This 2BR/1.5BA upstairs residence offers the ideal setting for a family getaway in Newport Beach, any time of year. LIVING & DINING AREAS: Open-concept layout connecting the living, dining, and kitchen areas, featuring a leather sectional sofa, upholstered accent chair, and cable TV. The dining table seats six, with an additional breakfast bar for two. Sliding glass doors open to the front balcony deck for easy indoor-outdoor living.
BEDROOMS: - Primary Bedroom: King-size bed; en-suite half-bathroom; sliding glass door to private rear deck - Guest Bedroom: Queen-size bed; sliding glass door to private rear deck

KITCHEN & AMENITIES: The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.
ADDITIONAL DETAILS: No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort.
Laundry: A shared washer and dryer are located in the attached garage. Please note that guests must bring their own laundry supplies.
Parking: Two small designated spaces. One space in shared double-car garage (mid-size vehicles only). One space in front of the garage on the driveway (compact vehicles only). Garage dimensions: 6'7" height clearance with 18' depth. General street parking, both metered and unmetered, is also available.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

soothing and peaceful place
I love Newport Balboa homes, it's such a soothing and peaceful place to unwind and enjoy a different climate away from home. It was a Great Father's Day get away for my husband and I. I could of not ask for a better place to come and relax and enjoy our days in paradise ♥️
The property was spacious and clean. I loved having a large dining room table as well as two outdoor seating areas. The proximity to the beach was a 90 second walk! My kids made me promise we would rent this exact property again next year. Thank you for having us, and sharing your slice of heaven with my family.
Loved the location, two parking spots and walking distance to the beach and farmers market.
Experience was fine, just didn’t much like all the threats of fines and penalties for any little thing not left clean or if a extra guest had decided to spend the night.. felt like I was staying in a glass house.. not sure I’ll do this again.

We had a great stay at this beach house. It was perfect for three adults and two children. The place was extremely clean and conveniently located a block away from the beach. We loved the two patios and it felt quieter than other places we’ve stayed in the past. The washer and dryer is shared with the bottom unit, which I didn’t realize until checkin. I would definitely book again!

The condo was really cute, just like pictured. It was clean and well appointed. The beds were SO comfortable. The neighborhood was quiet after 10:00 pm, most of the time actually. The ocean was close enough that you could hear the waves. We loved the condo and will likely stay again.

I am excited to share our stay at this condo. The communication from the property managers was amazing. Contacting me thru email for all the steps to rent and then for our stay all that was needed to enter the property. We arrived to a well appointed condo just a short walk to the beach. The property managers were prompt in helping us with a WiFi glitch which was awesome. Great neighborhood. Comfortable beds, well appointed kitchen and comfortable seating in both patios. We would stay here again in a heartbeat!

Cute spot and perfect for 4. The kitchen was stocked and had everything we needed and more. Place was exceptionally clean. Bed was comfy but the pillows in my opinion were not so much. Beach was a minute away and was a perfect area to just hang out. Couldn’t open the garage upon arrival however management had someone come out first thing in the morning to get it resolved. When they say the parking is tight on the left, they weren’t kidding. We did not park in the garage (as we had a Tahoe) but did use some of the beach chairs. Street parking was slim pickings but not impossible to find. This is about a 25 minute walk to Newport pier. Halfway down a boardwalk opens up for you to walk along the beach. Would stay again!

Nice property but a few things need attention. Toilet in Master bathroom needs to have float adjusted so water does not accidentally keep running. Bathroom toilet needs to have flushing system replaced along with broken toilet seat. My wife and I have stayed at several beach communities and have used much better linens. Absolutely loved the quiet time starting at 10:00!

Everything about this property was a positive. It was just as described in the listing, and we were really impressed with how well stocked the kitchen was with all the tools and small appliances to be able to make several meals during out 5 day stay. We really appreciated the communication from and with the management team. They were very clear and thorough on how to prepare and what to do when we arrive. There was an issue with the furnace so we called the management, and were spoken to and supported with courtesy and a positive tone. The follow-up to address the issue was prompt, with the maintenance staff, Tim, arriving within 2 hours of our call.
We highly recommend this vacation home, and would love to come back!

Loved the aparment, it was very nice. I loved the little pops of art decorating the walls, very eclectic variety of things to look at. It took a while for me to find the ring doorbell for check in, as it was in a corner of the patio away from the door, once the sun went down a bit I saw it over there and was able to proper check in. There is plenty of room, the kitchen has pretty much everything you could need. I did not use the stove as I ate with near by relatives. If you get the upstairs you will not be able to fit anything bigger than a Camry in the parking space, the downstairs parking space is a bit bigger, drop off outside the garage then pull in, it's a bit tight, but nice to have the parking. I would definately rent this place again.
This was a lovely place, decorated with great care. The best part was being able to hear the surf night and day. Do pay attention to the fact the unit does NOT have air conditioning, and even when we were there in September it could still get uncomfortably warm mid-day despite having all the windows open (though it cools off nicely at night). The management staff was very friendly. The neighborhood felt safe and the walk to the beach is VERY simple. Our only complaint was that the stove wasn't working properly, and we were told they would either fix it right away or provide alternative accomodation (since I needed to cook my own food for medical reasons), but we never heard back on this for the duration of our stay and the stove was never fixed. Otherwise, everything was lovely!

We could not have been more pleased
It was very important to us that the space we would be staying at felt like 'home' because the reason for our trip was the death of a family member.
We could not have been more pleased. The space is clean and cozy. The attention to detail in decor really made this space feel like a haven at the end of each day.
Within walking distance are a few stores so we picked up food and wine and settled in upon arrival. Early morning coffee on the front balcony was fabulous, especially since where we traveled from, ice and snow were in full swing.
The beach is SOOOOO close, another amazing feature of this location!
Any questions we had were answered quickly and we will DEFINITELY look at any properties associated with Beachview rental company when we return to California.
We are deeply grateful for this sweet spot holding us at such a difficult time.
p.s. ... it is much nicer than the photos show! (example: the balcony off the bedrooms runs the whole length of the rooms!!)
Check in process was unusual with a front door camera watching you enter and leave every time. House was clean though.

Great location - needs better amenities
We stayed at this property for two weeks in the upper unit. The location is great for a short walk to the beach! However, The view from the front facing deck is an old run down unit and another that is being renovated.
The place could use better beds, linens, and a more comfortable couch. An overall update for the kitchen and bathrooms would be good too.
The garage is shared and has too much stuff on the left side so it’s hard to get in and out of the driver side car. And the dryer is rusted and needs to be replaced.
Overall our stay was ok. The place could use some updating and looks better in the pictures than in person.
We had a great stay here. It was very close to the water and the kitchen was well stocked with all you need for basic cooking. Each time I reached out to the property manager, response time was very quick. One downside was having to check in in person during covid times, but I understand why they have to do that! I also wish the place had been a little cleaner. Floors specifically. But otherwise, sheets, linens and everything else that matters was clean. The couch also ideally would be replaced. Overall, would recommend.
The house was very nice and clean, we enjoyed staying here and can’t wait to book again. Loved how close it was to the beach.
