Great location and convenient walking distance to restaurants! Little hiccup with air conditioner towards the end of trip, called in and they had some one there promptly. It did end up not working again the night before we left, but we were checking out the next day which wasn’t a big deal! We will return to this condo again next year! We do recommend this condo!

Great Stay - Afain

We have stayed in this complex for several years now. Although this and other units are a bit dated, they are very clean and comfortable. Excellent proximity to many great restaurants and a beach and sunset view that’s hard to beat.

Excellent stay

From the moment we got to Indian rocks beach we was in love. I love the smaller town beach vibes and it was just what we wanted. From the moment we got to the condo and walked in everything was very clean and we loved everything about it. We had zero issues. Beds were very comfortable. Both my kids 7 and 13 had a wonderful time. The only thing I can recommend is a shade or better curtains over the balcony window as it is extremely bright in the evenings. We spent the majority of our stay at the pool and the beach and we cooked most of our meals. The condo had everything we needed!! I can’t say enough about this place. It was quiet and the perfect stay. Many mornings were spent waking up and walking down to the beach, it was very peaceful and dolphins visited most mornings and evenings. Thank you

Just OK

Good location with view of gulf and location to restaurants/shops. Furniture (beds/living space/balcony) not the best, very uncomfortable. Wi-fi was abysmal, little to no connection on balcony and inconsistent connection through interior space. Access to beach and pool was great and the other people renting in the building were very nice and friendly.

Family vacation

When we arrived at the condo, the man was still cleaning. The fan did not work in the living room and the toilet was running. When we called, the property managers were quick to call back and had someone out on Monday. Overall a wonderful vacation!!

Fantastic property in an even better location!

Everything about this property was 5 stars. We stay in IRB and / or Clearwater 2x a year so we have lots to compare to. Everything was clean and well stocked. The beach goodies were better than any property we have stayed at in the past, plenty of chairs, umbrellas etc. location is outstanding, very walkable if you want, but also parking available at local stores and restaurants if you prefer to drive. The beds could be more comfortable but it is on par with all the beach properties we have stayed at in the past. The pool was always clean and nice to have when the kids needed a break from the beach. Prior reviews talk about ability to hear upstairs neighbors. Again, on par with every location we have stayed it in the past-it comes with the territory on a beach condo rental and was not bad at all!! We’ll definitely be back!!!!

Needs lots of repairs

Peeling and separated flooring, peeling paint on door, clogged sink, wheels broken on dish washer tray. Are these acceptable for a "Premium" property?? No to me !! This place needs a lot of work.

Location Excellent

Third floor overlooking the Gulf from the patio is very nice. Furniture and some appliances seem dated. the dishwasher does not clean very well. Water to/from the refrigerator leaked under the floor boards. Owner may not have invested much in maintenance and upkeep as current problems noticed during this vacation have been mentioned before. This does not speak particularly well for the management company, although the check-in process was easy.

A lovely condo that needs just a few tweaks!

Let me start by saying my husband and I travel a lot, and frequently stay in the same location, and the same condo complex, when heading to the beach. This year, due to Hurricane Ian, we had to make a change in location. We felt very lucky to find this gulf-front condo only a couple of months prior to our vacation. It’s been recently remodeled and is stunning. However, upon our arrival, we noted that the balcony was missing furniture. Ack! We love sitting outside in the evenings. We emailed with no response other than “Thanks for letting us know.” So, we called and within 48 hours, we had furniture. So, GREAT response time on that! (Rosie was wonderful to work with us!) We also had a quick response for how to use the app-based Roku TV (from Rosie again!). If you aren’t familiar with using one, look it up prior to arriving. We had no clue. I’d suggest the owners or property manager leaving a set of directions for folks, too. The condo is spacious and would be great for a family or 2 couples. It’s within walking distance to several restaurants. The beds are so comfortable. Both are King sized and have built in lights on the headboards. So, truly a lovely place. With a few “tweaks” this could be an absolute jewel of a place and we’d consider returning. We didn’t enjoy being next to a public access, but that might not be a big deal to some folks. Here are the tweaks I’d suggest for the owners: - Replace the Keurig. The one in the condo did not work and we’d already purchased K-Cups. We used the traditional coffee maker but we expected the Keurig as it was mentioned in the description. - Provide startup laundry detergent and dishwasher detergent - Upgrade your beach chairs. We had one that was nearly broken that we replaced (with a better one) and left it there. Camping chairs aren’t beach chairs. - Put trash cans in the bathrooms. - Replace shades or add blackout curtains in the master suite. The light from the outside hallway comes in at night. - Replace the sliding glass doors or at minimum, fix the seals on the ones there now. You could hear everything at the pool even with the doors closed. They also don’t lock. Overall, I’d give this 4/5 stars but with a few adjustments, it’s easily a 5-star condo.

This place definitely met every one of our expectations. The location to restaurants and activities were very close. The beach was actually closer than the pictures appeared. My family loved the option to be in the pool or hot tub as well as the gulf. When we first arrived the condo didn’t have an umbrella or cooler like the amenities stated. I mentioned it to the owner and they brought them out first the next morning! The beds were very comfy and the rooms were plenty dark. We plan to go back again next year and would definitely recommend this condo to friends in the future.

My family absolutely loved 303 Oceanway. We loved that there was beach chairs already there, and my kiddos had a ball with all the sand and pool toys. Everything needed to cook was already there which extremely helpful as well. It was very clean, and beds were 10/10. Couldn’t have asked for a better stay. We will be back!

Great quiet stay on the beach!

We loved our recent trip! The unit was clean upon arrival. Not a trace of sand which was quite impressive. Beds were comfortable. Smart TV’s in each bedroom and living room. Fully stocked kitchen. Air worked well. Great location! Quiet complex, beautiful beach, never had to rush out for a front row beach spot, and the best view from the balcony. We will be back!

Perfect getaway

The condo was great for our stay with another couple. We booked this property because both bedrooms have king beds, and they were both really good. It's even larger than it appeared in the pictures, and the location is great with the ability to walk to some great restaurants and coffee shops. The pool was heated just enough to take the chill off and still be refreshing. No trouble with the wi-fi, it was very fast for us and the smart TVs were nice to have as well. The building appears to have fully recovered from last year's hurricanes better than most places in the area; it really looks like it was never affected. Highly recommend this property and we will definitely plan on staying again in the future!
