This house was a wonderful place for us to stay. It was so spacious compared to the hotels and B&Bs we’d been staying in on our UK holiday. The location is great for trips to St. Andrews, Perth, Aberdeen, etc.
Beautiful property with gorgeous water views. It was just as described. Bathroom and kitchen were recently renovated and a pleasure to use. Lots of space and was very comfortable. I would definitely stay here again.
A gate lodge full of character and comfort. The house had everything we needed to base ourselves for 5 days in Broughty Ferry. Very clean, good communication with host, no problems at all, a very nice stay.
I stayed in this charming and well appointed rental for the first week of my 2 week vacation. The location was great! Easy to pop down to catch the train from Dundee into Edinburgh for day trips. Broughton Ferry was a delightful area with good restaurants. The beds were super comfortable and the bedding very plush. Highly recommend!
This property is full of character, style and really feels like home. The beds were comfortable and the rooms were spacious. We really enjoyed coffee in the morning outside in the garden with great views of the River Tay and the bridge. It's very easy to find and so fun as a holiday house. The kitchens and bathroom were great with newer appliances. We highly recommend this property to anyone travelling close to Dundee!
This is lovely property, warm and comfortable in a good location with a lovely coastal walk near by. The property managers were attentive and in regular communication but I felt that there was some things which could be improved such as installing lighting out the back of the house and to include in the online listing that although there is a wood burner but guests are not allowed to use it.
Main thing I appreciated was how clean the place was- with a newly mobile baby in tow that was the part I was nervous about for a holiday rental and no issues at all- spotless. Same goes for kitchen- I've stayed in places where I needed to clean some.otems before use but didn't feel like that here.
Do be aware some.road.noise but it didn't bothere.at all.and we had bubs in the smaller room to the side. A few more.mugs would be magic!

This place has charm but we were unable to get a decent night’s sleep in a week here. The bed is very small and old, so we constantly rolled into the middle. The room needed full blackout blinds to block the light from the streetlights and muffle some of the noise from the road. It felt like midday at two in the morning. A bit of money spent in this room would transform the stay. Good kitchen generously equipped and sweet, if shabby, outdoor space.

Other reviews have said it all really.
It comes down to how you are treated as a guest. The owners do not treat you with respect by supplying charity shop mismatched china which is chipped, cracked and stained. I’m not going to list all the niggles but will just say we enjoyed our stay despite not because of the property.
More than happy to supply that list if the owners want to improve things!
Property was mostly as advertised. Check in process was easy and property had all the very basics (e.g., hand soap, washing liquid, new sponge). Could do with a deep clean (quite a bit of dust in the nooks and crannies). Parking spot is very narrow and requires a bit of skill to reverse into. Would be difficult for anything larger than a compact car (and for drivers not accustomed to having the driver’s seat on the right hand side). There was quite a bit of noise from the major roadway passing right outside the main bedroom. Would be tough if you’re a light sleeper. Would have appreciated blinds or drapes in the main bedroom that closed completely (ideally blackout as the room was fully lit at sunrise) and would have loved an extra towel or two (was only provided a single bath towel and hand towel for each of us).

I and consider that this should be taken off the letting market until improvements are made. The front door cannot be used. If fire occur in the kitchen there is escape without passing through the fire. No windows can be opened as a means of escape. This is a major risk to life. The property only seems to be cleaned on top surfaces which can be seen with thick dust under furniture. A deep cleaning is required.Cushions on sofa require cleaning. Poor cleaning of oven. Whilst the bedding was laundered clean there were stains on it. Outside does not appear to have been swept for months particularly outside the back door which is littered with discarded cigarette ends. Some cups so heavily stained by tanning are disgusting. Water left in the kettle to stagnate. if property not let. Squares of wallpaper in the entrance area looked like a patchwork quilt. Ceiling light in living room constantly flickers and too annoying to be used. No hooks in bathroom for garment hanging.
Photographs show that the property is situated on a roadside but fails to mention that is the main A930 Dundee Road with constant heavy traffic day and night outside the bedroom window. Fails to mention that the parking area has extremely tight turn in and the gate is difficult to open as it wedged by bricks on the inside due to the opening latch being broken and just laid on the ground. No information is provided for the location of amenities as to where to buy bread, milk etc. No guide for dual controls of TV
Einzigartiges Ambiente in diesem kleinen Schloß. Sehr ansprechend und edel renoviert. Außenbereich wg. vielbefahrender Straße etwas laut, aber innen gute Schallisolierung. Wir haben uns sehr wohl gefühlt.
