Grayling House is a contemporary architect-designed home converted from a former media exchange, with lovely rural views. Tucked away down a quiet lane on the edge of Winterton-on-Sea, the house has been thoughtfully designed with comfort in mind. Downstairs there's a large open plan living area with a modern kitchen, breakfast bar and dining space. The kitchen has an integrated fridge and freezer within the island, an electric hob and integrated oven and microwave. There's also a dishwasher and washer/dryer in the kitchen. A separate snug offers two comfortable sofas and an armchair, a 55" smart TV, and there is also a downstairs WC. Upstairs you'll find three stylish bedrooms, each with a comfortable king size bed and an ensuite shower room. The main bedroom has patio doors opening onto a terrace with views over the surrounding countryside. There is limited hanging space in each bedroom, but there are drawers under every bed for storage. Outside, the enclosed garden is gravel and laid to bark, landscaped with trees. There is parking for 2–3 cars and an EV charger available for an additional fee of £30 per stay – please contact us to arrange this after booking. Two dogs are welcome at no additional charge at Grayling House. They are welcome in the downstairs living areas and would appreciate your help in keeping them off the furniture. Please note for security reasons, CCTV covers the driveway to the property.

Fabulous family weekend away
I booked this property for my birthday weekend away with my family. It was perfect for us all. The house is very well equipped with everything we needed. The location is perfect, a peaceful lane alongside fields with horses and very close to a fabulous beach. Would definitely book again.

Our stay in Winterton at Grayling House
We had a lovely time at Grayling House - the house is in a perfect location, very quiet but within easy walking distance of the beach, shops and cafe. The house was spotlessly clean and was exactly as it was described. The village is lovely and has some great places to go within a short drive, including some great walks and shops. would thoroughly recommend

Lovely holiday
There were four adults sharing Grayling House and we all enjoyed our stay there. The place was clean and tidy and in the main very comfortable. We were very wary on the stairs because as nice as they are, we found them a little difficult to negotiate and felt that a hand rail on the wall would definitely help.
The only criticism concerns the access, as the dirt track leading to the house is very overgrown and despite us only having a medium sized car, it did get scratched ( not badly and will certainly polish out) but this was annoying.
It was nice to find a few basic provisions when we arrived and the towels that were supplied were excellent.
3 generations of us stayed for a long weekend
house was perfect with clean comfy beds everything you needed in the kitchen really close to the beach and village

Fabulous cottage
We had a great weekend with friends in this cottage. It's near the coast and we walked the coastal path and saw the seal pups. The pub in the village was great and in walking distance. The cottage was perfect for 3 couples with all rooms being ensuite. A perfect, winter walking weekend.

Beautiful house
A beautiful house in a great location a few minutes walk to the village and the amazing beach.My only criticism would be the lounge is a bit on the small side for 6 adults but otherwise no issues.
The welcome information sent before we arrived was really useful and a nice touch.
The garden is really enclosed so the dogs were quite safe roaming around.

Really nice house. Built this year. All the amenities that you could want. 5 minutes from the dunes and a further 5 minutes from the beach at Winterton. Would definitely recommend a visit

As a party of six friends we had a wonderful stay and will be returning. Plenty of parking too!
Very comfortable house and well equipped kitchen although more cutlery and mugs required. Bedrooms and en-suites great but limited clothing storage.
This is the best property we have stayed in on the East Coast by far.
Excellent quality furnishings, finishes and spotless.
The village is really nice. Local pub serves great food and a must for visit.
We will be back soon if you have vacancy

Excellent winter break
The house was very well equipped and comfortable for 3 couples. The 3 en suites bedrooms were a game changer. Wonderful peaceful location on a footpath just 2 minutes from the beautiful dunes. Everything provided including dog bowls, tea towels and dishwasher tablets. We would definitely return.

Wonderful modern property
We stayed here for a weekend in November, unfortunately we had dreadful weather so it was lucky we had such a wonderful place to stay. Very clean and modern with all that you could need, 3 ensuite rooms and lovely balcony which I would like to come back and use in the summer months. Good location as lots of beaches and Yarmouth close. Delicious chip shop at the end of the road too. I would highly recommend this property to others and I would like to come back again in the future.

