Hugging the south coast between Penzance and Helston, Praa Sands is a beautiful mile long beach in Mounts Bay, and with its calm shallows, fine sand and excellent surfing conditions, is the perfect place for spending relaxing Cornish holidays with family or friends. One of a row of exclusive beachfront properties, Kerenza Sands rests just a few metres from the shore, separated from the beach only by the village green, and has a large garden with uninterrupted views of the bay.
Recently refurbished to an exceptional standard, the property boasts three spacious bedrooms (one of which is en-suite) and a fabulous open plan living space, all tastefully styled with gorgeous furniture and contemporary colour schemes. The modern kitchen features lovely sea views and comes fitted with a range of appliances and utensils, while the bright and airy dining room with its large table and ocean panorama beyond the garden, is the ideal spot for sharing meals and conversation together. For days when you fancy a meal out, the Sand Bar which perches right on the beach, is just a few minutes’ walk away, and here you’ll be able to enjoy stone baked pizzas, gourmet burgers and a variety of light bites with some of the best beach and bay views in Cornwall. Unwind with a good book or magazine in the living room to the sound of waves breaking on the beach or laze back in the summer room to discuss the day’s plans. After your adventures out and about you'll be able to look forward to sinking into your very own private hot tub while dinner sizzles away on the BBQ.
Surrounded by coastal paths and walking routes, guests can choose from a host of ways to enjoy the fresh air and beautiful scenery, whether out on the water SUPping and surfing, or on dry land, meandering the coast and countryside by bike or on foot. Nearby, the coastal town of Marazion with its famous St Michaels Mount, is just 10 minutes-drive away, while the iconic fishing town of Porthleven with its storm-driven harbour wall and wonderful restaurants lies the same distance away in the other direction. Slightly further afield but within easy reach by car, the towns of Penzance and Newlyn are well worth a visit, as is the charming village of Mousehole and the small but beautifully formed Lamorna Cove.

A perfect location to explore Cornwall
Kerenza Sands is perfectly located to explore the many surrounding areas that Cornwall has to offer. Amazing views and a short walk to Praa Sands beach which is gorgeous. The house is spacious and provides a comfortable stay though, as previous reviews state, needs some tlc to be classed as a luxury accommodation. 3 days before our stay we were advised that the EV charger was not working and this was not fixed for the whole stay.

Amazing location with coastal walks on your doorstep. The garden is very dog safe for those who wish to bring their four legged friends. The hot tub is an added bonus.

Amazing view
Cornwall neaver disappoints and the house is definitely about its location. The beach is a short walk over the grass through the main carpark and down some steps. If you have any mobility issues then the steps to the beach are quite steep. The house is comfortable and warm. The hot tub was great to warm up in after a cold swim. The twin bed mattress are designed for children not adults as they are quite thin. The other two beds are comfortable. The kitchen equipment is not as good as some cottages we have stayed in and the house definitely needs maintenance on it. Conservatory windows were broken, issues with the floor grips, hoover is broken, rugs had stains on them. They make a big thing about damage insurance but the property is not loved . All that said we had a good week as we love the sea and Cornwall

Hi Maggie. Thanks so much for taking the time to leave your feedback.
We’re really glad to hear you had a good week and enjoyed the sea, and all that Cornwall has to offer! Just to clarify: while the steps down to the beach can be steep, there’s actually a gentle slope about 30 yards further along that provides much easier access, especially for those with mobility concerns. It’s a great alternative route that many find helpful.
We also wanted to let you know that the rug has since been replaced, the floor grips have been fixed and the hoover has been checked and is working at full-efficiency. The owner along with the maintenance team have been working hard to address things that pop up to keep the property in excellent shape. They all do strongly care about the guest experience and put in a lot of effort behind the scenes.
Thanks again for your feedback, we are grateful for the time you took to type this, and we'll ensure your comments are noted and actioned where appropriate. All the best.

Comfortable home, great location
Kerenza Sands was a very comfortable, well equipped house in a quiet spot within Praa Sands. The location was great, an easy walk to the beach and it was lovely to see the sea from the property. We had great weather, so made good use of the garden and its lovely garden furniture and parasol! It’s a well placed property for exploring The Lizard and other parts of West Cornwall.

Comfortable house in amazing location
Lovely house. We had a comfortable stay.
The interior was spacious, clean and light.
The location by the sea is a major plus looking out beyond the garden (complete with rabbits) to the rolling waves. There is a cupboard with games and paper provided. Hot tub is clean and well maintained. Would visit again and throughly recommend.

