Located in the quiet enclave of Nulkaba, Fletcher House is a beautiful, 6 Bedroom 2.5 Bath property on five park-like acres with views of both the Watagan and Brokenback mountains. Perfect for your next large group family holiday, milestone celebration or wedding accommodation, this home will accommodate up to 12 guests and is furnished in an elegant contemporary country style.

Fletcher House features a large light-filled open-plan dining and living areas with a fully equipped kitchen with dishwasher, microwave, oven, gas stove and Expressi coffee machine with views out to the pool. The kitchen and dining areas open out to a large covered outdoor entertaining area with bbq and pizza oven so you can enjoy the best of the outdoors both day and night with a glass of Hunter vino in hand. This is a property to be enjoyed all year round with reverse-cycle air-conditioning and ceiling fans to living and sleeping areas.

Only 8 minutes to the Hunter Valley Gardens, 4 mins to Hunter Valley Zoo, and 6 minutes walk to Simply Divine Nursery where you can enjoy a delicious breakfast, or Potters Hotel Brewery for lunch or dinner and taste their craft beers. Ernest Hill Wines, Hungerford Hill Wines, Muse Restaurant, Peterson’s Champagne House are all under a 5 minute drive from the home.

The games room boasts a pool table, table tennis and a 50” TV, so sink back and relax in the comfy sofas and bean bags and catch your favourite movie.

For the warmer months, lounge beside the sparkling in-ground pool and take in the views of the manicured lawns, dam, fruit orchard and olive trees. This large yard is pet friendly which means your best four-legged friend doesn’t have to miss out on all that Fletcher House has to offer!

Please note that this property IS pet friendly; we permit a maximum of 2 dogs at the property at any one time. A $30 per pet fee is applicable for all bookings that include pets.

For those that are staying a little longer, the property is equipped with a full guest laundry.

Weekend - minimum 2 nights, 10 guests from $1319 per night (Thu-Fri, Fri-Sat or Sat-Sun)

Additional adults $100 per person per night
Additional children 2-13 years $64 per person per night
Infants under 2 years free of charge
A $30 per pet fee is applicable for all bookings that include pets.

Please note that a $40 booking fee is applicable for all bookings made.

SECURITY DEPOSIT
A security deposit/bond of $1000 is required for your stay and is payable as a credit card pre-authorisation. This will be processed approximately 24 - 48 hours before your arrival, so please ensure the funds are available at this time.

3 night minimum for long weekend, Easter, Xmas and New Year bookings
Concerts weekends in the Hunter Valley do have a set minimum to stay and may attract a surcharge

A 1-night stay may be accepted at discretion of Management within 14 days of the prospective arrival date. A surcharge is applicable on the 1-night stay, this will be calculated by our staff and quoted to you before the booking is confirmed.

Weekend Public Holiday, Easter, Christmas, and New Year periods require a minimum 3 night stay full weekend rate.



Concert and special event weekends in the Hunter Valley will have a set minimum night requirement to stay and may attract a surcharge.

Beautiful property

Beautiful property perfect for a large family with 6 beautiful bedrooms. The pool was fabulous on those warm days and the games room gave the family much enjoyment. The large grounds around the home was perfect for our little dog to run around with the family. Would definitely recommend and we will return again

We stayed here with a group of friends and our dog. The house was large enough for our group and the flexible bedding configuration was great. The games room was fantastic. The outdoor area could do with some TLC and some wifi would be helpful as mobile coverage was not great. Overall we enjoyed our stay and would go back.

Great Ladies Weekend away

The house was very clean and spacious , they had a great gaming room which we didn't get time to use because our stay was too short. The only thing was the property didn't have wi-fi but they end up going out of their way providing it for us which we were very happy with their service.

Family Getaway

We really enjoyed our stay! The location was fantastic, and the games room and pool provided plenty of entertainment. The property offered ample space with spacious bedrooms, and the AC and fans kept us cool throughout. It might be helpful to add a couple of extra dining chairs to comfortably seat 12 people. Additionally, the property could benefit from some maintenance—specifically, the WCs were running, and the bedroom doors need adjustment as they didn’t close properly.