Excellent house
We had a lovely week in this modern property that had everything you could need for an enjoyable holiday. Little touches like automatic night lighting and torches for walking in the dark were appreciated. Would love to come back in the summer to fully enjoy the upstairs terrace. Highly recommend

Perfect family getaway
We stayed for a long weekend with family including a toddler and a dog.
The accommodation was perfect. Great facilities, perfect location. Beach is fantastic and the walks nearby were lovely. I had a few questions before our stay and the customer service was great, very helpful. Information pack was very useful.
House was immaculate, and very clean, with the exception of the kitchen floor which was pretty filthy and left us with very pretty disgusting feet. I think maybe the floor had been missed as really needed a good mop. I’m sure this will be noted and sorted by the management though.
We would definitely return.
Grayling house is a quiet, pleasant place to stay. Comfortable beds, (my daughter did notice 2 of her pillow cases had a stain on), generally clean, and additional heating available if the air source heat pump does not make the house warm enough for you.
Bedrooms provide minimal storage space, but not really room to provide more, it was fine for us for a few days.
Good location close to the village and beach and in a quiet lane.
If arriving in the dark, please be aware that the house is on a gravel track with no street lights.
This is definitely a holiday let and not a holiday home, no little extras such as cooking oil or salt left by previous customers and no cleaning sprays provided so maybe take your own if you like to have these sorts of things.
My family had a nice few days staying at Grayling house.

Fabulous short break
Had a 4 night break at Grayling House with 2 friends so 3 ensuite bedrooms was perfect. The house was spotlessly clean and had every thing you need for your holiday with really comfy sofas, beds and powerful hot showers. The upstairs terrace is lovely but unfortunately due to the weather we didn't get to use it much - so will need to return during the summer months.
As others have mentioned, storage in the bedrooms is limited especially in the green bedroom but this would not stop me from returning in the future.
Location is down an unmade road so there are quite afew pot holes and puddles if its been raining but its lovely and quiet and only afew minutes walk to the dunes/beach/village amenities.
We had a lovely lunch and breakfast at Poppies, and dinner at the local pub plus great fish and chips from the chippy.
Would highly recommend Winterton on Sea as its such a friendly village and a great place to bring the dog and I would definitely return to Grayling House.

Nice Position
Grayling House is very nice property. An open plan kitchen/diner with separate lounge which is fairly small but comfortable. There is parking for 3/4 cars if you park carefully. It is well equipped. The beds are comfortable although it would be nice to have one soft and hard pillow as opposed to the two hard ones that are supplied. The sitting area outside one of the first floor bedrooms is very pleasant. We managed to sit out a couple times despite the wet weather. The pub, which is very friendly and serves good food, is only a 5 minute walk away. The dunes are close to but please be aware that you cannot go onto the beach between November and February/March because the seals have pups. It would have been useful to know this in advance.

Grayling House - spot on location
We loved our week at Grayling House primarily for its position close to the beach for a morning dog walk and access to the rest of the stunning coast and beaches and to the Broads national park. We had great fun exploring and the location made this really easy. We liked Winterton as it had such a calm and homely feel as a village. Not as touristy as some of the local towns nearby.
The house itself had three really comfortable bedrooms with great showers - a must for us on holiday and something we look for in the photos. The middle room is a little small if a couple are using it and lacked storage, but the other two were excellent for couples etc.
The deck is a lovely feature and we utilised the BBQ with an excellent butchers in Hemsby we frequented regularly. The only downside of the deck was distance from the kitchen and access through the bedroom which we felt limited its use. If the house had been designed with living quarters on the upper floor this would have been an amazing extension to the layout.
The kitchen was well appointed and had everything you could need. We couldn’t find the sharp knife drawer initially (hidden under the hob) but the hosts responded in minutes to a request to help find it via an email. We used the washing machine and this was fine but dryer was ineffective but I think that’s the nature of washer/dryers.
Overall we would return as we loved the location and access we got. The lane is very quiet and peaceful so as a place to get away from it all it is a hidden gem. Would recommend.
