The Villa is located a short distance from the Quinta Spiaggia of Golfo Aranci and from the beach and small harbor of Baia Caddinas. Golfo Aranci is also within walking distance, either along the seaside promenade or the sidewalk, leading directly to the famous boardwalk over the sea, lined with many restaurants and entertainment venues.
In just a few minutes by car, you can reach Porto Rotondo, Marinella Beach, and many other stunning white-sand beaches. The entire Costa Smeralda is easily accessible by car or public transport. Olbia Airport is 20 kilometers away; the city of Olbia is connected by train and bus, and just a short drive away.

The villa is located in a very quiet and private area. It is spread over four levels (basement, ground floor, raised floor, and rooftop solarium), and features a large, fully equipped outdoor area with plenty of space for relaxing, Sicilian stone dining tables for outdoor meals, and sunbathing areas by the pool. The pool is equipped with a counter-current system and, for an extra fee of €300 per week, can also be heated (heating is mandatory during the winter months from November to April).
There is also a bathroom accessible directly from the outside and from the pool area, with a shower; and an additional outdoor hot shower, shielded from view.

The Villa also features a large outdoor kitchen with a gas stove, wood-fired oven, and charcoal barbecue — all poolside.
There is sun all day and a breathtaking view from the entire villa over the town of Golfo Aranci, Tavolara Island, and the Gulf of Olbia.
The spacious and charming living room includes a state-of-the-art kitchen with a dining area, induction cooktop, electric oven, large fridge, dishwasher, retractable faucets, and a visible wine fridge.
In the adjacent covered veranda — used as a dining room — there is another table for 8–10 people. You can also dine outside on the terrace on the same level, which features a third table with armchairs.
Naturally, the villa includes a flat-screen smart TV and unlimited free Wi-Fi in every room.
On the ground floor, there are two spacious double bedrooms, each with large French doors offering access to and stunning views of the pool and garden. Both rooms have private bathrooms (one includes a walk-in closet, the other a large mirrored wardrobe).
In the basement, there are two more bedrooms, each with its own private bathroom. One features a top-quality emotional whirlpool tub with air-water-chromotherapy, a double bed, and a sofa bed for two. The other — also serving as a TV room — has two double sofa beds.
Outside the basement level, under cover, there is a state-of-the-art washing machine with a dryer function, and a shaded area for hanging laundry.
The Villa is fully automated (home automation system), with electric shutters, elevator, air conditioning, and is completely barrier-free.
There is a modern security system and a large state-of-the-art safe.
Parking is available inside the villa’s private grounds, right next to the entrance — or just outside the gate.

In total, you can enjoy a villa that accommodates up to 12 people, with four bedrooms — two of which are doubles with en-suite bathrooms — plus two additional bathrooms (six in total), a spacious living/dining room, another dining area in the veranda, an outdoor breakfast and dining space on the first floor, a garden with dining area, pool, and barbecue, a rooftop solarium — all with panoramic views.
