We had a wonderful week at Xanadu cottage. The welcome of rum punch and banana bread was a sign of the good things to come! We enjoyed the privacy and quiet location with steps to the private beach / sea access which had super snorkelling and a quiet place to relax. Daily housekeeping was a real treat and gave us the restful break we had hoped for. Linda and Simon were wonderful gracious hosts too, thank-you. We only wish we could have stayed longer.

We stayed at Xanadu for our anniversary and had a great stay. The staff is very nice. The private beach deck and plunge pool were great. Being able to walk to Rock House for lunch or dinner was also convenient.

We really enjoyed the Xanadu guest cottage and the private location separate from the big guest house. The private deck area and plunge pool were amazing. The cottage and surrounding landscape and outdoor areas were very clean and well maintained.
My husband and I were celebrating our 30th wedding anniversary. We had an amazing vacation. The Xanadu cottage staff was amazing and the view was incredible.
We just returned from Xanadu, an oasis like bungalow nestled in the pristine estate of Samsara. The ability to snorkel right of the beach was magnificent, as was having the gorgeous tennis court just a few feet away for early morning games. The staff were attentive and kind and we felt very well taken care of a Xanadu. We truly loved our trip to this cottage.

My partner and I enjoyed a wonderful stay at Xanadu. The Xanadu Cottage is part of the larger Samsara property — all of which was beautifully maintained and situated along a private stretch of TCI’s gorgeous coastline. We were looked after by a warm housekeeping staff and our concierge, Rhiann, was attentive and beyond accommodating. Xanadu is close to grocery stores, fine restaurants and Grace Bay while still feeling very private and secluded. We would love to stay there again.
If you DO NOT stay here in Turks & Caicos, you're making a mistake!
The property is beautiful and from the time you arrive to leave you're treated like royalty. Food and drinks on arrival, staff is beyond friendly, drinks at checkout, and all the amenities you could need! This property is unlike anything else on Grace Bay as you have multiple options to utilize; personal beach, pools, day bed overlooking the ocean, outside bars, etc.
Also Rock House is literally right next door and only a 2 minute walk. We walked their every night for dinner and sunset.
I can't say enough great things about this trip and visit, we will be back! It is the best resort and value on the island!

My wife and I just spent 6 days there and loved it! It is such a nice place. It isn't very big but it was all that we needed. We loved that it has a full-size kitchen. The weather was great (mid to upper 70's) so we could open the 2 double doors in the living room and see the beautiful plunge-pool area. Every day we would take the short walk (less than a minute) down to the lookout point where we could see the ocean. This guest house has some small beach access but the water is usually a little high to use that unless it is low tide. The cleaning ladies, especially Yamali, were wonderful. They asked us daily if we needed anything. Yamali greeted us at check-in with rum punch, fresh guacamole, and veggie plate and was there at checkout with morning cocktails. I love the location of this place. It only took about 10 minutes from the airport and only about 10 more minutes to all the cool restaurants and shops in Grace Bay. There is also a wonderful restaurant a short walk away called Rockhouse with a smaller more casual lower area called the Cave Bar. We can't wait to go stay at Xanadu again!

We stayed in the Xanadu Cottage at Samsara for 9 blissful days. The cottage sits on a larger property adjacent to the much larger Samsara Villa.The cottage is very comfortable and well appointed with a king sized bed in the airconditioned bedroom, a very nice bathroom, a large living area with a kitchen at one end and a beautiful private deck and plunge pool. And, there is a path down to a private beach hangout.All of that was wonderful but the real treat was the staff. Yamalli and team were very attentive while not being intrusive. They went out of their way to provide treats and guidance to us and generally made us feel special.If you stay here, I strongly recommend a rental car as restaurants and other island attractions are not within walking distance. There's a secure gated entrance and private parking to make that easy.And, finally, Linda provided us with solid directions and communication.We've stayed in many short term rentals and own one ourselves and can confidently recommend this cottage for a wonderful stay on Poividencailes.

