Perched in the undulating hills of Greendale with north facing outlook.
With its expansive views of neighbouring valleys and the 'Wombat State Forest, it feels like you are amongst the clouds and flying with the birds.

Offering endless space, 'Karyma Farm' is an opulent retreat for families, groups, couples, singles or special bridal party celebrations.

"Karmya", a rural lifestyle property that sleeps 9, with 360 degree views to the rolling hills of Greendale, for privacy, comfort and space. Experience our farm stay with creature comforts.

Situated 66 km from Melbourne, 28km from Daylesford, 38 Km to Ballarat and 65 Km to Geelong. 'Karmya Farm' really is the epicenter of diverse experience.

'Karmya Farm' is country meets modern rustic, with large open plan kitchen, vast dining table for 12, generous bedrooms, 2 living areas and a study.

Enjoy our luxury hotel linen, while you lay your head to rest in our main king suite, with full ensuite and walk in robe. Open the electric remote luxaflex blinds, as you encounter the sun rising and the north view of the Valley.

Bedroom 2, equipped with complete block out blinds contains a double bed with spacious room and walk in robe. Bedroom 3, houses 2 single bunk beds with walk in robe and will the perfect place for the children to have a sleep over and be entertained. The study can sleep 1 on a fold out sofa bed.

All rooms are provided with fresh, crisp laundered towels.

The main living area has a wood fire heater, there are also 3 split systems throughout the home, to ensure you are warm in winter and cool in summer. Double glazed windows ensure you are comfortable all year round.

Whether you like to hike, visit markets or historical land marks or just snuggle by the fire after an evening of enjoying good food and wine, this stay will be sure to impress.

Collect eggs from our chicken coop and meet our 5 girls and let them roam free.

In the summer months, enjoy our dams for swimming and yabbying. Or visit nearby pikes creek 3.6km away, for all of your watersport activities.

Enjoy motorbike riding in the Wombat State Forest, hiking or visit our nearby waterfalls. Experience local eateries, a short drive away.

Wifi internet and Two Flat screen TVs are also provided in the Home.

For your breakfast, lunch and dinner pleasure, visit the cafes and wine bars in Ballan- 7km away or pop into the Blackwood Post office 13km for amazing coffee, cakes and toasties. A little further in Trentham, visit Erics cafe/wine bar and you will find the best breakfast menu or on into the afternoon a wonderful assortment of wines. Trentham also houses the Cosmopolitan Hotel, the Plough restaurant and from Wednesday through to Sunday wood fired oven pizzas can be found at Lump O Dough.

Absolutely amazing place!

My family and I absolutely loved the place and can’t wait to go back! The accomodation was spotless and well maintained. There was heaps of space for our doggies to roam around, both inside and outside! They had so much freedom and fun running in the fields, while we all enjoyed a relaxing time on the porch with the spectacular views. What an great way to start the new year!

We had the most amazing stay at karmyafarm. The views are breathtaking, the house is clean, super spacious and modern and has everything you need plus more! The kids loved feeding the chickens. The hosts were a pleasure to deal with and even offered to post us something we had left behind. Was the perfect spot to relax and enjoy quality time with the family. We will def be back again. Also great hikes nearby!

The best luxury family friend getaway!

We had such an amazing time away at this beautiful farmstay. We loved the gorgeous outlook over the rolling hills and being able to get fresh eggs from the chickens every morning was the kids fav thing to do as well as roast marshmallows by the fire at night. Kath was very lovely and extremely responsive and i loved all the little touches around the house with really made the trip extra special. The house itself is clean and super luxurious The space is epic and so beautiful and the sunsets and sun rises are gonsmacking. We will definitely be back and cannot reccommend highly enough

Rural luxury

Karmyafarm is an absolutely idyllic property in an idyllic location. The house itself is incredible -finished to such high spec - under floor heating, double glazing and so much more. So luxurious. Throw in the view of rolling hills and farmland and it couldn’t have been a more perfect location for our family getaway. Kath and family made us feel welcome from the moment we arrived - even putting up a Christmas tree and leaving Christmas bonbons knowing we were there to celebrate our family Christmas in July. Can’t recommend Karmyafarm enough.

OMG this place has been a healing experience for our busy family!! Serene, calm, peaceful and yet so modern with all amenities made this a great escape spot! Kath’s hospitality is amazing in so many ways - every little detail is well taken care of including a very generous pantry and bon fire supplies. The place itself is huge and 7 of us (and our golden) could still find a spot to hide! We thoroughly enjoyed the sound of cows and the views from the living room! Wonderful stay

I had to look up for a property where I could have my intimate family to celebrate my ring ceremony and Kathy's place had ecerything I was looking for. The place has everything, I was surprised to see a pressure cooker. They have maintained the place very well. The view is amazing. Its a perfect place for a family to come together and enjoy some time off the busy schedule.
