub areas. Running, diving, rough play and unsafe behavior are not permitted.

Guests use the pool, hot tub, sauna and steam room at their own risk. Pool-room doors must remain securely closed and latched when the area is unattended.

### 6. River safety

The South Upper Truckee River is a natural waterway and is not supervised or controlled by the property owner.

Children must remain under direct adult supervision near the river and surrounding forest. Guests should not enter the river during high water, strong currents, snowmelt or unsafe weather conditions.

### 7. Pets

Pets are not permitted at this property, except as required by applicable law and booking-platform policy.

### Exterior security camera

For the safety and security of the property, one exterior camera monitors the driveway and parking area.

The camera is located outdoors, does not monitor any interior space and may record video during the reservation.

### Check-in and check-out

Check-in begins at 4:00 p.m., and check-out is by 11:00 a.m.

Early check-in and late check-out are generally unavailable because the cleaning and maintenance teams need the full period between reservations to prepare this large home.

Any exception must be confirmed in writing before arrival or departure.

### Rental agreement and access instructions

A separate rental agreement is required and must be reviewed, signed and returned before check-in. The agreement and property information will be sent electronically after the reservation is confirmed.
