In southern Ardèche, near the La Beaume river and a few minutes walk from the center of the magnificent character village of Labeaume, the house has a dominant view and is located in a quiet location.
The house is comfortable in summer and winter: insulation, doubling of local stone facades, heating (wood and gas central).
A large covered terrace allows you to enjoy the outdoors while staying sheltered from the sun at the hottest hours.
The swimming pool (8mx4m, heated) is facing the view.
The ground floor, on one level, consists of a large living room / open kitchen (3 access to the outside), a living room (access to the outside), a bedroom, a bathroom and a toilet. The kitchen has all the necessary equipment. In the living room you will find a television and an internet connection (wired and wifi) for your mobile equipment.
Upstairs are two other bedrooms and a bathroom with WC.
The house has a surface of 105m² on a plot of 908m².

Wonderful house

Excellent house in very nice location, with excellent outdoor space by the pool. The kitchen is very well equipped and spacious, and everything works well. Very comfortable and peaceful, nice restaurant in the village and lots of amenities in Ruoms. Lovely walks from the house and further afield. Extremely relaxing stay, hope to be back.

Lovely Villa in Labeaume - would highly recommend!

Well located just outside of the village so very quiet and undisturbed. Very spacious and well equipped villa if you wish to cook or good restaurant 10 minutes walk into Labeaume. Friendly welcome from the hosts. We visited in October and the heating was very efficient, so if you are visiting out of season you will not be cold!

Lovely spot near World Heritage Site Le Chauvet.

A spotless, well -equipped, beautifully furnished house with a pool and a beautiful view across the Labeaume river. A short but somewhat steep walk down to the village and river. Several good restaurants and shops down in the village, along with a bakery where we were able to buy bread and croissants every morning. The house provided privacy with one bedroom downstairs and the other two upstairs.

Beautiful house & perfect stay

We had a perfect week at la beaume. The house is well equipped, and literally everything we needed was there in the kitchen! The pool was great and we loved the porch for dinners and games even when it rained. We had some troubles with te pipes and water in the the house, however after emailing about it, the next day a plumber fixed it. The surroundings and Labeaume are so beautiful. Highly recommended to have your holidays here!

We werden vriendelijk ontvangen en het huis is wat we ervan verwacht hadden, groot en met een hele mooie ligging in een prachtig dorpje. De grote keuken is ook erg fijn. We hadden enkel als nadeel dat het een volledige week erg heet was (boven de 40C) en met 1 mobiele airco ( een aantal ventilatoren) en alle luiken dicht bleef de warmte helaas toch nog erg hangen. Maar daar tegenover stond dan wel weer dat we gemakkelijk een afkoelende duik in het zwembad konden nemen. En binnen 10 minuten lopen sta je aan de oever van de prachtige rivier waar je een heerlijke duik in kan nemen. Zoiezo een prachtige omgeving!

Super woning, goed uitgerust maar hadden airco als voorwaarde geboekt maar geen airco, gelukkig daar twee weken geweest met verkoelende nachten! Wifi was slecht, bijna geen ontvangst. Keuken super ingericht met alles wat je nodig hebt ! Ligstoelen waren wel deels kapot (zelf hersteld met plakband) en we waren met zes voor 3 ligstoelen, jammer. Zwembad en privé-ligging super, kamers, badkamers zeer ruim en goed uitgerust ! Kortom, een aanrader !

Nachdem wir uns von dem Schreck einer tatsächlich nicht wirklich vorhandenen Klimatisierung - es ist lediglich ein älteres mobiles Klimagerät mit Schlauch vorhanden -(recht schnell) erholt hatten, haben wir uns in diesem ansonsten sehr komfortablen Ferienhaus sehr wohl gefühlt. Die Raumverhältnisse sind großzügig, ebenso die Außenanlage. Besonders hervorzuheben ist die große und hervorragend ausgestattete Küche und der große Swimmingpool. Die fehlende Klimatisierung lies sich durch den Tipp des Gastgebers, die Fensterläden, Fenster und Türen tagsüber weitestgehend geschlossen zu halten, gut kompensieren. Die Sonnenseiten des Hauses sind mit dicken Bruchsteinen gut isoliert. Wir können einen Aufenthalt dort sehr empfehlen.

Er was geen airconditioning aanwezig, was wel vermeld in de aanbieding. Bij 41 graden in de schaduw konden wij dat wel gebruiken. Internet en TV was niet ok. Hebben met de eigenaar moeten telefonisch het probleem in orde brengen.

Nous sommes désolés que nous n’ayez pas entièrement apprécié la maison alors que tous nos visiteurs précédents l’ont fait. À la rubrique Climatisation, l’annonce précise bien qu’il s’agit d’un équipement mobile. Elle correspond donc strictement à la réalité. Je rappelle que nous avons été contactés par la plateforme Abritel suite à votre réclamation concernant une panne du réfrigérateur/congélateur alors que simplement l’un d’entre vous avait coupé l’alimentation électrique de ces équipements.

Wunderschönes Labeaume

Gemütliches Haus im Ort Labeaume, eins der schönsten Orte Nähe Ardeche. Drei Schlafzimmer mit zwei Bädern und zwei WC. Küche mit allem! Angenehmer Pool. Bequeme Außenstühle wären toll kleiner Supermarkt fünf Minuten den Berg runter. Das Haus liegt oben, fussläufig oder Rad ohne Motor anstrengend.

Schönes Ferienhaus an der Ardeche

Der Aufenrhalt in Labeaume war sehr schön, das Ferienhaus hat unsere Erwartungen voll erfüllt. Komplett eingerichtet,toller Pool, absolute Ruhe. Zu bemängeln wäre lediglich das es kein deutsches Fernsehprogramm gab. Außerdem sind ab ersten September die Lokale in Labeaume in den meisten Zeiten geschlossen da die Öffnungszeiten stark eingeschränkt sind.

Tolles Haus in toller Umgebung

Perfect house in a perfect location

Beautiful and well equipped house. Location is fantastic. Short stroll to the river with one of the best swimming spots for kids in the area. The town itself is lovely but you will have to drive for groceries and bakery, which are located 5 km away. Communication was super easy and hand over no problem. Very impressed and our kids had a phantastic time in the pool.

Toller Aufenthalt!

Wir hatten einen wunderschönen Urlaub in diesem tollen Haus in Labeaume. Alles ist genauso schön wie auf den Fotos. Das Haus ist geschmackvoll eingerichtet mit einer super Ausstattung in der Küche. Das Außengelände ist wunderschön angelegt mit Pool und Sitzgelegenheiten sowie Liegestühlen. Der Blick auf das Tal der Beaume ist fantastisch! Sehr netter Empfang durch Emmanuelle und durchgehend gute Erreichbarkeit. Wir sind begeistert und empfehlen die Unterkunft sehr gerne weiter!
