This early 19th Century charismatic gate lodge sits in a fantastic spot on the edge of the Twizell Estate in the pretty village of Warenford, perfect for cosy country delights but just 5 miles from the glorious white sands of Bamburgh.

Acres of woodland and parkland offer endless possibilities
Set in extensive private grounds, Twizell Estate has an illustrious history, once belonging to the eminent botanist and ornithologist Prideaux John Selby, who famously hosted John J Audubon at Twizell. South Lodge forms part of the existing estate within 500 acres of private land, with stunning walking and wildlife from the doorstep, most notably the estate's precious red squirrels.

Benefiting from four bedrooms sleeping six, this delightful property has been sensitively restored throughout by the owner. First and foremost, it has the warm feeling of home, with attention to all the little things which help to make a holiday stay a memorable one.

Enjoy the warmth of the electric AGA and perhaps whip up a cake or two, leading into the cosy ambience of the open plan snug and dining room where you can turn the lights down low and enjoy some relaxed chat around the fireside, yet equally well set up for formal dining too. Original artworks of the local area along with antiques, including a kist from the original mansion house are lovely features here.

Fallow & Ball colours are used throughout the property along with paint from the Little Green Paint Company, their rich pigment balanced with high quality fabrics and wallpapers from Mulberry, Colefax & Fowler and Sanderson. The addition of Crystal chandeliers bounce shafts of light beautifully and are a statement piece to each room.

A more formal sitting room offers space for some grown-up time with deep, comfortable sofas in rich blue velvet adding extra comfort. This leads into a ground floor bedroom with single bed, its deep colour scheme and tweed accents inspired from the family archives.

Upstairs, are two generously appointed double bedrooms with sumptuous memory foam mattresses and quality duck and goose down duvets. Enormous window seats are the perfect spot to start the day watching the sunrise or the comings and goings of the local wildlife, including Wilma the local peacock!

The first double room features an ornate mahogany four poster bed surrounded by romantic rose and floral wall detailing, delicately hand-painted by a local artist. The second has been finished in a French style with elegant bed and soothing colour scheme. For the children in the party, two tiny doors from either bedroom open up into a perfect hideaway, ideal for play time or for some hide and seek.

Off the upper hallway, leads down into the second bathroom (bathroom one on the ground floor) and a further single bedroom.

Outdoors, the property sits in an enclosed south-facing private garden, with a patio to the rear and an upper level seating area offering vast views across the fields and a fire pit for some atmospheric star-gazing. This extends into wider woodland and parkland with designated walks in the immediate area. For those who prefer life on two wheels, there are private hardcore tracks which cyclists can use on the estate, as well as routes all the way down to the coast.

Shooting, fishing, sporting and other outdoor activities offer endless possibilities, along with catering, picnic lunches, special events and celebrations. A private tour of the wider Estate, including four-wheel drive tours, can also be arranged directly with the owner.

Snug with two sofas and a wall mounted Smart TV with integrated DVD player. Surround sound music system with speakers through the ground floor.

Dining room with seating for six guests. Wood burner with hot plate for cooking/boiling, wide selection of games books and magazines.

A front door between the dining room and sitting room leads to the front south-facing lawned garden.

Sitting room with large comfortable sofas and armchairs, wall mounted Smart TV with DVD player, decorative fireplace.

Bedroom one - ground floor bedroom with 3' single bed, side table, dressing table.

FIRST FLOOR
Bedroom two with king size four poster bed with high quality memory foam mattress, side tables, dressing table, cupboard with generous storage and hanging space. A tiny door in the window recess gives way to a hideaway play den for children. Large window seat overlooking the garden.

Bedroom three with French style king size bed, side tables, dressing table, cupboard with generous storage and hanging space, small Smart TV and integrated DVD, large window seat to the front of the property.

There are three steps down from the upper landing to bathroom two and bedroom four.

OUTSIDE
The property sits in an enclosed south-facing lawned garden to the front, with an enclosed paved patio to the rear and an upper level seating area with fire pit.

This extends into wider woodland and parkland with designated walks in the immediate area. A private tour of the Estate can be arranged directly with the owner to see more extensive and private areas of the Estate.

There is secure access to the front of the property with electric gate.

PARKING
There is ample private parking directly to the side of the property.

BABIES & CHILDREN
A travel cot and high chair can be provided on request and the owner will make every endeavour to accommodate any requests for other child friendly items. Please do ask.

DOGS
Two dogs are permitted at a charge of £15 per dog. Dogs should be clean before access into the property - an outside tap is available - and should be contained to the utility room until dry. Thereafter they are permitted in the open plan kitchen and dining area but are not permitted in the sitting room, upstairs or on the furniture.

GUEST AMENITIES
Bed linen and towels are provided along with high quality guest toiletries. The beds are made up with duck and goose down duvets and pillows but hypoallergenic can be provided on request. The mattresses are high quality memory foam. A hairdryer is available in each of the bedrooms.

Wi-Fi is available. Mobile reception is generally good.

HEATING
Heating throughout the property, with underfloor heating in the bathrooms as well as the kitchen and snug. Electric AGA in the kitchen. Wood burning stove in the dining room with generous initial supply of logs.

The property is detached, accessed by a secure access gate and is not overlooked. The property sits on the edge of the small, pretty village of Warenford.
