We stock the property with all basic kitchen utensils (dishes, glassware, flatware, pots, and pans). Our cleaning company provides a starter pack of toilet paper (2 rolls per restroom), paper towels (2 rolls in the kitchen), sponge (1), trash bags (3), dishwasher tablets (3), bar soap (1 per restroom), make-up wipes (2 per restroom), hand soap in the restrooms, and dish soap in the kitchen. We supply enough bath towels for the maximum occupancy of the unit, and half the guest count for hand towels and wash cloths. There is a washer and dryer in the unit for you to use at your convenience! We recommend for guests to bring any food, toiletries, and beach towels they may need during their stay!
The cleaning fee covers the cost for cleaning to come in, and flip the unit for the next arrival, especially during the summer when we have a four-hour turnover time. While the cost may seem high to some, this includes the starter pack of supplies in the unit, washing all of the linens and towels, and completely cleaning and sanitizing the unit for the next guests arrival. This is why we kindly ask you to remove all trash, run the dishwasher, and just put the linens and towels in a pile. If these items are not completed, it then causes the cleaning crew to spend extra time doing these tasks, which we have to charge the guest for. By the guests completing these tasks, and not leaving the unit excessively dirty, we are able to get cleaning in and out during the four hour turnover, and this is also how we are able to accommodate early check-ins! While this may not always be the case (sometimes we may have 20-40 turnovers in one day), we strive to accommodate guests and their schedules within reason, to allow you to have an enjoyable stay!
With any excessively dirty unit (excessive pet hair, vomit, stained sheets, stained towels, confetti/glitter, etc), we will have to charge the guest the additional cleaning. This happens very rarely, we just ask you be respectful of the property, as if it were your own home :). No smoking No pets No parties or events.
Additional rules -Renting party must be 23 or older (all members of the group must be 23yrs of age or older, unless there's a parent/guardian present during the entirety of the stay). -Must sign Rental Agreement prior to receiving check-in details- please let us know if you'd like a copy before booking (we can't attach) -If booked on the same day or weekend, please call After-Hours # provided, as we can access our phone quicker than AirBNB -No day visitors (8 guests-max occupancy- occupancy includes children) -Bracelets are given for the max occupancy of the unit. These are to be worn to use the amenities on property. -Max parking- 2 cars (in designated spots, towing will be enforced by a 3rd party company which unfortunately we have no control over- please use parking permits provided upon arrival) -For stays over 28 days- max 1 guest per bedroom

We stayed here as a family of six, and it was perfect for us. We enjoyed the pools, hot tubs, and proximity to everything in New Braunfels. It’s great to have room to spread out. The condo was well stocked and everything worked great.

I have been staying at Waterwheel for years. This condo was by far my favorite. It was extremely spacious, on the ground floor, sparkling clean, and had everything available to make our stay feel like home. The property manager was extremely responsive and helpful. Highly recommended!

My New Braunfels Vacation
There was plenty of space for 6 adults. Having 3 bathroom, helped speed up the process of getting everyone dressed each day. We enjoyed our condo, and the beautiful outdoor space. Will consider staying here again.
Great location! We stayed with 2 kids, 2 teens, and 3 adults. We had more than enough room. We enjoyed the pool and river access. Schlitterbahn was not within walking distance for us, we were still close. Overall a great place to stay. Neighbors were a little noisy and one bedroom was a bit hot. The kitchen and washer and dryer were a plus! We were overall pleased with this booking.
We 4 seniors came for Wurstfest. We chose this for all the bathrooms, but it was the location near the river that made our stay special. All appliances, dishes, etc we needed were provided. Open comfortable living area made it a great place to visit or watch TV, and they even had a few games and books. Entry was on the 1st floor, but there was a lovely balcony in the back where we sat with our coffee and enjoyed watching the deer in a huge grassy area leading to the pool and beyond it to the river.

We had a great visit to New Braunfels. The unit had plenty of room for our group of 6, with each bedroom having its own bathroom. The location was convenient to restaurants, Gruene - which is a neat little town, etc. The ground level unit on the front is nice, with the elevated balcony off of the back with a nice view overlooking the river, pool/hot tub, and park-like area. We enjoyed using the hot tub and warm pool down by the river. We did have an issue with one of the toilets and they had someone there to fix it the same day - even though it was a holiday. We really enjoyed our stay.

Perfect for active family vacation
The three bedroom, three bath condo was a perfect fit for our group. While you could walk to several New Braunfels attractions, we drove. The condo complex had many outdoor amenities. The lawn area was not crowded, but was sometimes noisy with several revelers. Inside they could not be heard. I would definitely recommend this condo for family groups of all ages and other active groups.

Condo was dirty and had ants
This condo is in a great location, however, we would not stay here again. The floor was dirty and sticky, the kitchen counters and cabinets were sticky, and there were ants in the unit. In addition, the refrigerator did not cool, the bathtubs were EXTREMELY slippery and there were cobwebs all over.
I left a message for the manager within an hour of our arrival to let her know about the ant situation but I never heard back.

