The property has a security deposit of £50 for all bookings which include pets and £200 for all male/female bookings.. Enjoying a waterfront location with their own private mooring, these distinctive dockland styled apartments each boasts its own decked balcony overlooking the waterside, perfect for relaxation, soaking up the sun and watching the boating activity. The properties have the added benefit of a motor day launch free of charge (maximum of 8 passengers) available all year, except during the Whitsun and Summer School Holidays, which can be moored outside the property. However day boats can still be hired during these dates at preferential hire rates, direct from the owner. Not only are these properties close to the river but the owner has access to other parts of the river frontage so if guests have a valid fishing licence and bring their own equipment, they can fish easily nearby.
The properties are situated in Wroxham, which is well known as the ‘Capital of the Broads’ and has a selection of cafes, restaurants and shops within a few minutes’ walk. The wider area is also criss-crossed by numerous footpaths and cycling trails. One of the best ways to enjoy the Broads is on the water by motor launch, or take one of the organised day trips arranged by the neighbouring boatyard. On the water, the beauty of the Broads can be truly experienced with its extensive wildlife (ducks, geese, swans, spoonbills and herons) and its sleepy Broads villages with their pretty flint cottages and attractive churches.
The coast is within easy reach (12 miles) with lovely sandy beaches and a string of villages spreading northwards to the bustling sea towns of Cromer and Sheringham. Alternatively, Norwich is less than 10 miles away with its cathedral, castle, museums, theatres, excellent shops and restaurants. National Trust properties well worth a visit are Felbrigg Hall and Blickling Hall, both within easy reach. Nearest shops are 500 yards. Moorings for motor launches are outside the property and life jackets are available free of charge. Pet life jackets available on arrival for a refundable £10 deposit.

There is a £50 security deposit payable for bookings with pets in the party. This deposit will be take by the owner either by credit card, or cash on arrival and will be refunded on departure after the property has been checked. The owner may charge an additional £200 refundable security deposit for groups where the guests are all male, all female or all under 25, and in other cases at the owner's discretion.

Brilliant location in lovely Wroxham by waterside. Parking directly outside. Clean and bright property. However, top floor showers very poor in terms of water pressure and not helped by miserable old shower heads. One shower leaked leading to water coming through lounge ceiling. However easy to call out of hours engineer. No real comfy places to sit either in lounge or on balcony so came back pretty achy, although beds quite supportive and soft. Wouldn’t book again but would revisit Wroxham in a holiday villa instead.

What a great holiday.
What a great holiday. So nice to find somewhere that really does cater for 8/9 with plenty of space for everyone. We didn't feel squashed in, there was an ideal split of sleeping arrangements. Our eldest grandson and us old fogies could get away from the noisy little ones by using the ground floor bedrooms, whilst the younger children and their parents were on the top floor; the living quarters being on the middle floor, creating an ideal buffer. The top floor bedrooms/bathrooms worked well so that everyone had their own space, but the linked rooms arrangement meant the parents had ease of access to the children's rooms.
The number of balconies meant everyone could find a peaceful place to enjoy the sun. Hiring a boat for the day gave us a wonderful day out with moorings outside the apartment. We would recommend this holiday to anyone wanting to take their family away all under one roof. There was so much to do to entertain everyone close at hand.The weather was fantastic, we were so lucky as we went the last week of August.
One thing to improve would be the kitchen table. We could have been at sea at meal times. Didn't spoil the holiday though.

This was quite a 'different' holiday for us: The Sail Loft is in the middle of a busy boat charter yard and quite a landmark on the River Bure in Wroxham. The provision of a free day boat throughout as we were not visiting during the school summer holidays was a real boon. As we always try to have at least one boat trip during our holidays, this made the already roomy holiday house feel like a bargain.
The surroundings are perhaps not conventionally pretty with all the boatyard sheds and kit, extensive tarmac and stored customer cars and one balcony has a view of the refuse area. However, it was more attractive than expected, there's parking for two cars outside the house and a short walk into Wroxham which has many excellent facilities, particularly the Roy's of Wroxham food hall. The location for tourism was very convenient too with plenty to see and do within a very short trip on foot or by car (or a much more leisurely boat trip), from the city of Norwich to the coast for paddling.
The house was well equipped - we particularly valued the provision of fans in every room once the weather warmed up. The large oven was convenient for a big group but did take an age to heat up. This was the first time ground coffee has been supplied to us in a welcome pack and it was excellent.
The main downsides were that quite a lot of the attractions excluded dogs (although they were welcomed in some surprising places such as Norwich Cathedral) and the engine on the day boat is not quiet (although of course this encouraged lowest possible speeds) I can imagine that some might struggle with the house with steep stairs and the open access to the water at the front, but it worked well for us and I would recommend this accommodation.

A cracking place to stay in. Well equipped & very clean & tidy. The use of the boat was an added bonus. It’s very spacious, although with 9 people in it the kitchen can become a tad cosy but that’s a minor niggle. All in all a great holiday for the great grandmother, grandparents, kids & grandkids.
