This is an idyllic country retreat that has been completely refurbished to a very high standard whilst retaining the character of the property
The property is located in a private estate and is located close to the shores of Rosemarkie beach
The holiday retreat has everything to offer in the Highlands of Scotland from historic sites, coastal & hilltop walks, beach sport activities, golfing, fishing or simply relaxing in one of the most scenic parts of Scotland and enjoying the wildlife.
This amazing cottage is located in a quiet location on a private estate. You're just steps from the beach, half a mile from the Fortrose and Rosemarkie Golf Club, and a leisurely walk to shops and pubs.
The cottage has 3 lovely double bedrooms one with en suite and is ideal for families or friends. Rosemarkie Bay is on the magnificent Moray Firth. It is gorgeous in every season, with a sandy beach that's within strolling distance of the cottage, an excellent cafe, and panoramic views towards Fort George. You may be lucky enough to spot some of the bottlenose dolphins that live in the bay, especially if you walk up to the lighthouse, but, even if you don't, the views are still memorable. The calm waters are good for a dip (if you're brave enough - it is Scotland, after all!), the sand is perfect for castles, and there are rock pools to explore. Fairy Glen Falls is another picturesque spot within walking distance of the cottage, and a good choice if it's too hot for the beach or it's been raining. Staying at Kincurdie Cottage makes it easy to explore. It's only half an hour's drive to Inverness where you'll find a wide array of places to eat, drink and shop, as well as galleries, museums and historic churches. The site of the Battle of Culloden is also about 30 minutes by car from the cottage. It's hard not to be moved as you stand on the site where 1,600 men were killed in under an hour in what was one of Britain's bloodiest battles. Cromarty is eight miles north of Rosemarkie. You'll feel as if you've stepped back in time as you walk along narrow lanes lined with remarkably well-preserved houses which date from the 1700s and were certainly built to last. The landscape around Ross and Cromarty is some of the finest in the entire Highlands. In addition to walking and cycling, guests enjoy it through horseriding, playing golf, sailing or taking a sightseeing cruise, and fishing. There's an attraction or activity for every weather so, while you may be relaxed, you'll never be bored.

Wonderful cottage with great proximity to the Highlands. We had such a lovely time and would certainly stay again if we make it back to Scotland (which we hope to do!). HIGHLY recommend!

The Scottish climate prevailed with 4 seasons in 1 day but our American guests were unphased and nothing stopped them exploring the Highlands. Wonderful guests and looked after the cottage admirably ‘haste ye back’
We had a beautiful visit and enjoyed everything about our stay. A cosy home, lovely home, plenty of nearby walking. Stayed without our 11 month old, and it worked quite well. Great hosts, hope to be back again soon!
We had a wonderful holiday in Helen and Kenny’s cottage and their excellent hosting was the icing on the cake. The cottage is so spacious but feels warm and cozy at the same time, and is beautifully furnished and well equipped. Rosemarie is a great place to stay for a holiday, so many interesting and beautiful places in easy reach and plenty of things to do locally if you fancy g

Catherine and family were model guests and left the cottage spik & span.
They were very nice to deal with and we would welcome them back anytime and recommend them for any other booking

Everything about the cottage from the moment you step through the door is guaranteed to make your stay a very enjoyable experience. A very generous welcome pack, wonderful views, an immaculate property 5 minutes from the beach which has everything you need. A big well done to Kenny and Helen, and thank you! The Paul family.

If I could give more stars, I would. Kincurdie Cottage was so clean and comfortable, and so nicely decorated, it was a pleasure to stay there. The location was perfect, with beautiful grounds. The ocean and a nice beach were so close, plus Fortrose (with some nice shops) only a 20-minute walk away. We probably didn't drive out as much as we could have, because we enjoyed walking around the area so much. Communication with Kenny & Helen was great, as was the welcome basket they supplied. This is a very special place!
We had the most amazing 3 night break away ! When you drive up the road to the cottage it takes your breath away. The views over the bay from the bedroom are priceless. The cottage is gorgeous and the most comfortable beds we have ever stayed in. The children enjoyed using the tennis rackets on the courts on the beach. We didn ’t unfortunately manage to spot the dolphins after morning and evening attempts but we spotted many seals which was still a magical experience. We absolutely loved are stay and Kenny and Helen were absolutely fantastic hosts. You will not be disappointed with this hidden gem.

It was a pleasure having the Hills Family stay at our cottage and look after it and treat it as though it was their own.
They are welcome back anytime and hopefully they will be back to see the dolphins
This holiday property is a home away from home, just upgraded to 5 star. It is spacious, comfortable, fitted with all the latest appliances and situated in the most beautiful rural setting, with the sea 5 minutes walk away. Kenny and Helen were helpful, kind and engaging. We thoroughly enjoyed our stay in their property.
Extremely well equipped, comfortable and cozy property, excellent location to the nearby beach and amenities. Owner was able to assist with wine and beer purchase beforehand which was an absolute bonus. The property was in a very quiet location and its great to be able to walk to the beach in under ten minutes. Plenty of places nearby to visit with just a short drive or walk. Would definitely recommend this holiday property.
Kincurdie Cottage, which sits on a secluded elevated site overlooking the Moray Firth, has been beautifully refurbished with high quality fixtures and fittings and offers a very spacious and central location for exploring the Black Isle and surrounding areas. We found the quality of housekeeping to be excellent and soft furnishings to be of the same high standard as the fixtures. You will never feel isolated as Kenny C is always available on 'WhatsApp'.
From our initial enquiries through to our departure the owners were so helpful and thoughtful. The cottage is extremely comfortable with everything you need and the welcome pack was a lovely touch. The gift for our grandson was such a surprise too.
While the weather was mixed we were still able to explore the area and there are many beautiful beaches and interesting walks. All made for a delightful week in the area and we will definitely make a return visit to the cottage.

We had a fabulous time in this beautiful cottage.
On arrival, wine chilling in the fridge along with a wonderful selection of goodies, we were instantly at home.
Totally faultless and flawless....a real treat.
Location was ideal for access to Rosemarkie beach and an ideal base for touring our beautiful Highlands.
Thank you to Kenny and Helen for making our stay truly memorable ❤.
The property is immaculate with everything you need. Great views over the Moray firth. We got take out from The Crofter which was delicious and not too far away. Overall, a very enjoyable stay.
Really great experience throughout. Excellent communication with host in advance. Very thoughtful welcome pack on arrival. Immaculate property on a quiet, private estate by the sea. Great location for exploring the Black Isle. Right by Chanonry Point where we saw the dolphins every day. Really couldn't fault a single thing. Thoroughly recommend.
