IMPORTANT: My flat has recently been granted a short term let license and the relevant planning permission to operate legally as a holiday rental. Both these things are a legal requirement for holiday lets such as mine and very few in Edinburgh have been granted them to date. If you book somewhere in Edinburgh, please ensure they are legal to operate or you may find they are forced by the authorities to cease trading with immediate effect and you run the very real risk of your booking being cancelled.
Further to this, if they do continue to trade without the legal requirements you will not be covered by any insurance should you require this during your stay. Decisions on whether licenses and planning permission are granted are starting to come in between Jan 2024 and throughout the summer of 2024.

Directly opposite the Royal Residence at Holyroodhouse Palace at the foot of the famous and historic Royal Mile and only a few steps away from the Scottish Parliament Building this beautiful city centre apartment effortlessly fuses modern living with traditional Scottish flair. It is a ground floor apartment making it suitable for wheelchair users and boasts a small private patio area directly outside the front door whilst being surrounded by shared gardens.
Whilst the setting could not be more central the property enjoys a relatively peaceful ambience and is in a perfect position for people watching as the open top tour buses stop right outside the apartment window to point out the Palace to the tourists. You can immerse yourself in the grand atmosphere of the Royal Residence - especially as cannon fire can be heard periodically at Her Majesty's request. Although a car is not essential due to the location of this property the apartment has provision for your own private parking in a secure car park.
A few steps from the residence takes you to the heart of century's of Scottish History as well as an abundance of modern cultural, commercial and social centres. The apartment is ideally situated to walk to Princes Street (10 minute walk), Arthur's Seat (2 minute walk), Easter Road at the top of Leith (5 minute walk), The Royal Mile (less than 1 minute walk), Waverley Train Station (8 minute walk) and many more places of historical interest, not to mention the many great eateries and pubs in the nearby vicinity. The apartment lies in a quiet Crescent just off the Royal Mile which is the ancient route between Castle and Royal Palace. There are views of Holyroodhouse Palace and of the breath taking and infamous Salisbury Crags on Arthur's Seat - an extinct volcano in the heart of Edinburgh.
The apartment has been lovingly and tastefully presented with traditional Scottish elements combining effortless modern living with a new, fully fitted and equipped kitchen, fully tiled bathroom with bath and Mira shower.
The kitchen is fully equipped and modern offering; a Washing Machine, Gas Stove, Electric Oven, Fridge/Freezer, Microwave, Juicer, Steamer and George Foreman Grill. Everything is supplied here whether you want to cook, eat out or order a take away meal from one of dozens of nearby establishments.
The beautiful, bright living room with double aspect windows is comfortably and classically furnished to a high standard which has a distinctly Scottish flavour with Scottish thistles, heather and a comfortable tartan armchair with a Charles Rennie MacIntosh mirror above. You will notice the panorama photograph of Edinburgh on the wall showing the apartment and its fabulous location. There is a comfortable sofa and many small tables dotted about for your convenience. You will also find throws on the sofa which can be used for both comfort and protection of the soft furnishings. There is also optional dining for four people and is thoughtfully equipped with multi channel HDTV, Blu- ray DVD, Apple TV and mobile Broadband. This room houses a large walk-in cupboard in which is a brand new, top of the range, pull- out, optional double bed which folds up and down in a matter of seconds. A selection of books and games are also available.
The bedroom is another beautiful room with a shabby chic feel to it with a comfortable brand new double bed and double aspect windows and ample storage. A hairdryer and set of straighteners are also in here for your use.
The apartment would suit many different people (including couples looking for a romantic break, wheelchair users or small groups or families) wanting to make the most of their visit to Edinburgh without lots of travelling in to the town centre. The apartment is within walking distance of bus stops to many areas of Edinburgh including, Leith (for The Royal Yacht Britannia), The Zoo, and Murrayfield, the home of Scotland's Rugby, not to mention the Horse Racing at Musselburgh.

It was a really good location and clean and supplied with enough towels… second bed is okay not very comfortable but fine for a few days… communication with host was excellent and includes Netflix use which was appreciated!

This was a lovely home for us, was clean, had plenty of towels, etc., and in a quiet neighborhood. It was easy to get into town to see the sights and have dinner. The host responded quickly when we were confused about how to adjust the heater. We’d stay here again.
My daughter and I stayed there and the location was perfect . We didn’t realize until our last day that we were literally across the street from Holyrood Castle and that the hop on hop off stop was in front of the apartment ! Could have been a better location !!
This property is bery convenient to the old town city center. It is clean, comfortable, and has everything needed for a stay. Cozy but comfortable for 2-3 people.
this is a perfect place for a visit in Edinburgh. Very central, clean, well equipped. And Debbie is a very nice and helpful host! We know where we'll stay when we come back to Edinburgh

Great location in walking distance to everything without the noise of downtown. It was clean and cozy. Though only one bedroom, we did make use of portable folding bed. It was very comfortable, nothing like the usual bar in your spine pull out mattress that you often get as a second sleep option. The owner was very helpful and anticipated many of the usual questions, Highly recommend
It’s in a great location - short walk or even shorter bus ride to the main city center but also right off of royal mile. Close enough but far enough away that it’s quiet and peaceful. Although they offer a blow up mattress (I think I saw one in the closet), it is quite small, so best for 1 person or a couple!

We stayed here twice at the beginning and end of our holiday in Scotland. Check-in is wonderful and the location cannot be beat. Once we parked the car, we did not have to drive any further within Edinburgh. On the second check, we had issues with the apartment being cleaned, which were quickly rectified within an hour. We would highly recommend and stay here again.
The flat was cozy and offered required amenities. We were pleased with the cleanliness and tasteful decor. Deborah was always prompt in communication, and asissted woth our questions. I highly recommend this location and would definitely stay again should we find ourselves back in Edinburgh!
Clean and spacious property. Good location. Host was communicative when we had difficulty with figuring out the shower. Some specific instructions on heat and hot water/shower would be helpful.

The location is near the Holyrood Palace and the end of the Royal Mile. Every place we wanted to visit was just a short walk away. To make it even more convenient, there is a bus stop just outside both the local and hop on/off buses stop there.Debbie was great in sharing what we needed to know to have a great stay and was quick to reply to any questions we had.The kitchen had everything we needed for breakfasts and lunches. The welcome book gives directions to a local Co-op food store that is a short 10 minute walk away.If you're not familiar with UK cooktops, don't panic, just search YouTube with the cooktop brand name and you'll find great videos that tell you about the various setting and how to use the range.It's great to have a free place to park the car that isn't on the street.Thank you Debbie for a great place to stay.
Comfortable, clean and well-equipped apartment in a great location at the end of the Royal Mile. So much to see and do within walking distance. Didn't get around to the tour bus but noticed it stopped on the road outside.
Main bedroom's double bed was comfortable and didn't receive any complaints from the kids in the second fold-out bed.
Off-street parking, just across the road, was an important feature for me. Reassuring to know the car was safe.
The host, Debbie, was helpful and quick to respond to queries.
Would certainly stay here again to continue our exploration of Edinburgh.

The location is fabulous, with the Queen as your neighbour. Although it is central to the whole of Edinburgh you will not be kept awake all night as it is a quiet neighbourhood. Parking is difficult in Edinburgh, so the private parking is invaluable.
