Wingate Farm is a newly renovated traditional farmhouse with 3 bedrooms, sleeping up to 8 guests. Located in a secluded and beautiful area of Exmoor on a working farm. The South West Coast Path and the Coleridge Way both pass very nearby; it's well suited for family holidays and for exploring!

Main Description
Wingate Farm, Countisbury has recently been renovated and refurbished throughout, now offering holiday accommodation for up to 8 guests on this working farm located on a Exmoor hill farm at a high point near the coast, situated between Lynmouth in Devon, and Porlock in Somerset. It is a working farm of 100 acres, running 100 ewes and a herd of Aberdeen Angus beef cattle.

Sleeps up to 8 guests in three bedrooms:
Bedroom 1- Emperor sized bed with en-suite bathroom with shower, WC and basin
Bedroom 2 - Twin bedroom with sharing bathroom with bath, shower over bath, WC and basin
Bedroom 3 - Family room, comprising king bed and bunk-beds
Well-equipped kitchen with modern facilities and dining table for 8
Living room with a wood-burning stove for those cosy evenings in and 40" flat screen HD TV with Freeview
Ground floor toilet with hand basin
Central heating fitted throughout the property
Enclosed garden with patio, picnic table and BBQ
Bed linen and towels are provided

Wingate has been a farmstead since the 19th century, it's 180 years old and in a peaceful, relaxing location. The owners live next door and offer you quality, dog-friendly farm accommodation with character in the glorious Exmoor National Park. The farm is situated on 100 acres which runs up to the spectacular South West Coastal Path, which is easy walking distance from the cottage with breath taking views.

You can walk to the local pub (The Blue Ball Inn) which is 4 miles along the 'Jagged Path', or onto Lynmouth and Lynton which is another mile further on.
Lynmouth has a beautiful harbour and amazing fish and chips.

Lynton is the nearest town (10 minute drive West) and Porlock and Minehead (10 and 20 minutes respectively, to the East) both have plenty of shops, restaurants, pubs, cafes and other amenities.

The farm next door has it's own Roman archaeology, the "Old Burrow" c 50 AD was built in the reign of Claudius. The earth works of an army encampment are clearly visible and is walking distance from the cottage, just up across a couple of fields.

There nearest sandy beach is at Lee Abbey, a 15 drive minute drive away, and is lovely. The big surfing beaches at Saunton, Croyde and Woolacombe are about 45-60 minutes away.

There are many walking routes on the farm and close by. Please feel free to explore wherever you want but please leave gates either open or closed, whichever they were when you came to them.

Dogs are welcome but not permitted to get onto the furniture or to go upstairs at all. Dogs are charged at £25 per dog per stay, maximum of 4 dogs per booking. Note, this property is situated on a working farm so you will be expected to keep your dogs under control, particularly in the vicinity of livestock.

Indoor Description
Wingate Farm has a cosy comfortable sitting room with a wood-burning stove and a 40" flat screen HD TV with Freeview.

The kitchen is well equipped, and includes a free-standing fridge-freezer, dishwasher, washing machine and microwave, and electric oven plus hob.
Other equipment includes toaster, kettle, cafetiere, a variety of cookware, kitchen utensils, cutlery, crockery and glasses. There is a dining area with seating for up to 8 guests.

Upstairs, there are three bedrooms.
Bedroom 1 - Large size bedroom with it's own luxurious en-suite shower room, Emperor sized bed and room for a travel cot, if needed.
Bedroom 2 - Twin room (sharing the family bathroom with bedroom 3).
Bedroom 3 - Family bedroom with a king-sized bed plus bunk-beds.

There is a cot, high chair and stair gates provided in the cottage (please bring your own bedding for the cot).
A hair dryer, iron and ironing board are provided for your convenience.

Electricity and heating costs are included in the price of your accommodation. The cottage has oil-fired central heating which can be adjusted to suit your preferences and the seasons.
A basket of logs and kindling will be provided for the wood-burner in the cooler months.

The cottage benefits from superfast Starlink satellite broadband, with download speeds typically around 300 Mbps (and uploads of 30–55 Mbps) which is ideal for streaming, video calls, and connecting to work if needed.

Good phone signal (on EE) is available a short distance from the house.

Bed linen, duvets, blankets and towels are provided for your convenience, but please bring your own beach towels if you wish to take towels with you on day trips.

There may be non-perishable items like a salt, pepper and a few herbs or spices available. Cleaning materials such as washing up liquid, dishwasher tablets/powder, and surface cleaner will be present in the property. Two toilet rolls will be provided per toilet and hand wash.

Outdoor Description
The garden at Wingate Farm is enclosed, and south-facing with a patio, picnic bench, four recliner chairs and BBQ.

The cottage is situated on a farm so surrounded by fields, the children can play in.

The property is semi-detached and the owners live in the other half of the building, they will leave you to your own devices but will be on hand if you require assistance during your stay.

The South West Coast Path is easily accessed via a short walk over a couple of the fields belonging to the farm.

There nearest sandy beach is at Lee Abbey, a 15 drive minute drive away, and is lovely. The big surfing beaches at Saunton, Croyde and Woolacombe are about 45-60 minutes away.
