You can access all parts of the house except garage and lower level unless its not booked then we may open it up to your group for a upgrade fee and $12 per bed used for your group.

There's a great school on the corner with a perfect playground and the lake has great people to visit if you're out boating on our pontoon boat you can rent at the property from our site 4rentus and in the winter you can ice fish or go sliding or skiing at Cannonsburg or Pando for tubing and we have kids bounce packages at skyzone just grab our discounted limo package for the kids.

All deposits will be refunded after 14 days after your stay if no damages are found and/or any fees not payed. Great parking areas across the street and on a culdesac no neighbors across the street, and we have discounts from Paradise pizza just mention the blue roof house, contact Sandra at the local bar/tavern called the Night Hawk for catering. We have a great casino trip, brewery or wine tour and great golf packages with 3 courses within 10 minutes. Fishing on the water at the house or rent a fishing boat or yacht off 4rentus site or rent the pontoon boat for your stay also. We have a play ground at the corner for basketball swings and slides the kids love it, and a bait shop and party store less than a mile away.

Note house rules stating the extra guest rate $25 per person per night w prep and cleaning $20 per person a 1-time fee and deduct what is already billed to get accurate rate once your final number of guests staying and guests visiting past 9pm are considered overnight guests is available for change (our open-door policy) this is simply to have the most accurate numbers possible. The platform site does not share these figures with us:) We typically add $20 per person or an amount upfront to get a base prep fee but don't know your final count yet, upon arrival or just prior we can finalize your number of guests. Damage deposit is required for all properties before arrival unless waived by the owner. You will not gain access to the property until damage deposit, or any unpaid balances are received. The damage deposit varies depending on what property and group size (on average $20-$25 per person) Minimum of $100 to $2500. It can be paid through the following options, cash app or on this platform. It will be refunded 14 to 21 days after your check out depending on receiving your review.
After arriving to the property, we require to fill out our arrival review sheet, there is a link in our group check in text or there will be a hard copy at the location to fill out. If this isn't filled out by 2 hours after arriving, any waived fees will be reapplied to your bill or a minimum fee of $100 will be added to your bill.
-Parking for all 4 levels and 3 levels parking in driveway and across from the house parking for lower level across street by dumpster.
-Check in and out procedures, we will group message text with caretaker for your arrival and allow upon review early check in and out.
Please advise all communications through the group check in text.
Outside umbrellas must be closed up when not in use, if they get damaged there will be a $50 fine.
No fireworks allowed. There are no exceptions to this. Neighbors on the lake will call the cops and you will be asked to leave with no refund.
Propane tanks are $30.00 each with a $40.00 deposit.