We appreciate your feedback Julie. However, we were not contacted upon your arrival regarding any cleaning concerns. If we had been notified, we would have sent the cleaning company that we use back over their immediately and comped your cleaning fee. My personal cell phone number is listed in the Visitor's Guide and on the fridge along with instructions to contact me with any questions or concerns. I have searched your number on my cell, on our office missed call reports, went through our business email inbox, and the Homeaway message thread and nothing was reported. I have taken screen shots of each of the ways you could have contacted me and if I could attach them I would. We strive to ensure that we address any issues that our guests bring to out attention and that is why I provide my personal cell number for guests to contact 24/7. In addition, that same weekend, we had 4-5 other units with ant issues. Because of the heat and zero rain, ants are coming up through the drain lines. The other units that did notify us, had our handyman there within 30 minutes of their initial contact to spray the ants and leave ant traps out. Again, I apologize you felt like your stay was only worth 2 stars but we could have certainly ensured a 5 star experience if we were given the chance to address the issues you listed in your review. We hope you will return in the future and I can assure you that your stay will be 5 stars!
We spent 4 nights here during the Christmas holiday with our oldest daughter who lives in San Marcos and to visit family in San Antonio. The condo was well stocked and overall comfortable. There was plenty of room for our group of five. The view from the balcony was incredible and the river was a short, easy walk. We enjoyed watching the deer and squirrels from the balcony. We did use the larger pool and hot tub and appreciated that they were clean and well maintained. We travelled from Albuquerque, NM where we are having cold winter weather, so the weather in New Braunfels this time of the year was perfect! We did not need to contact anyone during our stay, but prior to our trip, Kara was prompt to respond when I reached out. The only issue we had was the mattress in the middle room with the king-sized bed, as it was terribly uncomfortable and did not allow for the greatest night’s sleep. Other than that, all pros! Happy New Year!!

Pros: great location, easy check in, fast response from management, on the river, 2 pools (they are small though)
Cons: condo was not the cleanest, we needed to wash all utensils, pots, pans, cups, dishes that we used. I scrubbed 1 pan that had left over dried eggs on it for 10 minutes. One shower (which we didn't use) had some black mold and tiny bugs. The dryer had about 4 cups of lint in it (fire hazzard). One of the rooms had a blanket hanging over the window to block out sun. The towels were white and stained. Overall it was just dirty, so we cleaned and didn't let it ruin our stay. There was nothing to call the management about because the entire place needed to have a deep clean and we didn't want to find a new place to go (we had been traveling for 2 days to get there). So, if you don't mind things not the cleanest this place would be fine.

Cheesy. You will get 'fined' if you do not wash the dishes before you leave, only one dishwasher soap cube for a two day stay. You will get 'fined' if you do not take the used sheets and towels and leave them in a pile? You will get 'fined' if you do not take garbage/waste out of all cans and take to the dumpster. We had to buy garbage can liners. On Sunday, the dumpster(about 70 yards from the unit) was over-flowing with trash bags stacked all around. After spending about 15 minutes trying to figure out the tv set up, I determined that there was no HDMI cable connected between the cable box and the TV(the cable was in a cabinet below the tv. The instructions for the wi-fi was incorrect. I had to physically search for the router to determine the proper network(no password). I would not stay there again.

In regards to your review, we do not "fine" our guest and want to make sure you understand that you were not fined or charged for any of the check-out instructions. We ask that our guest complete 4 easy steps when checking out. Those steps take less than 5 minutes. That ensures that our cleaning company can get in and clean the condo and get it ready for the next guests that are coming in at 3pm. The majority of other vacation rentals have a 4pm check-in time and we have a 3pm check-in time which allows our guest to arrive earlier and begin their vacation at an earlier time.
Also, my cell phone number is listed on every single document in the condo for you to give me a call if you have any questions about the internet, television, trash bags, etc. I would have been more than happy to come by the condo and assist you with the internet and television. Technical issues do come up and I have addressed them on weekdays, weeknights, late at night, etc.
I apologize for the dumpsters on the property. The HOA does have the trash company coming twice a week and I will certainly pass your feedback onto the HOA.
We would certainly like the opportunity to accommodate you and your guests again as the items you had issues with are all things that we could have addressed and taken care of immediately.
After moving into an apartment recently, my husband and I wanted to rent a larger place where all three of our grown children could be comfortable, and we also wanted to stay somewhere we’ve enjoyed in the past. We love the New Braunfels area and have visited many times in past years. Despite a temporary mixup of condos upon checkin, once we settled in to our condo, we were all excited and relaxed. We didn’t experience any of the property amenities, but we all said we’d come back again (maybe when tubing and schlitterbahn are open). Thanks for hosting us!

Would highly recommend this place.
This is the second time we have stayed at this unit. We really enjoy it and it fits our family well. The bedroom with the King and Queen works well with kids so you can be in the same room (if you want). The unit has all you need for an enjoyable stay. We also enjoy the green space in the back with lots of room for the kids to play and/or have a family BBQ. This is a ground level unit so there are no stairs to deal with, inside or out. This is very important to us.
I do recommend bringing extra towels for the pool.
It is a very convenient location and close to lots of things.
The fact that they can only provide 2 parking passes for this large of a unit can be a pain to have to park one car on the street if you have 3 driving adults, especially in off season when there is plenty of parking space in the parking lot.
Good place, nice place. I’d note to watch your step going out to the balcony, wasn’t paying attention and tripped bc I wasn’t expecting that second step. It wasn’t great having kids above us running all night and day lol overall really enjoyed the place.

We had a great stay at Kari’s. They were great host and very responsive to messages! The condo was very clean with lots of room to relax. We enjoyed our nights on back balcony! Both pools and hot tubs were clean as well. Security walked around most of the afternoon and night which made us all feel safe. Thank you all so much for sharing your condo with us!
Loved having 3 baths and 3 bedrooms. Living room had good amount of seating. Everything was as described. The pools and hotubs were packed the whole time so we were never able to get it in so that was the only thing we were disappointed in but that's not the renters fault, just wanted to say so the next person can know what to expect. Enjoyed our stay very much.
