Bowling Fell Cottage - Kendal Townhouse with Views

Bowling Fell Cottage is an upside-down dog-friendly townhouse-style property in Kendal that was updated in 2025 to add a brand new en suite, re-decoration, and new furniture. It's all about the location here, as you have the attractive combination of being just a five-minute walk from the town centre and Brewery Arts Centre, while being in a traffic-free area set back off the main road.

As there are four floors, each floor has its purpose, so there are different 'zones' which will attract mixed groups looking to spread out or retreat to a peaceful bedroom. The top floor is accessed from ground level and contains the kitchen/dining area. This well-planned space has modern appliances, plenty of storage, and food preparation space. The dining table is here in the kitchen area and set under the wide angled skylight window, with views over the rooftops of Kendal to the countryside beyond.

Down a level to the lounge with an unusual two-tier design featuring a 'library' area set slightly above the main lounge area. The main lounge is comfortably furnished and has access to the small but perfectly formed balcony. Down a level to two of the bedrooms, one of which has zip link beds which can be made up as two single (3ft) beds or a Superking (6ft) bed. The other bedroom on this level has a small (4ft) double bed. The house bathroom is on the same level and has a shower, WC, and basin.

Finally, descend again to the lowest level, which has the master bedroom with a Kingsize bed and the newly renovated en-suite, with a walk-in shower, WC, and basin. On this lowest level, there is access to the sheltered, east-facing rear patio, which is fully enclosed. Note that because this property is set over four levels, it may not suit all, and if walking, there is a short, steep section between the house and the town centre.

Although there is no green space at the property, you are just 50 metres, via a footpath, to the Castle Howe open space (site of the original Kendal Castle), which is a lovely sward of green for a stroll or dog exercising. This space is also known as Bowling Fell which gives the property its name. A little further on, and you can wander through Serpentine Woods, which lead up onto Kendal Fell for some excellent views towards the middle of the Lake District. Within 5 minutes, you can walk to the very centre of Kendal and the nationally famous Brewery Arts Centre, known for its programmes of live music, theatre, exhibitions and the very popular Mountain Film Festival, which takes place in November. Please be aware that due to the off-road location of the property, there is no parking on site. Please see 'things to note' for more details on parking.

Small desk/workspace with a computer monitor screen which may be used by guests.

Lower Middle Floor:
Bedroom with zip-link Superking bed which can be split into two (3ft) singles (please state your preference when booking), open hanging frame with shelving, bedside cabinets with reading lamps.
Bedroom with small double (4ft) bed, open hanging frame with shelving, bedside table with lamp, skylight window.
Shower room with shower cubicle, basin, and WC.

Lower Ground Floor:
Bedroom with Kingsize (5ft) bed, wardrobe, open hanging frame with shelving, chest of drawers, bedside cabinets and reading lamps.
En-suite with walk-in shower, basin, and WC.
Utility with a washing machine.

Outside Space (rear of property, accessed from lower ground floor):
Steps down to a paved rear garden area with a garden table and chairs.
Nearby public open space (Castle Howe). Two minutes walk via steep footpath.

Parking:
Nearest parking is on-street parking within 200 metres and is time-limited for daytime parking, but it is unrestricted between 6pm and 8am and unrestricted all day on Sundays, in most locations.
Nearest public car park is 5 minute's walk away (Dowkers Lane) which is a pay and display car park. There is another car park at The Brewery Arts Centre on Highgate which is 6 minutes walk away.

THINGS TO NOTE:
Bed linen, towels and essentials provided.
Up to 2 dogs permitted (£10 per dog). Dogs must not be allowed onto furniture, and owners are asked to clear up after their dog. It is a strict requirement that dogs are not left alone in the property.
Nearest Train Station: Kendal Train Station (16 minute walk). Kendal Bus Station is a 10 minute walk away.
Access to the property is via a wide tarmacked footpath, approximately 60 metres from the nearest road.
No travel cot or high chair provided. The design of the property makes it unsuitable for infants/ young children and those who may struggle with too many stairs.

Gas central heating.
No smoking / vaping, use of candles or incense sticks anywhere inside or outside.
Nearest parking is on-street parking within 200 metres is time-limited (usually 30 minutes or 1 hour) for daytime parking, but it is unrestricted between 6pm and 8am and unrestricted all day on Sundays in most locations.
The nearest public car park (Dowkers Lane) is a pay-and-display car park 5 minutes away.
