About this property

176-acre private estate and historic farmhouse on the shores of Lake Champlain

High Acres Farm offers one of the most magical and restorative environments in New England — an atmosphere of peace and possibility, where guests can enjoy each other’s company in the presence of nature.

The historic Main House at High Acres Farm was built in 1952 and completely restored and modernized in 2017. It is now a beautiful contemporary gathering place, featuring eight private bedroom suites, a state-of-the-art farmhouse kitchen, a yoga loft, play spaces for kids, and elegant common areas filled with old family heirlooms that have traveled through our family for generations.

Our 176-acre estate is perched along the eastern shores of Lake Champlain, looking out across the water at the Adirondack Mountains of New York. The landscape is a mix of gardens, fields, forests, streams, a pond, and a private beach. A network of informal walking trails provides easy access to different parts of the land.

The historic Main House has eight private bedrooms (two on the first floor, six on the second), seven of which have their own attached bathrooms (the eighth bedroom's bathroom is just outside its door). The beautiful farmhouse kitchen has a large island, an eight-burner stove, a double oven, and a pantry with a second fridge.

The downstairs floor plan is open and flowing, leading into an elegant living room with a fireplace and a wood stove, comfy sofas and chairs, and a majestic ten-foot farmhouse table, which can easily sit ten or more people for festive family meals.

Other common spaces in the house include a bright sun porch, which is wonderful in the summer when the wind blows off the lake, a library with a TV and full cable service, a formal entry hall with a Steinway grand piano and a spiral staircase, an informal mudroom, and two water closets, one of which is ADA compliant.

The house is outfitted with central air conditioning (if the breeze off the lake in the summer does not cool you down enough), and high-speed wireless internet throughout.

One of the bedrooms on the first floor is ADA compliant, in case there is someone in your group who needs a little more space — its doors are wider and its bathroom is equipped with grab bars.

The basement is mostly finished, and includes a laundry room with two washers and dryers, and a game-room with ping-pong, air hockey, a piano, a second TV, a rowing machine, and a treadmill.

The attic provides a flexible space for a wide variety of activities, ranging from yoga and movement, to kids' dance parties, to sleepovers. Rooms can be arranged with cribs prior to arrival if there are any babies in your party, and the house also has a high chair and a pack 'n play if needed.

Outdoor amenities include a barbecue porch and an outdoor sink, a large stone patio with ample seating for outdoor gatherings, an in-ground pool with a surrounding fence for child safety, a tennis court, and the lovingly named "moo-mobile", the golf cart painted like a Holstein cow, which guests are welcome to use.

Paths are mowed through the fields for walking, and several of the hills on the property are perfect for admiring the view of the Adirondack mountains and the lake.

The boathouse at the private beach contains two stand up paddle-boards, two kayaks, and beach chairs for relaxing, as well as a second grill for barbecues. The dock extends 90 feet out into the lake, and a private mooring is located in the sheltered bay if you have a boat for additional water activities. Corn hole is a common sight in the evenings while enjoying drinks on the terrace, and is provided along with a croquet set to enjoy.

The house comes with basic cooking supplies such as oil and vinegar, flour, sugar, etc... The kitchen can also be stocked beforehand with groceries if you would like to arrive without errands to run. The property manager is happy to also discuss additional services available in the community.

There is a caretaker living on the property and the property manager lives right next door, should any concerns arise during your stay.

A perfect stay
High Acre Farm was the perfect home for extended family and friends in town for a wedding. The setting of the house is beautiful, the house itself is outfitted perfectly for our large group-it has anything and everything you could think of. I've never seen another rental home like it! The mix of personal pictures, books, furniture, history together with comfortable bedrooms and baths made each of our guests feel right at home. Jeff was so easy to communicate with and was available immediately to answer any questions. Bonus was that he kept us informed of 600 sheep being sheparded into the lower fields-truly a sight to behold and a much talked about memory of the guests. This is a special property. We're looking for another reason to stay at High Acres in the future!

Unbelievably gorgeous views & fabulous house
We had a group of 16 (my parents (70s), aunt (70), my siblings and spouses (40s), and seven kids (ages 4-14). The house was perfect for our group. Plenty of room to spread out, a basement and third floor for kids to be kids and making noise without everyone needing to hear it. The view from the back patio is one of the most beautiful we’d ever seen and it was ours all day every day! We had an amazing time going back and forth to the lake, walking around the beautiful property, and trying out kayaking, paddle boarding, fishing and getting the kids on tubes and wake boards. Jeff, the manager, was the best—responsive, helpful, kind, and patient. I cannot recommend this place enough!

A white Christmas like no other!
An amazing, quiet and secluded location with picturesque views no matter where you look. The snow capped mountain views were breathtaking. A one of a kind gathering place no matter the time of year for large groups. Jeff was awesome and helpful throughout our stay as well. Will keep on the list for future gatherings.

Magical & Breathtaking Stay
Jeff's home was incredible! I'm struggling to even write a review that gives the home and Jeff justice for how amazing our stay was. The property is very well maintained, super private, and has insane magical views of the sunset on Lake Champlain. So much care and thought put into every detail of the home. We feel so fortunate to be able to stay at the High Acres Farm Estate. We'll never forget our time here and are hoping to come back some day and visit again! Thanks Jeff!

Absolutely beautiful property, gorgeous house
This is our second time on this property, and our group of 12 friends truly loves it. The house is just perfect, beautifully designed with everything high quality, a great cooking kitchen, and a mix of open spaces to socialize, and cozy rooms to hide away with a book. The property the house sits on is also beautiful. Giant wide open space with gorgeous tree views of the lake and mountains. It’s really an autumn paradise.
