Old Church Barn is a contemporary barn conversion beautifully blending modern comfort with traditional character, featuring flint walls and exposed beams throughout. The property offers two double bedrooms, a dressing area with a single Z-bed, and two bathrooms, allowing it to sleep up to five guests (maximum four adults), making it ideal for couples or a small family.
Downstairs, there is a spacious open-plan living area with a comfortable seating area, wood burner, and Smart TV, with doors opening out onto the rear patio. The well-equipped kitchen is a cook's delight and includes two ovens, an electric hob, microwave, integrated fridge and freezer, dishwasher, and washing machine, with an open-plan dining area ideal for relaxed meals together.
Also on the ground floor is a double bedroom with a king-size bed, TV, and ensuite bathroom fitted with a shower, wash basin, and WC.
Upstairs on the mezzanine level is the second double bedroom, which has restricted head height. Opposite this bedroom is a dressing or chill-out room, also with restricted head height, which contains a 2'6” single Z-bed suitable for a child. These two rooms share the family bathroom on the landing, which includes a bath with shower over, wash basin, and WC.
Outside there's an enclosed patio area to the rear, and the front garden is also enclosed with a small lawn.There is off road parking for two cars. Up to 2 medium or 3 small dogs are welcome at Old Church Barn for no extra charge. Dogs are welcome in the living areas, but we kindly ask that they are kept off the furniture.

With two dogs in tow, I arrived at Old Church Barn looking forward to a coffee and a sit-down. The standard, furnishing, and cleanliness of the barn is superb. Yet, despite that, it felt very welcoming. Fantastic location and well worth a short or long stay.

Beautifully restored and presented cottage.
We stayed at Old Church Barn in January and can highly recommend it. There's spacious off road parking and a 'wow' factor even before you enter. On entering and taking off our shoes, the underfloor heating was most welcome. The exposed beams and partially rendered walls are lovely and the attention to detail is exceptional. The best way I can describe it is to say that it is dressed in the way you would if it was your own home. Nothing is "that'll do, it's only a rental". If you visit between November and January, make sure you go to Horsey beach to see the seals!

Beautiful Stay
Old Church Barn was such a lovely location for us to stay with our two staffies Nala & Luna. The walks are absolutely gorgeous & can walk for miles. The accommodation itself was lovely & was greeted by a lovely welcome basket & was very clean.
Everything had such a lovely touch to it & a lot of thought gone into the modernisation of this property & has the home from home feel to it.
Will definitely stay again next year couldn't have asked for a better holiday home to explore Winterton on Sea.

A lovely property in a beautiful setting. Well stocked kitchen and it was a nice surprise to receive a welcome basket. Great place for dogs if you have one. Not far from beach and lovely local walks. Very soft towels!

Amazing...
Had a lovely few days at Old Church Barn. Everything was perfect from start to finish, a lovely welcome gift, amazingly clean and comfortable. Owners communication was fantastic and the guide beforehand was a godsend as first timers to Norfolk. The location is great for exploring Norfolk, we had the most amazing time - visiting Great Yarmouth, Horsey to see the seals, Cromer, Norwich and a trip on the broads. We will definitely be returning.

Superb barn conversion in a great location
Had a lovely relaxing long weekend at old church barn . Barn converted to a very high standard with lots of nice features .
Was immaculate when we arrived with a nice welcome basket . Lots of dog towels and bowls . Barn is in a peaceful location but still within walking distance of winterton and its lovely beaches . Perfect for exploring the Norfolk area . Nice enclosed garden totally dog safe . Many walks straight from the door. If you’re thinking of booking here do! You won’t regret it .

Lovely spot - highly recommended
We had a lovely week and would definitely visit again. The nearby church ruins are incredible and the accommodation is stylish, clean and comfortable. It’s also a perfect location being slightly cut off but close enough to access everything in the area. Thank you.

