The views from the backyard/pool are beautiful. The pool was clean spacious. Also the hot tub. The house was very comfortable with plenty of space and seating areas. The manager was extremely helpful and attentive. The location is great both for access to downtown and access to hikes. This is a great place to stay.

Kristen and her family were really great.
I knew from the moment her brother showed up early with supplies for his sister that good folks were coming to visit.
She did the laundry too. SO nice.
Thank you Kristen.
Our stay at this charming getaway home was everything we had hoped for…the furnishings, the personal touches including artwork were welcoming and we felt like James was sharing his home with us…We grilled on the deck and fished till our hearts content…
Thanks for sharing James…We’ve already booked a return visit!

It is so nice to hear that you enjoyed your stay Rodney. We look forward to hosting you again.
ENJOY ! !
James' property was perfect for our holiday stay in Connecticut. We enjoyed the water view and it ended up being perfect when we woke up Christmas Eve to a coating of snow on the ground! This property is perfect for a single or couple, and it has everything you need for an intimate home-cooked dinner or if you just want to sip coffee and watch the ducks dive for their breakfast. We'd love to visit again.
Cute little house with everything you need right on the lake. I enjoyed using my kayak out on the lake and relaxing on the shoreline and deck of the house. I've never been to Guilford before but the area was beautiful with the coast being a short drive away along with historic houses.

Hey Kerrie,
I’m really glad that you enjoyed your stay.
You are welcome anytime.
Thank you,
James
We loved our weekend at James' lovely cottage, and hope to return sometime. The cottage is small but perfect for two people. The lake is a dream. We were so lucky to have perfect weather for swimming and canoeing. We also enjoyed a nice dinner in Guilford, which we'd be happy to explore more on some other trip. Thank you for a great weekend!

Beautiful home with spectacular views!
This home made for the most perfect vacation for my family. The house is on a nice, quiet street in the heart of Palm Springs. It’s a short 5 minute drive to downtown. Lots of good restaurants close by. Our 15 year old son enjoyed exploring all of Palm Springs on one of the bikes that is provided. My husband enjoyed the grill and the kitchen. I appreciated the washer and dryer. Our girls loved swimming in the pool. You just can’t beat the views of the mountains!
Comfortable and peaceful cottage on a quiet lake with great fishing from the private dock.
James was so accommodating, making sure we had everything we needed. The cottage is cozy and interesting, with comfortable furniture and original art throughout. All the necessities were provided and it truly felt like a home away from home! From the fishing to the bird watching, there was never a desire to even turn on the tv. It was a very relaxing weekend, and that was the goal. Thank you James!
We spent a very relaxing week at James's house. It's a very charming cottage with a nice artistic decorations, right on a small lake. We loved the canoe!
The kitchen is a bit underpowered (2-burner electric stove, small convection oven). It's pretty clear in the listing and wasn't a problem for us. We stayed in summer and got a lot of mileage out of the gas grill on the patio.
The overall vibe is more "an artist opens his charming home to you" than "antiseptically-clean commercial rental with brand new Wayfair furniture." We prefer this vibe.
We would gladly book again if we were looking for a place in this area.

To be completely transparent it felt as though we were simply going into someone’s house unprepared for guests. My wife told me about some rather dirty areas along with cobwebs that she cleaned. The refrigerator and freezer were dirty and filled with owner’s food, condiments, etc.. On the outdoor grill there was a sheet pan that was covered in leftover food drippings. And then the sheets on the bed were stained. Was not a pleasant experience and left after the first night.

This description is not accurate.
I’m surprised.
My nephew left a pan in the grill.
I was unaware of this. That is true.
The fridge, minus condiments which we leave in the door for guests, was cleaned out.
We spent most of the day cleaning for our guests, as always.
The night before I got a call from the property owner and had a nice conversation. He mentioned going away so I said I could come early around 3:00 (check in was 4:00). When I arrived at 3:00 he said he was on a business call and that check in was at 4:00 I mentioned the phone call the night before so I said it must have been a miscommunication so we left to return at 4:00 . Five minutes later he called and said could I come back at 4:30 ( now I’m upset) so I said I’ll be there at 5:00. Arrived at 5:00 and he still wasn’t ready to leave. We (my sister and brother-in-law whom dropped me off) waiting in the backyard and 15 minutes later he gave me the keys and left. The best part of the stay was the view of the lake.
I had a wonderful time at James’ cottage, and would recommend it to anyone who loves lakes, fishing, or birds looking for a quick getaway. James was friendly and communicative from the beginning. It was easy to get there a short drive up from the 95, and the North Branford area had good restaurants conveniently nearby, especially for breakfast.
Upon arrival it was simple to find where to park and James provided easy instructions for entering. As a whole the interior was very tidy and clean, and the perfect size for a solo vacationer or a couple, with one bedroom and a full sized bed, appointed with very excellent linens. Kitchen and bathroom are efficiently sized and completely serviceable.
The sunroom has windows all around and looked right out onto the back yard and lake - it was a great spot to enjoy meals. The back door opens right onto the deck, which has many additional seating options, though I preferred one of the adirondack style chairs right by the water.
The lake itself is a great size for relaxation. During the weekdays in May it was very quiet, only a few people might be out on a kayak or fishing off one of the docks at any given time (lots of fish jumping all day long). It left much opportunity for enjoying the scenery, and the many beautiful birds that were around all day. I saw Mallard ducks, Canada geese, swallows, song sparrows, orioles, a huge Pileated Woodpecker right next door, and tons and tons of red-winged blackbirds.
The canoe that came with the cottage was great! I never paddled one by myself before but it wasn’t too hard to maneuver into the lake and get in and out from the dock. James also provided a life jacket, thankfully.
In summary, I thoroughly enjoyed my time and would love to come back. Thanks James!
