Rose Cottage City Centre - near the River Ness
A beautiful 1800s terraced cottage footsteps away from the River Ness, a 30 second walk to Aldi & the outstanding Waterfront bar/restaurant. Sleeping up to 6 guests in 3 king size bedrooms, fully equipped kitchen, dining room & comfortable living space with free fast WiFi, Samsung Smart TV and wonderful log burning stove. Free parking with our permit & just a 5 - 10 min walk across old Inverness with beautiful views of the castle, cathedral & churches on the way. Dog friendly up to 2 dogs. Upstairs we have 2 king sized bedrooms and a half bathroom with toilet and sink. We supply hand wash and toilet rolls. In the chest of drawers in each bedroom you will find a hair dryer.
Downstairs offers a another king bedroom, large living room with comfortable seating for six people with dining table and six chairs, Samsung Smart TV which allows access to Netflix, Amazon Prime etc and our beautiful wood burning stove. A high chair and cot can be provided if requested prior to your stay. Our kitchen is fully equipped with everything we think you might need to cook meals during your stay. We have a coffee machine available for you to use, a cafetiere and provide instant coffee, tea and sugar in addition. We have also have a dish water for guests to use. A washing machine is available in the downstairs bathroom in the cupboard and cleaning supplies are provided under the sink in the kitchen and in the stairs cupboard.
The kitchen door leads out to the large enclosed beautiful back garden which has a decking area with table and chairs, and is a perfect space for dogs and children to run around and enjoy.
Parking is on street and free with our permit for one car, although we are also perfectly situated if you are not driving. Permits are required during the hours of 8am - 6pm, Mon - Sat. If you have an additional car then we usually recommend Rose Street Carpark as an alternative or Harrowden Road nearby.
We are a dog friendly property and can accept up to two well behaved dogs. We charge a fee of £25 per dog, per stay. Guest access You have full access to our cottage and it’s garden along with use of our parking permit for the duration of your stay. Other things to note Tours on request. Skye and Eilan Donan Castle, Glenfinnan for the Harry Potter train and Glencoe, Outlander tour, distillery tours, coastal tours, or a tour to feed Highland cows and see Stags, mountain goats and their kids in one of Scotlands most beautiful valleys.We are a dog friendly property and can accommodate up to 2 large breed dogs. A dog fee of £25 per dog per stay will be charged - If you have added a pet to your booking it will cover the cost of one dog. If you wish to bring 2 dogs, we will send over the additional fee via Airbnb fees.

It was lovely to meet you and glad you enjoyed your stay. If you're up on Skye and can leave the kids with your folks, go to Elgol and get a boat £50 over to Loch Coruisk and hike up Sgurr Na Stri (467 meters) - internet it and you'll see what I mean.
We stayed at the Rose Cottage in July 2025 and thoroughly enjoyed our stay. Gregor answered every question we had in a very timely manner and even gave us a ride to the train station on our last day. We wouldn’t hesitate to stay here again. It was also very helpful to have a washer and dryer to use in the middle of our trip. Thank you Gregor!

Loved my stay at Rose Cottage. Gregor was a great host...even left us 'bits and bobs' in the fridge for our arrival. The cottage is in such a convenient location so we had no trouble getting around without a car. Would definitely stay again!

We enjoyed our stay, Gregor was nice and gave us lots of nice adventure tips, what else we could do in and around Inverness. The house had everything we needed, was clean and nice.
Very communicative host. Convenient location to launch trips to Dores, Dornoch, Dunrobin, Golspie, Cabot Highlands, Culloden, Drumnadrochit, and Urquart Castle. Cozy evenings here after busy days out and about!
We spent 4 comfy nights in Rose Cottage. The bedrooms were perfect for me, my husband and two teens. Our host, Gregor, had put a few groceries in the house for us in case we got in late. So sweet! Clean, quiet and a well-supplied kitchen. The house is within walking distance to anywhere you need to go in Inverness. 10 minute walk to the bus station. And Gregor is just a lovely man!
The location of the apartment was perfect, being only a short walk to the city center. The house was clean and comfortable and Gregor was a great host. He was quick to reply to questions and made sure we were comfortable. Would definitely recommend.

