THE SPACE

This home gets it right. It honors East Launceston's architectural heritage while giving you all the modern comfort a big group needs. When you're traveling with family or friends, you need proper space, not just enough beds, but actual room to be together and places to escape when you need five minutes of peace.



There's something special about staying in a home that has history in its bones but lives thoroughly in the present. Five bedrooms upstairs, thoughtfully set up for different combinations:

- One king rooms (one with its own TV for the early birds or night owls)

- Three queen rooms (one includes an extra king single bed, perfect for kids)

- One room with two king singles

- One Portacot available for babies

- Every bedroom has storage, quality mattresses, white linen, and its own style



That's 11 guests sleeping well, with flexibility for however your group looks.

Two full bathrooms upstairs means no morning queue and separate toilet down stairs:



Modern walk-in showers in both:

- One features a generous spa bath (someone's already calling dibs and will use all the hot water)

- Additional separate toilet downstairs near the laundry

- Contemporary fixtures that actually work properly

- The house has a large electric hot water so keep them efficient.



Living Spaces:

The ground floor is open and light-filled. High ceilings and good bones meet modern styling. Kitchen and dining flow into a relaxed living area with smart TV and comfortable seating. Upstairs, you'll find more lounging space—great for teens who want their own zone or anyone who needs a quieter spot.



Kitchen & Dining:

Contemporary kitchen that's actually a pleasure to cook in. Plenty of bench space, quality appliances, and enough storage to unpack your groceries properly. The dining table seats 6 with extra bench seating, there's always room. French doors open straight from the dining area onto the deck, so you can flow between inside and out.



The Deck: (The Real Star)

Step through from the kitchen and dining area onto this generous entertaining deck. It catches the morning sun beautifully, the kind of spot where you'll end up with your first coffee every day, taking in the Launceston city views. Come evening, fire up the BBQ and settle in for dinner as the city lights start to glow. 8-seater dining table means everyone fits comfortably, with that view stretching across the city to the mountains beyond. Exterior stairs lead down to the backyard and firepit (BYO firewood).

GUEST ACCESS

The entire house is yours. Free on-street parking is plentiful right out front, never been an issue for our guests.



INTERACTION WITH GUESTS

We're Moxxi, a locally based team that believes in giving you complete privacy to enjoy your stay while being available the moment you need anything.



Before arrival, we'll ask you to complete a simple online guest verification, just like checking into a hotel, but remote. We securely collect photo ID and take a pre-authorization on a credit card (not a charge, just a hold). NEIGHBORHOOD

East Launceston is one of those suburbs that locals quietly love. Beautiful period homes, many thoughtfully restored. Tree-filled streets, and everything you need is within walking distance. It's the perfect mix of heritage charm and modern convenience.



Accessibility Notes:

The home is spread across two levels with internal stairs connecting them. All five bedrooms and main bathrooms are upstairs. The staircase is moderately steep without baby gates, so families with very young children should supervise closely. The ground floor has the kitchen, dining, living, laundry, and a separate toilet. Once you're on each level, it's easy to navigate. Not ideal for guests with significant mobility challenges.



Shops & Services:

Your nearest essentials are all in East Launceston:

- Maple Café and Relish Café (5-minute walk) for excellent coffee and breakfast

- Alps & Amici (walking distance) for gourmet groceries and ready-made meals that are actually delicious

- St Georges Square Park (easy stroll) with food trucks, cafés, boutique shops, and playgrounds

- Coles Newstead/ Chemist and GP Clinic (5-minute drive)

- Launceston Aquatic Centre (walking distance) with pools, gym, and indoor play area for kids



Local Attractions & Interests (5-30 minutes drive):

Launceston's city center is genuinely walkable from here. Du Cain Brewery, Stillwater, and seaport are all within 15 minutes, proper good food and wine.



For cocktails, head to Cinco Passions. The locals don't share that one easily, but we just did.



Princes Square and City Park (famous for its Japanese snow monkeys) are both under 10 minutes on foot. Beautiful old oak trees, playgrounds for kids, and historic fountains worth seeing.



Cataract Gorge (10-minute drive) is unmissable. Hiking trails for every fitness level, natural swimming basins, peacocks wandering around like they own the place, and the world's longest single-span chairlift. You can also cruise through on the Tamar River, stunning from the water.



