The Space:
This adorable 544 sq ft | 50 sq m studio is located in a great place in downtown Playa del Carmen, in a newer building just steps from almost everything you’d need for a comfortable stay. Right outside your doorstep, you have grocery stores, loads of restaurants, and just a few short blocks to the beach. This apartment is also ideal for digital nomads as the studio is available for long-term stays and has great fiber optic WiFi - you might not want to ever leave!
The main spaces of the 3rd-floor studio:
- In the SLEEPING AREA, there’s a wall-mounted flatscreen 50” HD Roku TV with standard cable channels and a comfy king bed with cotton linens fit for royalty. There’s ample closet space so that you can unpack your bags and make yourself at home. There are floor-to-ceiling glass doors that let in lots of natural sunshine and give access to the balcony, where you can enjoy your morning coffee in the fresh air.
- A small 2-person DINING TABLE if you want to enjoy a sit-down meal at home, and it can also serve as a laptop-friendly workspace if needed.
- An equipped KITCHEN with all the basics you’d need to prepare a meal at home – a great money saver or handy if you follow a special diet. We didn’t forget the coffee maker for preparing your morning brew and a blender for smoothies.
- The ROOFTOP has an amazing pool and lounge chairs with a city skyline view. A great place to spend time between trips to the beach and other activities.
- FREE PARKING is available on a first-come, first-served basis (parking space is not guaranteed).

The Neighborhood:
There’s so much to see and do around Playa del Carmen! You’ll find everything from the beach and beach clubs, water sports like scuba and snorkeling, paddle boarding, and boating, eco-parks with underground rivers, ancient Mayan ruins, cenotes (freshwater sinkholes unique to this area!), private yacht and fishing tours, golfing, day trips to Tulum or Cancun, and so much more! You certainly won’t need a car if you just want to spend time in the center; you’re just a couple of blocks away from beach clubs like Mamitas, Lido’s, Martina, and Zenzi.

Getting Around:
The distance from the Cancun International Airport (CUN) to the Menesse Midtown is about 56 km or 35 miles. It’s best if you pre-arrange private transportation to/from the airport with us.
If you are driving around downtown, just remember there are parking meters you must pay to park from 10 am to 10 pm and display your parking receipt on the dashboard of your car. Luckily, however, the complex is so centrally-located you won’t really need to drive! You can also easily rent a bike, take a taxi or ‘colectivo’ (shared-ride vans) where you need to go.

Please note that you are likely to hear construction noise from Monday to Saturday.
There is a safe in the closet to keep your valued items safe.
There is an elevator; however, guests may need to climb stairs.
There are surveillance cameras on the property.
Electricity is included for stays fewer than 28 nights. For stays of 28 nights or more, you’ll need to pay for electricity usage from day 1 of your arrival at $5 pesos/KWh consumed. The meter will be checked upon arrival and again on departure. Please be conscientious of what you consume and always turn off lights and the AC when you leave as it consumes the most.
We provide some essentials like toilet paper, soap, shower gel, shampoo, paper towels, trash bags, and dishwashing soap are provided to get you started. Just note that these items are not replenished during your stay. When you run out, you’ll need to purchase more.
Guests will be requested to sign a Rental Agreement upon booking confirmation.
A security deposit may be required prior to arrival or at check-in, subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.
HOUSE RULES
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind (tobacco or cannabis) is allowed inside. The use of any recreational drugs on the premises is strictly prohibited. Failure to comply will incur a $300 penalty.
- No parties/events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed.
- No tent or other structures may be set up on the ground of the property.
- Renters agree to cover any charge related to damages that occurred during their stay or necessary extra-cleaning charges if needed after their visit.
- Renters may be required to provide a government ID on check-in day or during their stay.
- Please avoid moving furniture.
- Pets are not allowed.
- Please avoid hanging towels or clothes on the balcony/terrace railings.
- Pool and common area regulations and opening/closing hours must be respected. The use of musical devices in common areas is prohibited. No glasses, bottles, food, or coolers are allowed in the pool. Disposable or plastic glasses are allowed.
- We ask that you please adhere to the rules of the condo complex during your stay. You’ll be required to acknowledge and sign upon arrival.
Interaction with Guests:
This is a self-check-in property, and guests will be given all access codes and instructions within 24 hours of arrival.
