The Dunes is a very spacious, beautifully furnished and decorated 2 storey casual timber beach house with all mod cons nestled amongst the tea trees but enjoying sun all day. Treeline views and only a short drive from Blairgowrie and Sorrento. Walking distance to fabulous back beaches and to die for views from the sand dunes.
Sleeps up to 18 in comfort so absolutely brilliant for that landmark celebration or for a wonderful family get to gether. It is also often used for executive retreats and corporate team building. There are 2 huge separate lounge areas, 2 dining areas, 4 outdoor deck areas and 3 bathrooms. There is a huge and inviting open fireplace, with plenty of wood provided. Perfect for snuggling up next to with a bottle of red or a good book. There is ample off street parking for 5 cars and even room for a boat.
Just pack your bags and arrive!
We've thought of everything. There are books galore, toys, massive bean bags and DVD's for the kids. The upstairs rumpus room is enormous and great for groups of people wanting to chill out and getaway from it all or for the kids to run around in.
They will never want to leave, there is also an outdoor table tennis table down in the back garden and a Foosball table.
There is tea, coffee and sugar provided plus all the little things that make a difference like, oil, vinegar plus kitchen necessities.
The supermarket in Blairgowrie is very well stocked with loads of fantastic deli items and the closest convenience store is 1k away. You can walk to the back beach from the house in less than 10 minutes, through the National park. It's a great surf beach and at low tide the rockpools provide endless hours of entertainment for the kids - they are even big enough to jump in. This local beach even has a huge sand dune to climb up and run down. The views from the top are nothing short of spectacular
Ideal for family and friend get- to- gethers
The Dunes is huge! There is ample room for 3 or 4 families or a group of people sharing.
Downstairs there are 2 bedrooms. One large king size room and another with 2 king singles which can be zipped together to make a king bed.
A modern kitchen and dining area overlooking a sunken lounge which leads to a second dining area and an outside entertaining area with seating for alfresco dining for 18
Downstairs there are also two beautiful bathrooms, (one with a bath) plus an outdoor shower.
Upstairs there is another king bedroom with a tri-bunk (a double bed on the bottom and a single on top) in the same room, one twin room with 2 single beds and one enormous bedroom with 3 sets of bunks, one of them a further tri-bunk. There is also another bathroom upstairs with a hip bath and shower.
All beds have doonas and pillows, just bring your own linen (top and bottom sheets, pillowcases and towels). Alternatively linen and towels can be provided at a cost of $60 per single bed and $80 per double or king (per booking).
There is also a very large second sitting/rumpus room upstairs.
There are 4 sofas in the house, so plenty of room for all to sit and relax.

The property was perfect for our family which was a large group.The separation of the spaces and the tier level meant that the kids were able to have their own space.The place is equipped with everything you need for your holiday.
We had a fantastic stay in Blairgowrie. The house was great, lots of room for 3 couples and kids. Well equipped, clean and good layout. Great location too, the back beach was beautiful.

Thanks so much for this glowing report. We continue to strive to make The Dunes the very best large accommodation in Victoria and are so glad that this seems to be paying off! In fact Getaway is running the segment on The Dunes again this February as a result of the great feedback from guests.
Beautiful property, amenities provided is excellent.
The place needs a good deep clean and the couches downstairs needs to be replaced or a good stream clean required.
Overall great home for a large group of family and friends to bond and relax ☺️
Cosy place for the winter. Fireplace was a nice touch. Plenty of room. Would love to come back in summer.

Nice house and great location. A bit disconcerting to see the long list of rules that apply with threats of being fined by the council (all received after we paid the full amount) but we worked around that. Definitely need to be allowed to park more than 5 cars in a house that sleeps 18 people.. also be prepared to have to deal with your own rubbish as the recycle bin was full to the brim when we arrived.

So glad you liked the house - unfortunately the council rules apply to all the houses on the Morington Peninsula (including how many cars are allowed to be parked) and our hands are tied. It's the council who makes the rules and fines people - not us!
Good spot for a big family to stay.

There was rubbish under the beds and in the side tables. So just needed a more through search while cleaning.

Awesome set up for our large family group who came together to celebrate a special birthday. All ages were well accommodated for with plenty of in-house activities and plenty of space. Despite being instructions left for us on how to walk to the beach, it was confusing, arduous and a long trek. Otherwise, we were thrilled with our accommodation and would happily stay there again if the situation arose.

