Our 3 BR/2 BA vacation rental places guests within walking distance of some of Newport Beach’s most popular destinations and everyday conveniences, creating an ideal setting for a memorable family getaway or holiday by the coast. With inviting indoor and outdoor spaces and easy access to the beach, bay, dining, and local attractions, this residence offers a comfortable home base for enjoying all that Newport Beach has to offer.
LIVING & DINING AREAS: The living and dining areas provide a welcoming place to relax and gather, featuring an upholstered sofa with side chairs, streaming cable TV, and a dining table with seating for 6. A sliding glass door opens directly to the spacious front patio, extending the living space outdoors.
BEDROOMS: - Bedroom 1: King bed - Bedroom 2: Queen bed; streaming cable TV - Bedroom 3: Queen bed; streaming cable TV
BATHROOMS: - Bathroom 1: Hallway bathroom; tub/shower combo - Bathroom 2: Hallway bathroom; step-in shower; access door to side walkway
OUTDOOR SPACES: The spacious front patio is set up for easy outdoor dining and relaxation, with a teak dining table and seating for 6, a market umbrella, and a propane gas BBQ grill.
KITCHEN & AMENITIES: The kitchen is fully stocked with dishes, utensils, cookware, and bakeware, along with all large appliances and small appliances for convenient meal preparation. Guests must supply their own food, drinks, including coffee, as well as spices, condiments, and paper goods such as napkins and plastic wrap.
YOUR STAY ALSO INCLUDES: - Wi-Fi - Ceiling fans throughout; heating - Hair dryer; iron/ironing board - 4 low-profile beach chairs - Wood-look laminate flooring throughout
GUEST ACCESS: Guests will have private and exclusive access to the entire ground floor residence. This includes all interior spaces and the private front patio. The rear second floor studio residence is not included in this listing, but can be rented simultaneously, when available, to accommodate additional guests.
SUPPORT THROUGHOUT YOUR STAY: We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.
ADDITIONAL DETAILS: No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.
Laundry: Shared free laundry facilities are located in the garage. Guests must provide their own laundry supplies.
Parking: One space is provided in a shared two-car garage and fits most vehicle sizes. Garage access is via the rear alley. Neighborhood street parking is also available, with both metered and non-metered options.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

Stay was great, hosts communication was very good. Proximity to the beach and bay was perfect. Only hard part was parking with our suv. The garage was a little small for an suv when sharing with upstairs tenants so on days no one was there it was fine. The free parking out front was almost always full especially over the weekend but there is paid parking across the street.

The front patio does face out to Balboa Blvd, but is safely fenced in; it's a fun place to watch the world go by on weekends or during the summer.
Has a cottage like feel to the place... NO A/C but to be expected, close to the beach

Our family of six had a wonderful time staying at this house. It's close to the bay and the beach. The beds were comfy, and property management was very quick to respond to minor issue we had with one of the bathrooms. I highly recommend it!
Small but well appointed and near Lido and the Marina Park which is great for families traveling with children.
The home was clean and comfortable, the only complaint that we had was the lack of proper blinds in bedrooms which might wake light sleepers earlier than desired.

Highly recommend
We have rented from Beachview Realty four times and are never disappointed. The staff is great and always easy to work with. I have recommended them to many people!!! Highly recommend. :)
Excellent location, the calmness of the bay one side and the excitement of the waves the other. The road outside is very busy, which didn't bother us but might for someone with small children. The queen beds were quite small and we could really have done with air condition as at one point the house was showing 92 mid day, but despite these minor issues I would still come back.
The unit is centrally located to all popular attractions in Orange County (short drive) Walking distance to restaurants and bars for college students and older adults.
Unit was clean, beds and couch comfortable.
We would definitely stay again.

Property was just as described. Super easy check-in & check out process. There were 4 beach chairs available for us to use which was super convenient. Finding a parking spot for our extra vehicle was easy. 1block from the beach. Convenience store on the corner. Restaurants & shops all walking distance. We are definitely returning!

The location of this property is within walking distance to everything including the beach. A few more updated pots and pans and a toaster ( instead of a toaster oven ) would have been nice. We prefer a Keurig instead of automatic drip on the coffee. Otherwise all was great.

We stayed as a family group of three adults and three teen girls. We were visiting a family member who lives locally. The location is amazing! Easy walks to the beach, restaurants, and shops, and only two blocks from the local 7-11. The house was as advertised and quite comfortable. When we had a minor issue with one of the appliances, the management was incredibly responsive and quickly resolved the issue. Although the space was tight, it was fabulous to have garage access for our vehicle. Overall, I would absolutely stay here again!

just steps to the beach
This house has three bedrooms and two bathrooms I felt it was very spacious for our family of four. Location is great literally just steps to the beach. The street in front of the house is quite busy and cars drive very fast down it so with people with young kids would definitely want to keep an eye out if they're out in the front patio. I think everything went really great, and I would recommend this place. The response time for their customer service team was very quick and offered multiple options to correct a very small issue that we had.

It's very run down and dirty! Carpets are filthy, floors feel sticky, walls/doors dung up, sectional is filthy with an ill fitting cover...over all pretty bad. Kitchen has most of what you need but the cheapest junk possible. No spatula, no teaspoons and only 4 cereal sized bowls for 6 people. The exterior fences are literally about to fall over and the entire exterior is dirty too. It was disappointing because the photos look good...its much smaller and much more run down and dingy than the photos show. The positive was the management company and processes were smooth and we had a quick response when the internet wasn't working properly. It gets hot too but I expected that, what I didn't expect was our feet to turn black if you don't wear shoes inside from the filthy carpet and cheap plastic like floor. I will not rent this unit again.