Fab week holiday
If you are looking for a walking holiday with your dog this is ideal place to stay. The Cottage has your every need and was just lovely and clean. Lots of car free public footpaths on your doorstep and about 2km walk to the sea. Private parking area so no need to panic for a parking space and driving you are within 15/20 mins from Gt Yarmouth, Sea Pauling and Hosey Gap / NT Hosey windmill. Although we were busy we really loved our stay here and had a relaxing time. Burgh Castle and the local pub there well worth a visit too. Thank you so much to the hosts for letting us stay and discover that part of Norfolk - Loved it!

Just the best!
What a gem this lovely barn conversion was. The best holiday property we have stayed in Norfolk so far. We love Norfolk and it’s beautiful coastline and to find this stunning property made out stay even more pleasant. The owners have thought of everything and the special touches like fresh flowers I have never seen before in a holiday let and very dog friendly too with water bowls dotted around. The property was spotless too. Would recommend to anyone wanting a peaceful location but within walking distance to sea. It’s a 10/10 from us and our dog.
We have already now booked the owners other property in Happisburgh for our main holiday and can’t wait to see that too.

Spacious and cozy for us, safe for the dogs
We instantly felt at home when we arrived and had a wonderful stay. The barn is spacious and cozy at the same time, and we were very happy to hang out inside when it got a bit rainy. The large living room was perfect for the family to sit together. I also loved one of the room upstairs as a retreat for myself to do yoga or read. And the main bedroom has a very comfy bed and tons of storage space. We love to cook and eat at home and the kitchen had everything we could have asked for.
Our travel group is not the easiest (2 beagles and a 1-yr old baby) and this barn provided everything we needed. The outside space is not just gated, but actually beagle-proof (which is rare). There is a microwave, a bathtub, a high chair, a lovely welcome pack (including milk and wine), dog towels... you name it.
Lovely location in a quiet place. Lots of opportunities to explore, but you don't need to use the car at all as there are several nice walks directly from the house and you can walk to the dunes/beach. We loved walking in the dunes, saw some seals, and the beach is gorgeous. Great chippy and cafe in the village (walking distance), amazing farm shops nearby, and I'd highly recommend visiting Norwich for a day if you haven't been.

Amazing in every way!
The barn is in great location, short walk to beach via quiet lane, no cars. Great for dogs as back garden walled and paved and access from kitchen. Front garden grass but not totally secure for some dogs that jump or could wiggle through the gate.
Kitchen is amazing, everything you need.
Comfy bed, great shower, plenty of hot water and powerful rain head. Best to take a shower cap if you don't want wet hair!
But the best thing about this barn is IT IS EXCEPTIONALLY CLEAN!! Never have I been away and not washed plates etc before use. Sue has put a lot of work into making this barn amazing for her guests and she is responsive to any contact you may have.
The welcome hamper with goodies, wine and milk was lovely.
There are tea bags and coffee, dish washer and washing tabs.

Very nice, on the whole...
I enjoyed my time at OCB; the place is clean and furnished to a high standard, with everything a visitor might need for a pleasant stay.
Three slight concerns could be:
i) I hadn't understood, from the photos or the description of the property, that the space for dogs is not huge. It is safe and secure, for sure, but the rear, paved area is not brilliant for dogs, in all honesty. The front, grassed area is pleasant, secure and well-maintained, but fairly small.
ii) The non-master bedroom, in which I stayed, is in the roof of the barn. I realise that this is one of the features of such a property. However, I did have to be very cautious at all times to avoid banging my head, and it wasn't easy, for example, for the daily making of the bed. (I feel for the regular cleaners of the property in frequently having to navigate that!). Additionally, there is no wardrobe/storage space at all in that room nor, indeed, anywhere at all in the room to place belongings — instead, the 'upstairs' guest is invited to use the lovely room opposite for storage and for the hanging of clothes etc. Again, this could be seen as a charming quirk of the property but, by the end of the holiday, it was becoming something of a challenge for me — constantly having to be aware of headspace, and always having to move from room to room via the two small stairwells.
iii) The slightly unconventional corner sofa just didn't work for us in terms of comfort.
I score this property highly because, overall, it deserves it, but I'm currently ambivalent as to whether I would book here again. My colleague, however, who stayed in the master bedroom, was extremely satisfied with things.