Despite the listing of "idyllic", this property is far from idyllic due to nearby construction. There is major construction going on next to the villa. Be prepared to hear heavy equipment along with other constructions sounds all day. It was a grave disappointment. The listing agent should failed to mention the ongoing noise, from 7am to 5pm (all the daylight hours in December).

We are saddened and disappointed your review of Xanadu does not mention the lovely cottage, the beautiful beach or the cottage’s exclusive amenities you got to enjoy. We would like to point out the factually incorrect statement of “major construction going on next to the villa” as neither of our neighbours – Reef Tides or the private villa the other side – are having any construction work.
We received your comments on Thursday of your visit and did acknowledge construction in the neighbourhood. The real estate market in Providenciales is booming and this is leading to some construction in most neighbourhoods. The concierge and reservations team swung into action, after your email and within hours had got permission to offer you the flexibility of early check-out and refund. We are unsure why you waited until Thursday to contact us given the vehemence of your comments. Xanadu is one end of seventeen miles of near perfect white sands, voted the world’s number one beach for several years, where there is a spot to please everyone looking for a beach vacation.
We would like to take this opportunity for future guests take a look at Rock House – they have released their December update:

This clearly shows Samsara is not neighbouring the property and shows Rock House finalising the hard and soft landscaping and internal work ready for their early 2022 soft opening. By mid-2022, Xanadu guests should be able to enjoy the 5* restaurant and bar a not much more than 10-minute walk.
Please do get in touch with the concierge team. They reached directly after your stay but have not heard from you and would be delighted to chat more.
This guest house is very lovely. The workers are kind but very present all day long as they walk behind the mini pool all day and look into your residence each time they pass by. I would not call this place private. It was uncomfortable and awkward the majority of the time. This guest house is above the staff laundry and kitchen working area that services the main house so you hear laundry all day long. They were even spray painting furniture and sanding deck chairs for the main house a lot of the time. Even if the sign on your door says “privacy please” they still knock and come in. There is AC but ONLY in the bedroom, however, it is very comfortable to have in the one room for sleeping. The living space is open air but the mosquitos are overwhelming. The refrigerator did not work and when we did inform the staff she did not seem to understand and simply smiled at us. We had to put everything in the freezer which ruined most of the food. The staff would kindly bring fruit and yogurt plates that seemed to be left overs from the main house. The “private beach” was very disappointing as it is a 10ft by 5ft sand area that can be accessed between 1pm to 4pm only as the high tide swallows it up. The water is nice but you must wear reef shoes to enter as the seabed is covered in sharp pieces and is not swimmable or walkable unless you have reef shoes. Over all, this place was adequate but you must have a car to get meals or travel to the beaches that are actually usable.

Xanadu is part of our private, four-acre beachfront retreat, and while a little light maintenance is sometimes part of life here, it also means we can respond quickly — like when we were able to fix the refrigerator the same day you let us know.
As mentioned in our pre-arrival notes, some of our wonderful housekeeping team are hearing impaired. For anything you need during your stay, we always recommend messaging the hostess directly so we can prioritize your request without delay.
We hope the easy access to the tidal Xanadu cove, the shaded beach decks, and the nearby stretches of beautiful coastline added to the spirit of island adventure! Thank you again for choosing Xanadu — we loved hosting you and hope to welcome you back to paradise soon.

Xanadu was an excellent property!
Beautiful stay at Xanadu. This Cottage has everything a couple could need.. and is so well stocked! I think our biggest regret is that the hot tub listed was by error and there is no one to discuss any issues with on the property of Samara. There is no phone number to call for help or emergencies on the property. For example, on our last full day, Saturday, we were sitting on the lanai having our coffee. A gentleman pulled up in a truck (obvious pesticide company by the hoses and tanks. He pulled away but returned in 5-10 minutes and starting spraying all the trees by us without warning! Yet he was well protected in his gear!
The 2 people there on most days, Nari and Wildeli were excellent and so sweet, but there is a language barrier.
I thought the emails I sent to the “Concierge Team” were poorly handled with abrupt responses and never an apology for their listing being wrong, as there was no hot tub. The small infinity pool with jets was very nice and refreshing but we wasted 2 days trying to get the “heat turned on”.
Further, it should be known there is no view of the Caribbean from the cottage and there are several stairs to access the cottage. Which for us was difficult after my knee surgery. And the walk down to the beach (which was breathtaking!) was difficult for us, as well.
Overall, I’d go back to Xanadu in a heartbeat, knowing what I do know now. But, I’d be sure that my physical stamina was better and a hot tub was not needed for my therapy.