Good location but not Luxury
The location is fab, yards from beach and lovely cafe up the road. View beautiful. Garden is well kept. Lots of rabbits.
When we arrived, the housekeeping was not upto scratch. The kitchen was well equipped, however we found dirty shelves, cups, glasses and bowl.in cupboard with remnants of a sauce. We put all cutlery, plates through the wash as just looked grubby and felt greasy. The floor strip between lounge and kitchen door coming away. There was no handle on the one side of bedroom door with king, the mini dehumidifiers on bedside tables mouldy. Broken pedal bin. We logged with Gareth property manager and he was responsive. In the room with single beds, the bedding was not clean, there was pen on pillowcase, bits and sand in the bed and sheets black bobbly. Gareth arranged for clean bedding to be left in the garage on our return from a day out. The dryer on the washer dryer was not working and the last day the machine spin cycle not working, which we fed back so sorted for next visitors.
The house is comfortable, but missing luxury additions and touches.
Lastly I would say anyone visiting with a dog, that the garden is not secure. The garden backs on to the grassy cliff top. Lots of walkers and dog walkers going past. The current fence is far too low to stop a curious dog and after our dog doing a runner, we bought a windbreak to put up in the lefthandside corner where at its lowest point and a long leash. So be mindful if you want to relax and your dog to have freedom in a garden maybe this not the best property.

Beautiful place to stay, right on the coastal path with beach just a couple of minutes walk away. To access the beach you need to walk down some steps, or there is disabled access via a ramp if you were to walk about 5-10 mins further. The beach is stunning - super clean and perfect for children. We loved it. We had a dog with us and whilst the garden is secure, be wary if you have a dog who jumps as the garden wall isn’t very high. Our cocker spaniel didn’t attempt it, but a bigger dog might. There’s lots of wild rabbits that come into the garden, which drove our dog bananas. Thankfully she didn’t catch one!
The property is very well maintained and modern. It really does have everything you need there and I wish we could have stayed longer than we did.
The property has septic tanks, which despite all of the air fresheners in the world you are still aware of. It didn’t spoil anything for us, but just keep the house well ventilated.
I would definitely stay again.

Filthy and covered in dog hairs but great location
We couldn’t fault the location it was a short walk to the beach and had a great big garden for our 2yr old. Having said that the place was absolutely filthy, we had to hoover up and the first day as our toddlers socks were picking up long white dog hairs and when we hoovered it then stunk of wet dog then for the remainder of our stay. One of his toy cars went under the sofa and when we went to get it it looked like it had not been cleaned for months. The conservatory roof was leaking and the building had many cracks, cobwebs and overall very dated. To be described as ‘luxury’ we think was an overstatement, no toiletries and only one toilet roll? You get more than that with a premium inn! One day the lights wouldn’t work and the fuse had tripped so luckily my partner knew what he was doing to get it sorted. One of the door handles was broken and a maintenance guy came to fix it during our stay (not an issue as the gentleman did explain about it), only one side of the toaster worked. Someone came to clean the hot tub before we had even vacated the property on our last day which we thought was a bit premature if we were still using the facilities we had paid for until check out. This is not the type of property we would usually book but as we were getting married during our stay in Cornwall we splashed out for ‘luxury’ or that’s what we thought and we were a little disappointed particularly with the cleanliness of this place.also the outdoor seating area and hot tub we felt would benefit from some sort of cover so you could enjoy them during all elements of weather.

Hi Danielle,
Thank you for taking the time to share your feedback following your stay at Kerenza Sands. We’re pleased to hear that you enjoyed the location and the garden space, and we appreciate your comments regarding areas where you felt improvements could be made.
We’d like to address the concerns you raised:
• Cleanliness: The property was deep cleaned at the end of July, the housekeeping team did not report any noticeable dog odours at the time of your arrival. We regret that you felt the cleanliness was not up to standard, and we will continue to monitor this closely.
• Maintenance Issues: Gareth met you on arrival and explained the situation with the broken door handle, which was promptly repaired during your stay. He also offered his mobile number for any issues, which you declined, stating you would use the Holiday Home (HH) contact number if needed. However, we did not receive any calls or messages from you during your stay, which would have allowed us to address any concerns you had experience immediately.
• Property Condition: Kerenza Sands has undergone refurbishment in recent years, including annual painting both inside and out. While we understand that tastes vary, we strive to maintain a high standard and regularly update the property.
• Amenities: As a self-catering property, we provide one toilet roll per bathroom and hand wash, which is standard practice. We encourage guests to bring additional supplies as needed.
• Hot Tub Maintenance: Our hot tub team visits every Saturday to ensure the water is clean and safe for incoming guests. On your departure day, they arrived at 9:30 AM and reported that there was no one at the property, before they proceeded with doing the water change over for the next guest’s arrival.
We’re sorry to hear that your experience didn’t meet your expectations, especially during such a special occasion. We always welcome constructive feedback and strive to improve where possible. However, we do wish to note that no photographic evidence was provided to support the claims made, and we were not contacted during your stay, which would have allowed us to resolve issues in real time.
We hope you had a wonderful wedding celebration and wish you all the best in the future.

Serenity!
We really enjoyed our stay here and loved all the extra features and practicalities.
Hot tub was lovely but very overlooked by dog walkers and cannot enjoy the full sea view.
Idea location for local harbour and villages with a bus service on the same road.
Annoyingly, we couldn’t find any cutlery! (Except plastic) and couldn’t reach anyone on the office phone. Furthermore, there was no guidance on turning the hot water on which, proved stressful on our wedding day. We also had an issue with a putrid stench from the on-suite bathroom (likely from septic tank) which made that room intolerable.

