The Four Story House stands as the grand jewel with its 9 bedrooms, 3 full bathrooms, 2 kitchens, and a private hot tub perched on the 3rd floor deck. Its waterfront tiki bar creates an enchanting ambiance, perfect for late-night conversations.

For a more intimate stay, our Sunrise Cottage offers a stylish studio with 1 bedroom, ideal for those couples looking for a cozy escape. It features a comfortable king bed, a full bed, a futon, and a convertible couch.

The Sunnydays Cottage provides comfort and community. With 3 bedrooms, 2 full bathrooms, and 2 kitchens, it`s perfect for families or friendly gatherings. The showstopper is the inviting swim spa, shared with the neighboring Sunshine cottage.

Finally, the Sunshine Lakefront Retreat Cottage presents the perfect fusion of comfort and luxury. It boasts 5 bedrooms, 2 full bathrooms, 2 kitchens, and a private outdoor hot tub. A communal professional-grade pool is just steps away, open during the sunniest of months.

Access the properties anytime except for a few private areas; these include the garage, pantry, and the master bedroom closet.

Please appreciate the privileges each house offers, for instance, use the pool spa responsibly, which two of the houses share. We have ample parking in our lot across the street or the driveways; street parking is not preferred.

You`ll receive a warm welcome from our check-in/out person who will meet you at the property. To ensure smooth communication, we keep a group text active. It includes the check-in person, repair person, and manager/owner who are on standby to address any concerns you may have.

We hold the neighborhood`s tranquility dear. We`re located on a cul-de-sac with no neighbors across and have a school on the corner of our street with a playground and basketball area.

We`ve taken extra steps to make this stay ultra-convenient and fun. Benefit from our exclusive transportation services with DADDS MAGIC BUS LIMOUSINE. Turn in up to 10% of your rental receipts or one-night round-trip transfer receipt for your transportation refund, or upgrade to our fancy limo service.

To ensure all guests enjoy their stay, we kindly ask that you follow our house rules. Maintain the dignity of our home by cleaning up after your stay, avoiding fireworks, respecting the smoking policies, and caring for children near the water. In exchange, you`re guaranteed warm memories and a rejuvenating stay.

1. Booking & Compliance
* Rental Agreement: Must be signed within 3 days of booking. If not signed, payment/check-in constitutes acceptance of all terms.
* Identification: A valid government-issued ID must be submitted via the platform before check-in. Failure to provide ID may result in cancellation without a refund.
* Occupancy: All guests and visitors staying past 9:00 PM are considered overnight guests.
* Fees: $25 per person/night plus a one-time $20 preparation fee per person.
* Open-Door Policy: Final guest counts must be confirmed prior to arrival to ensure accurate billing.
2. Check-In & Check-Out (Early/Late Arrivals)
* Arrival/Departure: Standard times are coordinated via group message with the caretaker.
* Early Arrival/Late Departure: Requests are subject to availability and the following conditions:
* Fees: Rates for early/late access are determined by the caretaker based on cleaning schedules and availability.
* Compliance: Access is granted only if the guest is in full compliance with all house policies. Unauthorized early check-in or late check-out will result in an automatic minimum charge of $100.
* Arrival Review: An arrival review sheet must be completed (via link or hard copy) within 2 hours of check-in. Failure to complete this will result in the reinstatement of any waived fees or a $100 administrative fee.
3. Deposits & Payments
* Damage Deposit: A refundable deposit ($100–$2500 depending on group size) is required via the platform or Cash App prior to access. Damage deposit is that we will charge directly as we have API and are approved to take deposits outside the platform.
* Refunds: Deposits are processed within 14–21 days post-checkout, following a property inspection and submission of your stay review.
* Propane: Tanks are $30 each with a $40 refundable deposit.
4. Property Specifics & Seasonality
* Peak Season (May 1 – Sept 30): * Bookings 3+ months out: 3–6 night minimum for weekends.
* Bookings < 2 months out: 2–3 night minimum.
* Full House Rule: For the main property, all 4 levels must be rented during peak season.
* Caretakers: Staff resides onsite (in a camper or cottage) to provide 24/7 assistance and maintenance.
* Hot Tub/Spa: In extreme cold, water temperatures or functionality may be limited. The spas are never shared and are used privately at different times between two houses on a 2-hour interval. If the cover is open or privacy nets are drawn, the spa is currently occupied.
* Shared Amenities: Guests have access to kayaks, canoes, boats, beach, docks, and courts. Wood for the fire pit is provided free by the dumpster.
5. Prohibited Activities & Fines
* Smoking: Strictly prohibited indoors. Outside only. Smoking policy in the house $250 fine to run the dionizer and removal of odors.
* Fireworks/Events: STRICTLY PROHIBITED. Violation results in immediate eviction by law enforcement without a refund.
* Equipment Care: Outdoor umbrellas must be closed when not in use. A $50 fine applies for wind damage.
6. Cancellations & Transfers
* Peak Season: Cancellations typically result in a loss of deposit. If the unit is re-rented, a refund (minus a 15–20% re-opening fee) may be issued.
* Transfers: Moving dates or units is treated as a cancellation unless otherwise agreed. Rates may increase based on new dates.
* Insurance: We strongly recommend purchasing 3rd-party travel insurance (e.g., Travel Guard) as our refund policy is firm due to platform limitations.
Tips for Airbnb Success:
* The `Behavior` Clause: Instead of saying the rate depends on `obedience,` use: `Early/Late access is a privilege granted at the host`s discretion based on guest communication and adherence to house rules.`
Guest Communication Policy:
If any issue arises during your stay, please notify us immediately through the Platform message thread so we can address it right away. We have an on-site caretaker available for assistance. In accordance with Airbnb and other platforms policy, concerns must be reported during the stay to allow the host an opportunity to resolve them.
