Central location though up five flights of stairs so be prepared. Good air conditioning, needed in the height of summer. Plenty places to eat and drink within a few yards of the front door.
Need to update the listing as Pool advertised yet there is no pool.

You can’t beat this location in the heart of Old Nice, with lots of room and all the charm you expect!
Perfect location in the old town in a beautiful part of the city. Easy access to trams, the beach and fantastic bars and restaurants. Host was really informative and helpful. Would definitely recommend.
This property was absolutely perfect for our short stay in Old Town Nice. Perfectly situated, within walking distance of everything we needed (6 mins from beach) we could not have asked for more. The apartment itself was spacious and very well appointed. We especially appreciated how effective the AC was during this time of year (July) as it was extremely hot outside. We would definitely consider staying here again, and would highly recommend.
Great Location, Excellent Host, but Be Prepared for Stairs
The location of this rental in Old Town Nice was everything! It was an easy walk to fantastic restaurants, the beach, and charming shops. Dermot was a fantastic host—very responsive via WhatsApp (though we had some trouble communicating through VRBO). He made check-in seamless, ensured we had all the necessary information, and answered all our questions.The only downside is the 75 stairs leading up to the apartment. If you're not in the best shape, it can be a challenge. But if you don’t mind the climb, this is a wonderful place to stay!
Lovely large apartment, 2 really good sized bedrooms. Location excellent. Nice Old Town is vibrant (and sometimes noisy!) You will likely hear the bin men wherever you stay in the old town, the modern double glazing and aircon help with this. The apartment is on the 4th floor which also helps mitigate any street noise, but not for those with mobility issues. Would happily stay again.
Good price quality. Nice apartment with airconditioning, great location near the old city and the beach. Beach umbrellas and towels where provided for. Parking was difficult and expensive. Apartment on the fourth floor, lots of stairs. Unfortunately some noise in the morning from the garbage men, because of an garbage collecting space below the apartment. Kitchen utensils where not so good, more glasses and salad bowls would be nice. Good contact about in- and outcheck.

The pictures and information about this place are completely misleading.
First, there is no mention that it is on the 5th floor! No elevator and there is A LOT of stairs. It’s on an old alley and all garbage collection is directly below. What this means is that at all hours there are glass bottles being dropped in a huge bin, from residents to restaurants. And then when they collect this it is always in the early hours of the morning.
Our trip started with Dermot calling us and saying that one of the showers can’t be used because it’s leaking Ok, that can happen but he proceeds to tell me I will be compensated for this, he’s going to have a plumber come and fix it. We stayed 4 nights and no one came and he never answered messages. One month later I still can’t get a response about compensation! Ghosted.
The stove is disgusting, would never cook on it. Everything is filthy, definitely minimal cleaning being done if any.
It says washer and dryer, no dryer, just a drying rack. There are no smoke detectors, coffee maker is crap, kept ruining pods. Peeling ceilings, doors don’t close, not even the one toilet room!!
Basically, don’t stay here. I’m sure the shower will never be fixed, the story will continue.
I gave management lots of opportunities to respond before this review but I haven’t heard anything. Worst place we stayed during our month in France.
It’s a fine property - in our mind it gave you a feel for old town in Nice. Beach was a very easy walk, 3 easy to get too parking garages- even being a high walk up was part of the charm for us. Clawfoot tub was great- even took a couple cold plunges after a long day of walking. (Hot water works fine).
Living room couches are fine and general AC works well (much needed in the August heat)
Beds- for us- were a bit firm and we like firm. That’s not a judgement on the quality at all just an observation. Made side sleeping not possible. We like hotel firm but this was another level.
It’s too bad they can’t have lock boxes out front for the keys and we needed to collect from the local bodega- meeting the owner didn’t work out. Not too much of a hassle nor the owners fault- just added another step while you’re navigating a new city. Frankly would be fine if we went back so perhaps a very minor critique.
Some of the paint on the ceiling could use some attention- but that likely comes with the territory of an older building. The cracks and missing pieces have reached the point of needing to be addressed
It isn’t very sound proof in the bedroom door department again that goes hand in hand with the age of the property and its charm.
Final recommendation would be to install an emergency fire escape rope ladder that can be deployed - only one way in and out and it’s 4-5flights of stairs. Maybe little practical use but would be good piece of mind for a nominal investment.
Wir haben uns sehr wohl gefühlt. Aufstieg bis in die 4.Etage etwas anstrengend. Dafür oben wenig Geräusche in der Nacht. Duschen und Handwaschbecken funktionieren bestens . Am Bett im kleineren Schlafzimmer müssen dringend die Quietschgeräusche abgestellt werden. Geht gar nicht. Wohnraum mit wunderschönem Holzboden. Küche etwas spartanisch aber alles vorhanden. Super Kochgelegenheit. Bitte für etwas mehr Licht in Küche und am Esstisch sorgen.
Logement parfaitement situé au coeur du Vieux-Nice
Le logement de Dermot et Alexandra est parfaitement situé au coeur du Vieix-Nice. La plage pochette est à 4 minutes de marche et la Promenade des Anglais est a quelques rues. L'emplacement est le point fort.
Le bémol, la propreté de l'appartement et la qualité des lits. Le logement est du pour un ménage en profondeur.
Les pièces sont grandes et contiennent ce qui est nécessaire pour passer un séjour agréable. Les deux chambres ont leur propre douche et lavabo. Très pratique.
Attention aux gens qui ne sont pas en forme. L'appartement est au 4e étage sans ascenseur.
En bref, parfait pour être au coeur de l'action!
Old Nice apartment in the heart close to the beach. Emphasis on the old.
The space is functional, location is great, check-in was accommodating and friendly. Our bags got delayed so we came in a couple of hours late.
Everything works, but the apartment is old, everything creeks and squeaks, bedroom doors don’t close, the beds are not very comfortable, the internet is very very slow, my speed test measured 10mbs download speed and less than 1mb upload. The AC is in the living room, and doesn’t reach into the bedrooms very well so it was really hot at night.
It looks like it is not a custom to provide a flat sheet in France so the option was only to have a blanket on or nothing at all.
The place looked really cute on the pictures, but was disappointing in person.
Appartement super bien placé avec beaucoup de charme. Il est certes au 4ème étage sans ascenseur mais cela le rend plutôt lumineux pour sa localisation en plein dans la vieille ville. Hôte très sympathique, le seul petit bémol a été le délai de réponse un peu long avant notre arrivée. L’appartement est confortable, propre et pratique avec sa grande pièce de vie, son toilette séparé, ses deux salles d’eau et ses fenêtres double vitrage. Il lui manquerait tout de même une rénovation de fond pour finir de le mettre en valeur.

