This first floor property comprises of Kingsize Bedroom with ensuite, bathroom, Lounge, Kitchen, Twin Room and sofa bed available in lounge if required. Fully renovated and decorated to a high standard and boasts the award winning "Loaf" mattresses in the single beds and with the Kingsize the "Emma" mattress of the year 2022. All mod cons to make your stay as comfortable as possible all you need to bring is your toothbrush. Smart TV, WIFI, Washing Machine, Iron, Coffee Machine, Hairdryer etc. It is based in the vibrant area of Broughton/Canonmills which is a 10 minute walk from York Place Tram/St Andrews Square or the beauty of the botanical gardens, cycle paths, and Stockbridge area all within short walk too. You have a variety of independent shops and restaurants on your doorstep along with a Tesco and Lidl for convenience. Regular Bus service routes all over the city and the Just Eat rental of bikes outside Tesco which leads onto our cycle paths. Everywhere central is walkable.

Very happy with our stay here. The queen bed and two twins worked well for our family of four. The shared spaces were cozy for relaxing in when we were at the apartment. Beds were comfortable and shower had hot water and great pressure. The location of the apartment was also great, in a calmer area but still with plenty of places to eat in the immediate vicinity, and walkable to just about anywhere. Especially enjoyed easy access to the Botanical Gardens and the Water of Leith walkway. Communication with the host was also good. Would not hesitate to book this place again.
Our family had a wonderful stay in this lovely apartment in Edinburgh. The apartment itself was very clean, bright, quiet, and comfortable, and the owner had provided clear instructions about everything in the apartment as well as useful advice about surrounding restaurants, stores, and experiences. The apartment is in a wonderful location - it's an easy 10-20 minute walk to the majority of things that we wanted to see in the city, and there are bus stops that are very close and easy to use. Restaurants and pubs near the apartment (right next door, across the street, almost directly underneath) were excellent and made dining choices easy when we wanted to stay closer to the apartment at the end of the day. Two grocery stores are also within easy walking distance.
Fabulous location and we thoroughly enjoyed our stay. Communication with Nicola was seamless and very positive, even after we had an unexpected delay. Best stay in Edinburgh.
Our stay was delightful and quite comfortable. With shops, pubs, and markets close by and the main tourist center less than a 30 minute walk away, we thought the location was perfect!
Great location- easy to get to Royal Mile etc by bus or walk if you had energy left. Restaurants in surrounding area were great & handy grocery store across the street. Nicola is great to deal with. Thanks for the stay!

The neighborhood was excellent. The parking area was perfect. O’Connor’s pub right below. The apartment was the best. It was the most perfect introduction to Scotland we could ever have.

Had a wonderful stay in this apartment. The location was perfect, Tesco just over the road and an easy walk to town. Nicola was extremely helpful with all my many questions, a parking permit was provided to park the car. The apartment was clean and inviting, we would definitely stay here again - thank you so much!
The flat was very well-equipped and also perfectly situated: Tesco, cafés, a Chippie, and a pub just around the corner. Just a few metres to the bus stop, where you can get to Princes Street etc. in just a few minutes. We loved our stay and would come again.
For 4 adults, it worked well for us especially having 2 bathrooms. Descent location, Uber to train station under 10 minutes. Supermarket only a couple minute walk. No shortage of pubs or restaurants for a quick drink/ meal. I would stay here again.
This lovely property was the perfect spot for our mother/daughter Scottish adventure. The communication was top-notch and the attention to detail was wonderful. Highly recommend this wonderful flat.

My sister and I traveled to Edinburgh with our young adult sons to celebrate their college graduations. This property was the perfect place to stay while we enjoyed exploring the city. It was very comfortable and large enough for four adults. The location was perfect, within walking distance to shops and pubs. The host was very helpful and responsive. Highly recommend!
Heat property and Nicola was fantastic. Really made the experience wonderful. We would highly recommend this host and property. Bus pick up across the street, groceries within a block and a local pub right downstairs. Don’t worry though, it’s not loud. Thanks Nicola

I have lived in this beautiful city for 30 years. I am married with two young girls age 10 and 12 live locally to the flat.
Why they chose this property
I live in the area and it is fantastic place to be with lots to do and see and is walkable to everywhere so central so wanted to purchase somewhere locally so visitors could relax and enjoy it too. Also regular bus service from a few minutes from the flat into town or it is a 15 minute walk.
What makes this property unique
You have the tram close by, main bus routes and cycle paths all on your doorstep along with the supermarket, local coffee shops, bars and restaurants. New St James's shopping centre only opened 2021 10 minute walk, Playhouse Theatre, Botanical gardens all walking distance.
