One of the last remaining grand estates in the Blue Mountains, right on the edge of the Blue Mountains National Park with stunning mountain views.
Carramar is a heritage-listed estate a short stroll from Wentworth Falls and Empress Falls hiking trails.
Step back in time in a grand, chic and stunning home-unequalled in the Blue Mountains, right next to the National Park. Tranquility, serenity, timeless elegance with exceptional Jamison Valley and escarpment views on your own private 2 acres.

Available for the first time, the Carramar Estate is a historic Victorian-era estate built in 1882 before the Federation of Australia. There is nothing like it in the Blue Mountains!

This 140-year-old heritage listed estate sits within a grand two acres of gardens right next to the Blue Mountains National Park. It has 4 bedrooms, lofty 3.6m ceilings, 2 separate living areas, a fully-equipped open plan chefs kitchen, 2 full bathrooms and multiple fireplaces.

The estate has original artworks, antiques, original slate roof, 140-year-old marble fireplaces and crystal chandeliers. We are investing every cent back into restoring the home and gardens, and plan to donate it to the Heritage House Trust one day. By choosing to stay here you will be helping to support the restoration of a landmark home.

The house is well equipped for creating delicious meals with a 7 burner gas range, coffee machine, and great cooking equipment, as well outdoor dining and BBQ spaces.

For those working while away there is 50Mb NBN, Wifi 6 mesh network, and a desk area looking out over the garden in the Empress room (with doors that close).

Access to multiple hiking trails is right next to the house (no car trip needed) including hiking trails to Empress Falls, Wentworth falls, Jamison Lookout and others.

The Wentworth Falls Conservation Hut and hiking trails are a 2 minute stroll away. Wentworth Falls village shops, cafes, coffee shops and train station are only 2 minutes drive away, and the Leura Mall and Woolworths is 5 mins away.

If you are looking for the standard hotel experience this may not be the place for you. If you are looking for a genuine experience of history, it definitely is. The kitchen benchtop is solid marble imported from Italy 140 years ago. The fireplaces are too deep and fast burning for modern tastes. The pipes will groan at you once in a while. The gardens are watered by a giant cistern under the house that gathered rainwater when this was the first and only house in Wentworth Falls.

The home is also a beautifully preserved landmark, and one of a kind.
The only sounds you will hear in this exquisite and timeless sanctuary is the sounds of birdsong and wind through the 100 year old forest and trees.

We will not be staying at the property, you have absolute privacy and can let yourself in and out without contact
However we have a local assistant and groundsperson who all live nearby and will be on hand if you need anything

Situated right next to the Blue Mountains National Park, step out of the front door and onto hiking trails to Wentworth Falls, Empress Falls, Valley of the Waters, and stunning lookouts. Wentworth Falls and Leura offer boutique shopping experiences, charming cafes and fine dining experiences. Leura Mall is 5 mins drive away and Wentworth Falls village is 2 mins away.

We have three separate listings.
There are three listings for Carramar because is spreads across three separate land titles.
There is a listing for the Main House Only (Carramar House, large house with 4 bedrooms, sleeps 8), the Cottage or Coach House only (Carramar Cottage, spacious 2 bedrooms, sleeps 4, prefer couples), and a third listing for the whole estate for larger groups (2 houses, 6 bedrooms, sleeps 14)
We have had guests book the main house, and accidentally assume they had booked the whole estate.
This listing is for the main house only and sleeps 6 - 8. If you want the whole estate, please search for Carramar estate. The whole estate is perfect for special gathering, and can sleep 14 and host up to 18 during the day or a meal and micro wedding
There may be guests staying at the Carramar Coach House, which is a separate building away from the main house with its own private garden and entrance at the bottom corner of the estate on Murphys Lane

You will have huge grounds and lawns all to yourself, but if you walk along the very bottom part of the garden you may be able to see Coach House guests in their garden. They have been asked not to cross the hedge and walk on your grounds. (They have their own lovely and spacious area.)