The pictures are very deceiving. The apartement is in a dark back alley.
You have to bring your suitcases 8 flights of stairs (with more than 10 stairs per flight)... you get to a spacious apartment. The very negative aspect of it is that it is SO SO old that the doors don't even close (even the bathroom),
There is pieces of ceramic tiles lifting and sticking to your sox because they are all breaking. Keep your shoes, it's dirty.
The paint is peeling everywhere, the walls are brown with filth and grime, there is holes in the walls, above the toilet (above your head) there is a big dark hole with a tank.
The big stove has a cooking plate that has black grime stuck to it. Lots of mold in the kitchen area.
The only positive thing I can say is that the apartment manager was nice and helpful.
WOULD NOT RECOMMEND THIS PLACE
Apartment was as described. Have to climb about 75 stairs to get to apartment, which is difficult with heavy luggage. In the heart of vieux Nice, with all destinations easily accessible. Tram nearby. No interaction with property owner - all interactions though property manager. Daily recycling occurs in early a.m. - be prepared for sounds of crashing glass.
Very Authentic Old Town Nice building with updated, cozy apartment. Hosts were fabulous. When we arrived, Alex helped us get our luggage up the four flights of stairs, which was one of the only drawbacks to this property. The apartment had everything needed to make our 5 night stay enjoyable. We had an adult child
with us, so having the two bedrooms was a big plus. Both rooms had large bed and sinks/showers. Toilet separate located in hall. It worked out great for us. We didn’t cook, but kitchen was adequately stocked and a little
Grocery is very close by and can actually be seen from living area window. The daily
Outdoor fruit, vege and flower market is literally right around the corner along with numerous restaurants. It’s an easy walk to the beach area. We would definitely return to this rental.

Spacious apartment in lively area
Despite the 74 steps the apartment was spacious and clean. Other reviewers rated the sound proofing as good yet the bin emptying, street cleaning and revelling were still apparent 24/7. We received a warm welcome on arrival. The location is fantastic, at the centre of the old town close to market, restaurants and trams.

Location, location, location!
We had a great time during our week visit in Nice and a lot of it had to do with the location. We traveled with our two boys, 7 & 4 years old, and the location made traveling with them easy.
Easy access to many things:
- There's a small market right down the alley where we bought the essentials like water, snacks, and fruit
- Every morning we went around the corner for fresh warm chocolate croissants and coffee
- Ate at amazing restaurants within a block of the apartment every day and even went to the pizza takeaway place down the alley and ate at home
- We scooted all around the old town in the mornings before the city started getting busy
- Short scoot/walk to the beach
- Short scoot/walk to Castle Hill
For the apartment itself:
- The shower in the master has amazing water pressure and the bathtub was perfect for the boys
- The main living room is open and airy with great light, it helps that the place has tall ceilings and is on the top floor so you get more sun
- Stairs are manageable even for the little ones, but expect a little heart cardio when walking up
- It's an old building and apartment so expect everything that comes with that, but I was happy with the level of cleanliness, floors were clean and even the common stairs area were mopped during our stay there
- I do want to point out there's only one toilet separate from the bathrooms, it wasn't a problem
- The master bedroom faces the alley, so you do hear all the commotion outside and also the early morning garbage pickup, but we actually prefer city noises, so this wasn't a problem and the windows are of good quality, so it reduced the noise level
- The kitchen is ok (we didn't cook), but we used their glasses and plates.

Great apartment in a wonderful location. Good soundproof walls, even if in busy and noisy Old Town we didn't have any problem sleeping or with noise! The apartment itself was spacious, clean, comfortable, and had all the necessary essentials for a pleasant stay. Great hosts, would highly recommend and stay again.