Beautiful, great beach access, but Not ready to rent
Yamali and Wilma were extremely helpful and did a great job trying to make our stay incredible.
We planned a secluded, quiet, and relaxing week at SamSara/Xanadu. We did not get that.
We received an email stating the cottage path to the beach was unavailable due to construction. We were offered upgrades, access to beach cove/toys and tennis courts. Then we received a second email stating the work was completed and we would no longer be given any upgrades. Seemed odd to offer then take away.
Upon check in on Monday, Oct 2nd, the temp in the cottage was 86 degrees. We contacted Yamali who had maintenance out quickly. Later that evening we realized the cottage did not have hot water.
On Oct 3rd. The crew came out again. We were told the water heater had been replaced. Unfortunately, we still did not have hot water. On Oct 4th, day three without hot water it was fixed.
We received an email stating “We do not have another one bed unit - we are not a hotel. We would like to provide access to a suite and hot shower.” No kitchen, just access to the suite for hot shower. Thankfully we did not have to shower in the suite.
On Oct 5th the air conditioner was replaced as it never went below 76 degrees.
We were under the impression that the work to the Villa had been completed, so we were surprised to find construction material, loud noises and men working early most mornings.
Due to all the inconveniences I believe compensation is due.

Loved we were created, shown around the property and even had drinks and homemade banana bread waiting for us. Also loved that there was a daily housekeeper
Everything about our stay at Xanadu cottage at Samsara was perfect! Yamali did an excellent job as our concierge and was very attentive to our every need. I definitely recommend the conceirge option to have our fridge pre stocked, so our arrival was stress free! The beach is amazing, and we went snorkeling right from the Samsara beach. It was beautiful!

A lovely hideaway in a great location
Xanadu is a private single house in the larger property of Samsara. With its own plunge pool, deck and well fitted kitchen, there's no need ever to step outside but then you'd be missing the views of the ocean and the warm waters of the Caribbean which you can enjoy at the house. Its location on International Drive is perfect to access all the delights of Providenciales, close to the airport, beaches and restaurants.

Perfectly Private Getaway
We spent a week (again!) at Xanadu cottage.
The cottage is spacious, clean, and comfortable. It has a lovely deck area to relax on, enjoy al fresco dining, or immerse yourself in the beautiful slate pool. The beach area is spectacular and we enjoyed daily snorkeling just steps away and lounging in the sand. We also enjoyed having a private sun deck area to ourselves with the beach just a few steps down from there. Linda is wonderful and makes sure that everything is to your satisfaction. She has a top notch staff that are so welcoming, friendly, and accommodating. Highly recommend this property. You will not be disappointed!

Why they chose this property
Samsara Estate was created by owners who fell in love with the island. They purchased the original duPont estate on the most prominent hill of North Shore which used local materials including coral stone walls and hard wood lignum vitae cathedral ceilings. Kip duPont offered his family and friends ‘pod suites’ scattered across the hilltop to enjoy the unforgettable Caribbean sights and sounds. This has been reflected in Samsara by the estates’ low build, sympathetic to the contours of the land and built with the same materials used by the duPonts, respecting the true essence of the island.
What makes this property unique
All surfaces are paved with local coral stone, and mature hardwoods are used, including that of some of the oldest lignum vitae on the island. Known as the ‘tree of life’ it is legendary for strength, being so dense it sinks in water, a materials said to have been used in the Titanic’s anchor hawsehole. The design prioritizes environmental sustainability, ensuring a minimal ecological footprint while embracing the island's natural beauty
