Also on the first floor is a separate media/computer room that can be isolated to keep the sound level down. There is a 1/2 bath/powder room on this level as well.
The second floor has 3 bedrooms, one a Master size with private en-suite bath with both Cleopatra tub and multi head separate shower. It includes a queen bed with abundant closet space. Two other bedrooms with a shared full bath, one bedroom has queen accommodations, the other twin beds. Off the bedroom corridor there is an extra large washer and dryer room. At the rear of the home, the two queen bedded rooms share a morning coffee deck.
The basement level has an efficiency apartment/office space that is often occupied. This space has its own entrance and is completely private.
The rear Sheepscot River side of the home is mostly windows. The first floor level features a window with a U-shaped seating area for an intimate read and cocktail area. There is room for two cars in the off street parking area and the house is only 150 yards from the Village center and all its attractions.

We have family in the area. The house was perfect, it was very clean and spacious. It had everything we needed. The main living area is an open concept that opens up to the outside deck. We had a couple of family members over for lunch on Sunday and it was perfect for entertaining. The views are beautiful and the village has historical charm. The host was very friendly and responsive. I would book again!
It's all positive! Clean, well managed and great location. Met our needs perfectly. When the lock didn't work, the host was there in minutes. This is the ideal VRBO example. We highly recommend this rental.

This house is in the perfect location in the village of Wiscasset, walkable to amazing spots to eat and drink. The house is very comfortable for everyone and has spectacular views of the Sheepscot River. It's a gem and is our favorite house in Maine!
I am admittedly biased since I love TREATS, which is one of the reasons I picked this house since it’s such a close walk. This rental exceeded all of our expectations! The deck is an incredible place to relax and lounge. We loved opening the crank windows (screened) and letting the nice breeze come through the main floor. The house had plenty of space for our family of 4, we didn’t even use one or the bedrooms since our kids stayed in the room with 2 twin beds. It was nice having 2 full bathrooms upstairs and a half bathroom downstairs. The kitchen had everything we needed. Audrey is a great host, always responsive. We truly enjoyed our stay and look forward to coming back in the future.
Amazing house, perfect for 5 adults. Incredible location - bakery down the street and restaurant across the street were wonderful!
Breakfast left for day one was very thoughtful.
This was a lovely house, convenient for walking to restaurants and stores in town. We enjoyed the views of the river and bridge from the deck and wide open living space on the first floor. Good location for exploring Mid-coast Maine. Audrey was helpful, quickly answering any questions we had regarding the house.
Great house. It was clean and our host kindly provided wine and all the goodies for breakfast; which were much appreciated by all.
The only issue was the complete lack of a railing to manage the stairs. My husband and I are in our 70’s and it was quite tricky using the stairs and we felt very unsafe. Our daughter and son-in-law had to take our luggage up and down for us. I noticed a previous guest had also made mention of their own concerns with the lack of any railing in the guestbook, so it wasn’t just us.
This house has everything - great location, nice amenities, beautiful views. It's easy to walk to cute stores and restaurants. The location is also central to many great locations in mid-coast Maine. The house is extremely comfortable with modern amenities in a historic village.
We are three adults. Great location to Red’s Eats and for dinner just a few steps to the Water Street Kitchen and Bar. Our host Audrey was attentive to all our needs including some provided supplies for breakfast. Overall a great place to stay.
Audrey was an impeccable host; the house was curated with style, amenities were top notch. Everything we needed and more was provided; all the little touches that made us feel welcome. Perfect home base to explore Wiscasset, just a very short walk to downtown and a walk across the back lawn to the best restaurant in town, plus it made for short drives to all the pleasant coastal areas nearby.
Morning coffee on the decks and the window seat when it was chilly, while admiring the view made us feel like Maine royalty.
For us, it was just perfect!
For 3 friends who wished to “ get away”- this house was perfect for us- beautiful neighborhood and great view of the river. All of the elements of home, with friendly merchants with-in walking distance of our house.
Introducing Maine to our friends. My husband and I travel to Maine on a regular basis and we had a couple join us who have never been. This house was perfectly located for us to go to many places easily. The house was clean and well designed. The owner even left us goodies for breakfast which was way beyond the call of duty.
We stayed with two couples and two grandchildren. A lovely home that was within walking distance of a great restaurant. Other towns, beaches, and attractions were not far. Great place to spend the week. Clean, comfortable and as described.
We enjoyed our stay at the carriage house tremendously. Spotless, comfortable, well equipped and a great location. Audrey was very helpful with any questions we had. Thank you for a great visit!
This house was perfect for our group of 4 adults and two babies ( 2yrs old and 5 months). Comfortable with a well equipped kitchen. The food for the first breakfast was supplied (eggs, bacon, bread, milk, cream, jam, coffee). This is a great idea and appreciated by all. First time I see this, original and useful..

Liked: Check-in, location
Disliked: Cleanliness, listing accuracy
Lovely location but owner not upfront about the construction next door
We knew the location was excellent and that the home was recently built. Those things were true. The host left generous supplies for our arrival. The home is 20 ft from an active construction site and during the week we were waking up consistently at 6:30 am to contractor and construction noise. This was not disclosed in the listing and when we brought it up to the owner she asked us to call the town? Apparently 7 am residential construction noise is permitted, but who wants to live next to this on vacation? We would have liked to have known. We felt we paid a super premium rate to live next to early morning and all day noise. No reduction was offered to us. In addition, the home was not super clean. I know it is really hard to get good cleaning help and sometimes the owners are unaware. Owner could make a big improvement by upgrading the quality of the mattresses and pillows. They were super uncomfortable and this can make all the difference in the quality of your stay, especially at the prices we were charged. Could be a great place with some changes and with more transparency
This house has it all - walkability to great restaurants and cafes, and a location easily accessible to the best spots in midcoast Maine. The property is very well maintained, and everything is clean and organized. It’s a beautiful, spacious home with lots of light and an amazing patio with river views. We couldn’t have asked for more for our stay. Highly recommended!
Perfectly arranged home with lots of space for 4 adults and 2 young children, we’ll equipped kitchen including continental breakfast items for our convenience and a beautiful deck with views of the spacious backyard and water. We loved the location to walkable restaurants, yummy bakery and nice shops.
Wonderful property, with a great porch, within walking distance of town. Audrey the manager started us off with breakfast supplies and a bottle of wine. I booked the house for a reunion week. Two of us stayed there (a third for two nights) and we used the great downstairs area to have an occasional dinner or gathering with a small group (five at the most) of friends.
Everything about this property was top notch. From the great deck overlooking the river, to the large, open kitchen and great room with tons of windows and light, this house had it all. Beds were very comfortable with quality linens.
Also, you can easily walk to restaurants, bakeries and shops in the downtown. This is a real plus because parking is at a premium.
We especially appreciated the drinks and breakfast foods left by our host.
I definitely recommend.

Why they chose this property
This property is the guest accommodations for an internationally known author/writer and is available when the owner is out of the Country. This property is extremely restful and yet within minutes of the best the Coast of Maine has to offer.
This is one of the owners 7 international properties and he has often stated that this guest facility, which is across the street from his main house, would be the last property he would ever give up. To him this location and Maine are the best place to live in the entire world of which he has traveled extensively.
What makes this property unique
Within walking distance (few hundred feet) to all shops, Wiscasset Village dock, yacht club and restaurants. The village hosts many historic buildings. It’s a lovely walk throughout the little village.
