Relax on our Lazy Boy furnished dock that stretches over the Manatee River for beautiful sunset photos, fishing, kayaking & soaking up the warmth of the Sunshine State. You may use our 9 kayaks and 7 paddle boards to fish and adventure on the Manatee River. I would be happy to take you on a kayaking & paddle board tour for no extra charge!

Extra Guest Rates & Rules

Having extra guests on the property to attend any gathering costs an additional $2,000-$5,000. This fee can be paid on arrival and includes access to the
3,000 square feet of outdoor covered space including the big tiki hut,
3 stall luxury restroom trailer equipped with AC, stereo, paper towels, and TP,
Silent disco equipment,
Industrial fridge,

Here is a short list of rules we have for having extra guests and renting premium amenities.

All outside music must be off by 10pm. You can play music in the game house after 10pm

75 people is the max limit for any gathering.

Occasionally parties have gotten out of control, so to help you prevent this issue, an off duty BPD Officer must be hired for security. Having this nonintrusive officer standing at the end of the driveway relieves your duty to unnecessarily deal with police being called during your special day.

If you are serving liquor you must purchase a liability policy you can buy online for about $150. Internet search K and K insurance for coverage options. Email me your certificate of liability insurance 30 days prior to arrival with Don Power as the beneficiary.

An additional $1,000 deposit will be required for having extra guests at the home. If any house rules, extra guest rules, local noise ordinance laws, or excessive wear and tear on the property and home occur, your deposit may be forfeited. If no rules are broken, the deposit will be returned within 5 days of check out/visual inspection of the property.

All set up and take down of tables, chairs, decorations, etc. are your responsibility.
