Casale Iris is a beautifully restored 18th century farmhouse offering seven bedrooms and six bathrooms across two stylish, self-contained apartments with separate entrances. Combining authentic character with modern comforts including air conditioning, a dishwasher, and spacious contemporary bathrooms, the house is perfectly suited to extended families, groups of friends, or couples travelling together who want to share a memorable holiday without sacrificing privacy or comfort.

Perched on its own peaceful hilltop, Casale Iris enjoys sweeping 360-degree views across rolling countryside, medieval hilltop villages, and the dramatic Sibillini Mountains. In winter and spring, the snow-capped peaks create a spectacular backdrop, while in summer the long golden sunsets and warm evening light make the terraces and garden especially magical. The mature Mediterranean garden is filled with shrubs, trees, and roses, providing natural shade during the warmer summer months.
A gently lit garden path leads from the house to the 12 x 4 metre swimming pool, which is suitable for the whole family.

The house is divided into two independent apartments:

-a spacious four-bedroom upper apartment
-a comfortable three-bedroom garden apartment with easy ground floor access

Together, the property accommodates up to 12 guests while still allowing everyone space to relax at their own pace.

The upper apartment is bright, spacious, and designed for gathering together. A large entrance hall leads into an expansive kitchen and dining area opening directly onto the panoramic terrace, where guests often spend hours sharing meals, enjoying aperitivi at sunset, or simply admiring the ever-changing view across the hills. The cosy lounge has a very comfortable corner sofa, satellite TV, and books and board games for evening entertainment.

The principal bedroom is an elegant suite with a 170 x 210 cm bed, walk-in wardrobe, and spacious shower room. Upstairs are a further large bedroom with walk-in wardrobes and desk, alongside two romantic bedrooms tucked beneath the traditional farmhouse roofline.

The apartment includes three bathrooms, comprising two shower rooms and one full bathroom, as well as a separate guest toilet. Several bedrooms have ensuite facilities, making the layout ideal for couples or multi-generational family stays.

From the upper terrace, steps lead down to the shaded outdoor dining area and fully equipped alfresco kitchen. With its Argentinian grill, outdoor oven, gas cooker, fridge, and large dining space, it becomes the social heart of the house during summer evenings. Guests can cook together, linger over dinner under the stars, and enjoy the peaceful atmosphere of the surrounding countryside. Firewood for the grill is provided.

The ground floor garden apartment offers a fully independent space for up to five guests across three airy bedrooms, two with ensuite shower rooms. With step-free access, its own entrance, private patio, and dedicated laundry room, it is particularly well suited to grandparents, families with young children, or anyone seeking a little extra privacy within the wider Casale Iris experience.

Casale Iris combines the charm and atmosphere of a traditional Italian farmhouse with the comfort and ease of modern living, creating a relaxed setting for long summer dinners, family celebrations, and unforgettable holidays together. Within a short drive, guests can reach the seaside resorts of Cupra Marittima, Grottammare, Porto San Giorgio, and Porto Sant'Elpidio, all offering excellent restaurants, cafés, pizzerias, beach bars, and traditional Italian gelaterias.

Closer to the house, within a five-minute drive, guests will find several highly regarded local restaurants serving regional cuisine, as well as a popular farm shop selling fresh local produce. The surrounding villages provide all essential amenities including supermarkets, bakeries, pharmacies, ATMs, and post offices.

For shopping enthusiasts, the coastal area offers large shopping centres, Italian shoe and leather outlets, and elegant clothing boutiques.