Although listed as pet friendly the property is not fenced at all, so dogs restricted to inside unless we were with them
The house is aged and could do with a thorough clean

It’s a huge property with enormous gardens and part of the feeling of space is due to it not being fenced.
Appreciate the cleaning comments - we have now changed our housekeeping team.
A lovely, if slightly aging home in a fantastic location. A few creaky floorboards and old carpets but these are minor gripes. For a large gathering of family, with kids from 10-18, it was perfect. Lots of great and well appointed areas to sit and chat in, new bathrooms with great showers, and a very well appointed kitchen. The kids were able to entertain themselves with games and fast wifi, the TV with Foxtel kept the older ones up to date with their sporting teams, and the amazing (if sightly hard to get to) back beach is well worth the bush-bash to get there. If you've got a large group and want a cozy, family-friendly stay where you can still feel like you're not in each other's pockets, this is perfect.

Large property ideal for family groups - place is very tired and in need of an update
We enjoyed our break at this property overall however feel its important to balance this with the tiredness of the house and furniture. A family member described the overall place as "manky". We focused on enjoying our break but the value and quality of this property does not align with the price and therefore we would not book again. The comms and engagement with the building managers were excellent though.

Huge property, nice location
We stayed for 2 nights over the summer break - 3 mums and 6 kids. The booking process was smooth and helpful. We loved the layout of the house, there were ample bedrooms for everyone, and the 2 dining areas were great- we could put the kids in one area and us in another. The outside deck was amazing, and the backyard was great for the kids to roam around in. The location was also good, we could walk to the back beach, it took about 30 minutes. The king bed in one of the bedrooms separated into 2 single beds which was handy. There were 2 entertaining/ tv/ rumpus areas which were good- again kids in one area parents in another. Unfortunately the DVD player didn't work when we were there but the kids were happy to watch a movie on Foxtel anyway.
We were a bit disappointed in the condition of the house, there were a few issues with cleanliness and maintenance, which I have been informed have been fixed since our stay. One strange thing- the lamps beside the beds either didn't reach the electrical socket or didn't have light bulbs supplied. Again its not a big deal, just a bit odd and meant the lamps did not function apart from as a display.
Overall we had a good stay, we did have some issues with cleanliness of the property and some basic issues such as the dishwasher leaking, locks not working in one of the bathrooms and the dvd player not working.

We are always most grateful to guests for comments which allow us to ensure that the property is maintained and presented to the highest standards. In this regard, one of the aspects which we particularly pride ourselves on is reacting immediately to any issues which might arise. Both in our Terms and Conditions and in a notice at The Dunes we ask that if any of our guests have any problems whatsoever that they contact us at once so that we can address these straight away through either our cleaners or on call team of tradesmen. Unfortunately in this case we were only contacted after the guests's stay. The dishwasher had been working perfectly up until this stay and was repaired the day after we were told about it. The DVD player had a disc wedged in it from the previous guests-who left on the day of the current guests arrival- and this has also been repaired. The bathroom lock needed only a minor adjustment and this too has been fixed. We have taken on board the comments regarding the table lamps and there are now 4 new table lamps at the property. All bulbs have been checked. Had we been informed of this issue at the time then we would have rectified within an hour along with any perceived cleanliness issues. Finally, the walk to the virtually private back beach should ordinarily take no longer than a gentle stroll of 15 minutes- however having had young children ourselves we can only surmise that this must have stretched out by the time all distractions along the way were factored in!
Great house for large groups, well equipped kitchen and separate living area for the kids.
Short walk to the sand dunes.
Highly recommend.

The Dunes is cleaned for a minimum of 5 hours before each guest arrival and we do ask guests to let us know if there are any issues which we can sort for them whilst at the property. I'd encourage any potential guest to read the hundreds of other positive reviews this lovely beach house has had over many years.
Book with caution. The owner is extremely difficult to deal with and will not offer you a credit or rebook your stay if you are unable to go due to COVID19.
We are a group of 4 families that go away every year together, this year COVID ruined these plans twice. It was out of our hands and still the owner would not rebook us in or refund our money, really devastating after the year it has been. We feel like our hard earned money has been stolen. I do not recommend booking with this property at all.