We welcome pets but have some rules, and will need to ask about your pets before we approve a pet stay. We used to have a flock of wild ducklings and lyrebirds on site, which have been scared off, so if we approve pets we ask they be supervised when outdoors.

Because we are right next to the Blue Mountains National Park we do not allow cats. We also have no fence between the main House and the cottage next door, so dogs to be under supervision when outdoors. There is a fully enclosed outdoor deck for when you go out.

GENERAL: General house information and rules found in the house must be followed. It is the Primary Guest’s (the person making the booking) to ensure that these rules are followed by all guests.

NUMBER OF GUESTS: The number of overnight guests must not exceed the number listed on your booking and confirmation message. Day guests and visitors e.g. massage therapists, celebrants, hairdresser incur a $100/person additional fee. The number of guests at the property cannot exceed the number booked for, unless you have contacted us and had approval for a special event

NOISE: The use of PA or speaker systems is prohibited and music is not to be played outdoors after 8pm. Loud music (that can be heard outside the house) may not be played indoors after 10pm. Complaints from neighbours may result in eviction and/or forfeiture of your security deposit

HEATING: the home has central heating and a living room heater, and fireplaces. to keep you warm Unfortunately about half the time, guest walk off after their stay and leave heating at full blast and windows open. It costs around $400 per weekend if this happens, because it is a very old house and not designed for central heating. So that we can afford to continue to host, unfortunately we need to charge a fee of $300 if our cleaners arrive and find the central heating on

FIREPLACES: Fires may only be lit in the library or the lounge/kitchen fireplaces. The bedroom fireplaces have not been restored yet, and not to be used

FIREPIT: Outdoor fires may only be lit in the designated fire pit and only when fires are permitted by local authorities. Fires must not be left unattended, ever.

MARBLE: We love our marble surfaces but they do require just a little more care. As they are porous please take care to wipe up spills. Please use serving boards, coasters and placemats provided.

FURNITURE: Please do not move furniture – damage to floors and furniture may result in a deduction from the security deposit. Guests must not move any indoor furniture outside.

RUBBISH: Please use the rubbish bins provided at the property (yellow bin for recycling, red bin for normal garbage).

NEIGHBOURS: The peace and privacy of our neighbours is very important to us. Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination and eviction without refund.

PETS: Pets are not allowed at the property unless prior approval has been given. Carramar Estate is home to a range of native wildlife including birds, snakes and possums, please keep your pet (and our feathered, furred and scaled friends) safe by keeping your pet on a leash in the grounds. Please do not allow pets on the furniture. Please clean up after your pet.

SMOKING: Carramar Estate is a strictly non-smoking location.

CHECK-IN AND CHECK-OUT: Check-in time is not before 3pm on the arrival date. Check-out time is no later than 10am on your departure date unless prior arrangements have been made.

KEYS: You are responsible for the safekeeping and replacement of house keys. Please leave the key in the lockbox when you depart. Failure to return keys will incur a fee of not less than $100.

DAMAGE & THEFT: You are responsible for damage, breakages, theft and loss at the property. Small breakages like glasses we ignore

BBQ: Please ensure the gas bottle is turned off after every use. Please wipe down the BBQ plate prior to your departure.

CLEANING: We pay professional cleaners each time, so leave beds etc. To make their job easier, please run the dishwasher before you leave. abnormal cleaning charges will be billed to you

PROBLEMS:Please let us know if you have any issues, we have a local manager nearby who can help

SURVEILLANCE CAMERA: A CCTV Camera is located at the front door and footage may be reviewed and charges applied for additional guests. Turning off, covering or tampering with the cameras in any way will result in eviction from the property and forfeiture of your security deposit.

Beautiful heritage estate
We all loved staying in this beautiful property, lovingly restored and surrounded by lovely grounds. The two main bedrooms are very comfortable, and the whole experience was very relaxing: a wonderful oasis which can accommodate comfortably between 4-8 guests. Highly recommended.
