A footpath through the owners’ farmland leads directly to the sandy beach, great for families.. All on the Ground Floor:

Small enclosed lawned garden with sitting-out area, garden furniture and barbecue. Horse livery available by prior arrangement. Wheelchair access. Private parking for 2 cars. No smoking. . Ysgubor Uchaf (ref 29517) and Hen Ysgubor (ref 29518) are situated further up along the farm’s private lane. Hen Ysgubor is a ground floor apartment situated below Ysgubor Uchaf which is the first floor apartment. They overlook the beautiful Mawddach Estuary, just off the coastal road to Fairbourne. Both properties are close for the beautiful Mawddach Estuary footpath and coastal trail/cycle path and direct access from the farm leads down to the golden sands of Fairbourne beach or across the Victorian bridge to Barmouth.

If you wish you can just relax, enjoy a spot of fishing nearby, or the more energetic can enjoy family walks in the idyllic scenery in this Area of Outstanding Natural Beauty in Snowdonia National Park. The family run pony trekking and equestrian centre on-site is just on the north side of the farm with menage (arena) for lessons, and riders and complete beginners are catered for. Holiday stabling is available by arrangement should you wish to bring your own horse. Shop, pub and restaurant ¾ mile.

Enjoyed but be aware
Be very aware that this is on a campsite so can be busy. For me the biggest issue was that I had missed that there is further accommodation above the property so that it is an apartment rather than a cottage. We had people above for only 2 of our 7 night stay which I was very grateful for. The sound of walking is loud and constant which ruins the quiet. I also to say I was disappointed as the pictures of the interior are rather flattering however if the weather is good you aren’t in much as the outside area is a sun trap and you can close the gates to contain dogs and children. The place is very well equipped and comfortable. The big win was the location - great if you like a good walk as you can get to Fairbourne and Barmouth by foot and there is a great train service to other places such as Aberdovey. I did have a great holiday in the end which is why I gave an overall 4 stars

We had the pleasure of staying here for a week in late July.
We had the pleasure of staying here for a week in late July. It was a last minute booking following the lifting of lockdown and and we were understandably a little nervous. However, the cottage was utterly spotless on arrival, completely sparkling clean. We were left with plenty of cleaning products, handwash and so on for our use as well and there were clear instructions on how to deal with used linen on checkout. We were a smaller group but it would certainly be comfortable for a group of six. The kitchen was well equipped and had decent appliances. The dining table was large, the sofas comfy and I understand that in normal times, the owners leave a stash of books and games for guests. The beds were ridiculously comfortable with lovely, soft linen and the shower was one of the most powerful we've had in a rental cottage. There were a few minor drawbacks, for example, some of the decor was a bit old fashioned / tired. The wifi was also a bit temperamental. However, it's clear that the owners are working through updating and a couple of older pictures don't really matter when the key furniture (beds, sofas, kitchen fittings) are such good quality. Other reviews mention the noise of the upstairs apartment but it was minimal. We were aware that there was a large group staying up there but we were not disturbed at all. The location and views were great, incredibly quiet and really convenient for all that the area has to offer. Review independently collected and verified by Reevoo

We had an absolutely fantastic time over Christmas.
We had an absolutely fantastic time over Christmas. The owners made us very welcome and provided a Christmas tree and decorations too! Stunning views and beautiful walk down to the beach. Will definitely be coming back in the Summer