Hi Cherrie,
Thank you for taking the time to leave a review.
We are really pleased to hear you enjoyed your stay here and the location of the property. We do apologise the concealed cutlery draw was difficult to find, we will look to make this clearer for future guests.
The office phone is not monitored out of office hours, the out of hours number is to be contacted during this time so we do apologise this was not picked up. We will look into the smell from the drains and we do hope to welcome you to stay with us again in the future.

Lovely place wonderful views
We were a bit hesitant but should not have worried the reviews are correct wonderfull and clean nice decor excellent views nice and clean jacuzzi.
Just a couple of things could improve although minor for the price you pay better quality toilet rolls at least ones that you don’t push your finger through very false economy when only one supplied for the week at least 2 would be better
Better instructions on how to work the tv comments had been made it needs a aerial but we came to the conclusion that the signal was not great so you must have to use the apps to watch tv this needs clarification
The side gate that enters the garden needs some sort of guard across we had a small chowowa type size pet and they could get through the gate through the bars
All in all a great place if you like a nice view minutes from the beach the pictures on the web look nice but you need to see how lovely it really is. Well done Luxury Coastal

Pre Christmas getaway in Praa
We arrived the week before Christmas with three excited little ones and were really impressed with the house. The living room and dining areas are beautiful and the bedrooms are spacious. Given it was so close to Christmas our children were sad that there were no decorations but the games cupboard helped make up for this.
It was a really cold period in December and the storage heaters were set at a specific temperature- this was too low for the conditions and the bedrooms were incredibly cold. One of our children was poorly and the lack of heat was a real concern.
There were a number of key kitchen items missing (tea towels, baking trays) which made a stay with young children challenging. As did the tv which does not have freebies to standard channels- we had to log into personal accounts which didn’t feel right.
Last, we loved the location and wanted to re-book for 2023. Prices have risen massively and what was a great treat is sadly out of reach.

Hi Helen,
Thank you for taking the time to review your recent stay.
It's great to hear that the little ones made good use of the game's cupboard. We are sorry to hear of the issues encountered with the storage heaters and lack of kitchen facilities and will certainly be looking into how this can be improved.
Should you still be interested in booking for this year, we would be happy to apply a return discount to your booking.

Fantastic location
This is our second trip to Kerenza Sands and we love the location and setting within Praa Sands. The accommodation is roomy, and set up perfectly for what we are looking for as we holiday with our dog. He/we love the enclosed garden and fantastic beach and nearby local walks. Overall an excellent experience.
Our only disappointment was our experience on the morning when we left. Checkout is advertised as 10am and we had taken the dog out for his last walk around 8am and our teenage daughter was having a last go in the hot tub when someone from the house keeping team came through the gate into the garden dropping off fresh linen for the change over. It made her feel very uncomfortable and was a little intrusive. They then asked to go inside to leave the linen in the kitchen. She didn't really know what to say. We would not have a problem with items being dropped off ready for the next guests but perhaps these can be left at the front of the property or even in the garage if before 10am. This was then compounded by the hot tub engineer turning up before 9am wanting to get access to the hot tub to get it ready. We ended up packing up and leaving early and it left a slight taint on the experience which over the week had been fantastic.

Luxury - I dont think so!
The property has been styled beautifully and its location provides stunning views. However the attention to detail was missed and the customer service was really poor on this letting. Paying full price for lack of of luxury is appaling! My issue comes down to three major points - the broken dishwasher that was full of stagnant water on arrival and lacking it's front door, the lack of response from the letting agency and its representative until near the end of our stay, and the hidden cutlery draw, which I didnt find until the penultimate day! If you're going to let a property labled as 'luxury' then for heaven's sake ensure that as an agent your inspect it or have the cleaners inform you of any problems before the next set of guests arrive and that problems are fixed ASAP. I had to wash up manually during our stay (wasting my relax time), not the end of the world I know, but not something I was expecting. I had to go out a buy a basic set of cutley as could not find the modern hidden draw in the new kitchen as it's so well hidden!! why??? why not label it or leave some sort of instructions in a guest manual (which was no where to be seen or found) as to where everything is and how everythign works. Also please tell me what is the point in having heating and radiators that are operated via an App!!! if you don't leave details of how this works. And why presume we all use apps???! The weather can be quite stormy in Cornwall on the coast so why on earth was the garden furniture not better secured - we had to rescue half of it from the neighbour's garden again becuase no thought was given to this weather fact and its impact!! The conservatory main window has at some point been broken as a window film was applied on the remaining single pain - this leaked during our stay and the heavy rains that came and went daily. Shouldn't this have been fixed at the end of the summer? Again appearances can be deceiving!! so total luxury at Kerenza - I don't think so!! You can have as much nice and quality furniture and cushions as you like, all in a modern style giving the look of luxury but please have the basics right if you're going to charge the luxury price!!