Christmas get away

This property was great for us. Plenty of room for the kids and family to be together or break off and have time on our own. It's a country house with room to move. Management were responsive to a few issues we had both on arrival and during but were quick to attend to our needs and requests. Great for family to get away during the warmer months and close to the wineries if you wish.

Christmas break

We had a great overall stay at Fletcher House over the Christmas period. Checking in was simple and we had no issues. We were very impressed with the size of the property as it had a wonderful and impressive driveway to show off the huge garden and grounds. The house itself was huge, clean and was more than adequate to meet our needs for our party of 2 families. We were delighted as we asked about providing a Christmas Tree as we had Santa visiting for the kiddies and the owners were only too happy to oblige. All bedrooms were tastefully decorated and beds were setup to our request. The kitchen, looked small from photos but in reality was excellent for our needs and provided all the utilities we would need. The living areas were brilliant and with the addition of AC and fans kept all of us cool through the hot and humid conditions. The play area and games room was huge and again AC was gratefully provided. The big bonus for us was the outdoor pool which again was bigger than it looked from the photos. This was a godsend and kids and adults all benefited to cool off during the hot periods. Overall Fletcher House has been a great stay for our group and we would highly recommend this for a getaway to the Hunter Valley. The owners were very responsive to us and all I can say is that we were sorry to leave as it became a home from home for our stay.

We had a large group (10 Adults 1 Child) which made this place ideal. Spacious rooms, comfortable beds. The kitchen was well stocked with crockery, cutlery etc., there was even milk in the fridge and a great range of tea/coffee supplies. Ample dish washing liquid and dish washer tablets.Every room was spotless. The games room was a hit, between playing Kelly Pool and Table Tennis, there was fun for everyone. Probably the only thing that was a let down, was the lack of WiFi. Normally this would not be a problem, but we all had only one bar of coverage on our phones, the phone reception in the area (Lovedale, Pokolbin and Nulkaba) was very poor.I don’t want to end the review on a negative. We all had a great couple of days exploring the region. We all left with smiles. Thank you Fletcher House for giving us a Home away from Home!

Perfect escape with friends and family

The property size was amazing and catered perfectly to our group of friends and little babies. Both indoor and outdoor space was plenty and the location of the property was within great distance to many local Vineyards and the hunter valley gardens. Only issue was the smell from the bathroom drains which remained throughout our stay. Hopefully something that can be sorted as otherwise both rooms and living areas are very well maintained.

No what you expect

Stephanie, just to let you know there were a few issues with the rental. Firstly, no gas and both bottles empty - needed to wait for maintenance to replace, very frustrating when there are 2 bottles. Secondly, the BBQ has no temperature control once lit (which is very difficult), also cannot be turned off as knobs won’t control flame so we needed to remove the gas connection from the wall bayonet- very frustrating. The area outside under the patio is covered in oil stains caused no doubt by no drip tray on the BBQ. Making sitting outside unpleasant and smelling so the flies love it. Thirdly, we paid to have dogs knowing there was a dog run/fenced of dog area, this hasn’t been mowed all season so putting dogs in there is a no go. Lastly, the pool gate does not automatically lock as the pole is loose, not great with young kids and no doubt illegal, an no it’s not a new issue just not being checked prior to guest arriving. Would love to send you some pictures but no way to attach here. The house itself is lovely but when you rent a place for the family you want to facilities mentioned to be of an acceptable standard. Needless to say, not a great place to stay.

Awesome place with lots to offer

We had a great stay at Fletcher House! The pool was perfect for summer, we loved making homemade pizzas in the oven and had so much playing table tennis and pool in the games room. Rooms were comfy with beautiful decor and lots of space for everyone. Management were responsive and very accommodating of our requests. Highly recommend Fletcher House!

Fabulous Hunter Valley break with family