Our family thoroughly enjoyed staying at Rose cottage. It was very convenient to the centre of town, having the parking permit was helpful, it was a pleasant to have the river so close and much larger on the inside than it looks. The garden was well manicured and a delightful space to spend time in both for morning yoga and evening drinks. The host is super friendly and we will definitely be renting from him again.
The property was in a great location for walking the City Centre. Waterfront Pub nearby highly recommended. Gregor gave us a wonderful tour of Skye, as well as Clava Cairns. He is a great historian.,and we learned so much!
Our cottage was perfect. Gregor was the best host and tour guide we could have asked for. The cottage was clean and spacious. The location could not have been better. It was close to the train station and right near the river. We could walk everywhere and had lots of choices for food and shopping. It also had the best shower that we had in our many stops in the UK!!!
I have stayed at two of Gregory’s properties and cannot recommend them highly enough. Everything is clean and organized. The house is in a quiet neighborhood easy walking distance to the city center and extremely close to the river. There is a washer and you can definitely cook in the kitchen. We didn’t see anything lacking. There is a small back garden with beautiful plants. Gregor is an attentive host. If I come back to Inverness—and I hope I do—I will definitely stay at one of Gregory’s properties.
We really enjoyed our stay at Gregor's Rose Cottage! It was a lovely place, just a short walk to the Ness River, and a short walk over the pedestrian bridge to the center of Inverness! Gregor was an amazing host who went out of his way to insure that we had a great time. He took us on a private tour of Culloden, and when our cab to the train station couldn't accommodate us, he immediately came to our rescue and got us to the train station in time for our train. I would absolutely rent from Gregor again!!
Host made our 25th anniversary trip even more special.
This was a really nice place to stay, larger than we needed really for two. Much bigger than it looked online. It's really well located just a short walk from central Inverness in quite little neighborhood. ALDI is very close as are several restaurants and pubs. Best of all, the host is a REAL Scotsman, in upbringing and in spirit, a true Host. When he learned we were in Inverness as part of our 25th anniversary trip, he offered to arrange a bespoke e-bike for us down in one of the most beautifully scenic glens we have ever seen, in person or otherwise. It made our trip extra special.
Really top notch host, row house, and location. We just hope we get to go back someday.

Gregor is a lovely host. Always available to answer questions and offer tours. He even gave us a ride to pick up the rental car and included a little drive to a beautiful beach. He provided a lot of suggestions and they did not disappoint since he is from the area. Rose Cottage is within walking distance to shops and restaurants which is convenient. The cottage was surprisingly quiet when the windows are closed. Great little backyard to sit and have coffee in the morning. Gregor provided breakfast (eggs, meat and milk) along with a bottle of wine in the fridge. Very appreciated!
Gregor and Ann are helpful hosts with such grace and kindness. They have an abundance of local knowledge suggesting places of quality where locals would want to visit and eateries to dine and drink in.
The cottage is very-well situated in Inverness; it is by the river, very close to but not within the hustle and bustle of it all. The cottage has a working log fire, cozy rooms, immaculate bathroom and toilet but the standout is a wonderfully-stocked kitchen with all the essentials to include butteries and champagne!
Rose Cottage is within stumbling distance of establishments with expertly-prepared local seafood, steak and whiskey; not necessarily all in one! One must not forgot to mention the proximity of a large convenience store just across the road eg. for the odd fresh milk!
This was a truly memorable stay for comfort, and convenience; for all the simple pleasures in life one savours. Of course we will be returning.
We have had nothing but positive experiences with VRBO, but this was our best yet. Two factors in particular stood out. The location simply could not be better - nice neighborhood, a three-minute walk to either Aldi’s or a terrific neighborhood pub (The Waterfront). All that “downtown” Inverness was within an easy 10-15 minute, extremely pleasant walk.
Second, the host, Gregor Davidson, was incredibly accommodating and helpful before and during our stay, from having the house ready and open early for us, taking us on a tour of Culloden battlefield and nearby Clara Cairn, to giving us a ride to the airport on our departure. Amazing.
Rose Cottage itself was just as advertised, cozy but completely comfortable and homey, with a lovely little garden we enjoyed on sunny days towards the end of our stay. Admittedly, the one and a “half” bath arrangement, both upstairs, were a tad less than ideal for two couples like us, but certainly manageable and really pretty insignificant to our enjoyment of the place.
In short, we cannot recommend either Gregor or his property more highly - far exceeded our high expectations. Thanks again, Gregor.

The Cottage is beautiful with an enclosed back garden for your pets and for relaxing, BBQing and enjoying the wildlife. E mountain bike and road bike hire with personal driver to drop off, pick and guide routes on request or use for tours in 9 seater vehicle for epic day trips to see the Harry Potter Train going over Glenfinnan viaduct before being taken to Fort William to catch train to do the actual journey to Mallaig (an epic day out).
