Rose Barn is an immaculately appointed barn conversion, set on the site of a former farm, nestled just 1 mile from Hawkshead village. The property has been carefully crafted to create modern day accommodation, while retaining its true charm and character.

Entering through the front door, you’ll be welcomed into a spacious hallway – perfect for storing and drying outdoor gear – with the added bonus of underfloor heating. All on the ground floor, you’ll find two well-appointed bedrooms, one double and one twin (with TV), both with ample storage and tastefully paired soft furnishings. The accommodation is enhanced by offering the first of two shower rooms on the ground floor, benefiting generations of families, or groups of friends, adequate space and comfort for your self-catering holiday in The Lake District.

The first floor is the true heart of Rose Barn, providing a well-equipped kitchen and access to a neat, gravelled patio to the rear of the property. To the other side of the kitchen, a glass door leads to a bright and airy living space with comfortable sofas, SMART TV, wall mounted electric fire and a well sized dining table with seating for six.

The master, and king-sized, bedroom at Rose Barn occupies the entire second floor. An obvious outpouring of love has been given to this space, creating a calming and almost haven like atmosphere. In hotel-style, the king-sized bed occupies one end of the room, with a secluded seating and dressing area to the other, as well as a newly renovated en-suite shower room on the same floor.

Our favourite cottage in the Lake District! Modern facilities, always in immaculate condition and an excellent base for exploring surrounding areas especially for walkers. Very conveniently located near to Hawkshead with nice number of pubs and cafes We can’t wait to return!

A fantastic mini break in a lovely property.

We booked Rose Barn at short notice through Tarn & Fell Escapes Ltd. A very easy process and we also received a call to ensure we had received our welcome pack which was a nice touch. The property we rented was a lovely converted barn not far from Windermere. It contained everything we needed for our mini break, in excellent condition, lovely furnishings and most importantly it was very clean. There was a great local friendly pub within a 5 minute walk which served good food and shops were about 5 minutes by car. Highly recommended - thanks for a great time.

Lovely accomodation

A really lovely apartment in this barn conversion. Surrounding grounds are immaculately maintained and the apartment was spotless, well finished and comfortable. A real pleasure to stay here. Well located in a general sense, although the three miles of road from Ambleside is a little slow and twisty...but that The Lakes for you! Overall, a great place to stay.

Fantastic holiday!

We loved our holiday at Rose Cottage, Hawkshead. The location was fab and it was very comfortable for us and our dogs. Customer service at Tarns and Fells were very efficient and helpful when we thought we might need to change our plans. We hope to be back!

A Perfect Stay

Not sure how long it is since this barn was renovated, but it is in beautiful condition, ideally situated in a quiet area and in wonderful condition. Spotlessly clean on arrival, it has everything you will need to make your holiday stay an enjoyable one. Would absolutely think about booking this accommodation again if looking to stay in this area.

Rose Bank

We had a great stay at Rose Bank. The property itself was lovely and exactly as the pictures. The beds were comfy, kitchen well equipped, and lounge area cosy and plenty room for us all. The location is just outside Hawkshead, a great base to explore the local area.

Great cottage

We had a lovely holiday at Rose Barn. We appreciated the little extra such as toys and games for the children. The kitchen was equipped with high quality pots and pans that did not stick! Everything worked well. Very relaxing for parents and grandparents and exciting for children. This was one of the best equipped property we have rented.

Well appointed cottage

A well appointed cottage in a quiet location about a mile out of Hawkshead and not far from Grizedale Forest. Comfortable bedrooms and well equipped kitchen. Sitting area would feel cozier with some blinds or curtains. Overall I would recommend and would stay again.

Excellent cottage for a stay in the south Lakes

Rose Barn was a lovely place to stay for our short break in the Lakes. It was perfectly located, just north of the village of Hawkshead and within close distance of Grizedale forest. Ross was extremely pro active with regular emails to confirm our booking and he rang us a few days before the trip to check we had all we needed. The accommodation was exactly as we expected it, very clean and extremely welcoming. Ross also recommended local places for us to eat and visit. I would highly recommend Rose Barn for a family or small group visit and would most certainly stay there again.

A lovely spacious cottage

Really clean, well equipped and well maintained. Bedroom on top floor very nice. Only reason I didn’t give 5 for comfort is the lounge area is pretty basic compared to the rest of the cottage but we had amazing weather so sat in the lovely little garden. We really enjoyed our stay - thank you.

Very enjoyable stay

We stayed at Rose Barn for one week in July. The cottage is situated in a good location between Hawkshead and Outgate. There is a path running in a field next to the road that leads to the Outgate Inn without having to walk on the road although it wasn't obvious to find. The cottage is a good size and is plenty big enough for six people to stay, It was clean and had everything we needed for our stay. Ross from Tarn & Fell was brilliant. Very responsive before, during and after our stay. He went above and beyond to address our requests and was a delight to deal with. I would definitely recommend Tarn & Fell as a letting agency.

Comfortable stay

Excellent cottage, well equiped, comfortable and in a good location. We think there is a wasp nest in the rest wall of the house, as wasps are getting into the upstairs bedroom when windows were closed. Also suggest moving kitchen crockery from the cupboard under the stairs, which is difficult to access. There is space in the kitchen, although a couple of additional wall cupboards would help. Just a suggestion.

Wonderful Week Away

We had such a wonderful week away in Rose Barn. The little touches like Halloween sweets on the children’s beds and milk in the fridge, were so thoughtful. The house was very well equipped and we would highly recommend and stay again. Great location with lots of walks from the doorstep. The only slight issue we had was with the car parking, as we had two big 4x4, we couldn’t both fit in the allocated space together and allow for space for another car to pass. Luckily there was another agreed space just up the road which we used everyday.

Lovely Home

we have enjoyed our fortnight at Rose barn. Although for many people the weather has been difficult for Tim and I it’s been good… we are not sun lovers! A small addition to the kitchen equipment might be useful. A small sharp peeling knife would have been a great asset other than that the kitchen is extremely well equipped as is the rest of the home.

A wonderful character property between Hawkshead & Outgate

We recently had a week in the Hawkshead area with a group of walking friends. As we were a fairly large group I ended up booking 3 cottages. Rose Barn is a 3 bedroom property which comfotably accommodates 6 people. It has been tastefully and comfortably furnished. The upstairs en suite master bedroom is particuraly lovely as it is spacious, modern and furnished with a couple of chairs for relaxing with a book, partcularly welcome if you wish to have some quiet "me" time. The other 2 bedrooms share a bathroom but are also very comfortable and tastefully furnished. The kitchen is well equipped and there is a comfortable open plan lounge/dining area for relaxation. Pre- dinner drinks or afternoon tea can be enjoyed round the outside table in the courtyard.