For day trips: Cradle Mountain is 2hrs ish southwest. Tamar Valley wine region starts 15 minutes north, cellar doors, farmgate produce, riverside views. Bay of Fires and the East Coast are about 2hrs if you want to add beach time to the trip or head 50mins north to Bridport beaches.

From the Airports



Launceston Airport: 20 minutes (15km)

Hobart Airport: 2.5 hours (200km)



In Launceston

Free street parking is plentiful right outside the house, we've never had a guest struggle to find a spot. Having a car makes exploring easy, though East Launceston and the CBD are walkable.



Metro Bus Service: Regular routes through East Launceston and the city. Check timetables at metrotas.com.au

Free Tiger Bus: Loops around the CBD. Stops near Princes Square and Launceston General Hospital (both close to the house).



Beam Scooters: Purple e-scooters around town. Download the app, grab a helmet, go.



Uber: Readily available and affordable for getting around Launceston.



Taxis: Easy to book through local services.



For exploring Tasmania beyond Launceston (which you absolutely should), a car is essential. National parks, coastal drives, and regional attractions are best accessed with your own wheels.

Heritage Meets Modern:

This home beautifully balances period charm with contemporary comfort. You get the character and good bones of East Launceston's architectural heritage with all the modern amenities that make group travel easy, updated bathrooms, quality heating, reliable WiFi, and a kitchen that actually works for cooking.



Hot Water System:

The house has an electric hot water cylinder. With 11 guests, you'll need to be a bit strategic about shower times, space them out helps everyone get hot water. If someone decides to have a 20-minute everything shower, give the system about 3 to 4 hours to reheat before the next person hops in. A little coordination goes a long way.



Stairs & Layout:

Two-story layout with internal stairs means this home isn't suitable for guests with mobility limitations. All bedrooms are upstairs. The staircase doesn't have baby gates—supervise young children closely.



Parking:

Free on-street parking is available directly in front of the property and all along the street. There's always space, it's never been an issue.



Firepit:

There's a firepit in the backyard if you fancy a fire under the stars. You'll need to bring your own firewood, we don't supply it.



Weather:

Tasmania's weather is famously changeable. Pack layers. We've got heating throughout the house, so you'll be warm and comfortable inside regardless of what's happening outside.



The Little Ones:

1x High chair and 1x portacot provided. The home is family-friendly, but keep an eye on toddlers near the stairs.



Group Size:

This is one of the larger homes in the area, comfortably sleeping 11. HOUSE RULES

🏡 Peaceful enjoyment - Quiet hours 7am-10pm. No parties or events. This is a family neighborhood, and our neighbors appreciate the peaceful atmosphere.

⏰ Check-in/Check-out - Self Check-in from 3pm, check-out 10am sharp. Late checkouts can sometimes be arranged in advance, just ask. If checkout runs over without approval, there's a $50 fee for every 15 minutes past 10am (or your approved time). Our contractors are on tight schedules and we get charged when they're kept waiting.

🚭 Smoke-free property - No smoking inside. Smoking permitted on the deck only—please use the provided container.

🐾 Pet policy - No pets allowed.

🍖 BBQ care - Please clean the BBQ after use. We charge a $50 cleaning fee if it's left dirty, saves our cleaning team the extra work.

🌿 Garden maintenance - We have regular garden maintenance for this property. The gardener may attend during your stay. If the timing doesn't work for you, just let them know and they'll reschedule.

🔑 Keys - Please take care of the keys. If keys are lost, there's a $250 rekey charge to keep the home secure for all our guests.

✨ Property care - Treat the space as your own and report any damage immediately. If the property is left in an exceptionally poor state requiring extra cleaning beyond a standard checkout, you'll be responsible for additional cleaning hours and any rubbish removal fees incurred.

👶 Child safety - The staircase is moderately steep and has no baby gates. Please supervise young children at all times.

🚗 Parking - Free on-street parking available in front of the property and along the street. No permits required.

🔥 Firepit - Feel free to use the backyard firepit. Firewood not supplied, BYO or purchase locally. Always check for Total Fire Ban days during summer months.
