About this property
Space galore, an acre of gardens and four bedrooms, Lakeland farmhouse with games room, free parking
Situated in the Lake District, close to Windermere & Coniston Water, Stony Hazel House is the ideal base for your Lakeland getaway. Nestled in ancient woodland with river frontage, you can enjoy walks and mountain bike trails from the doorstep. The Grizedale Forest Visitor Centre - home to a ‘GoApe’, a bike hire shop, children`s play area and cafe - is just 2 miles away. The jewel in the crown is the beautiful gardens which offer plenty of space to explore.
The Property:
Spanning four floors, there is plenty of space inside and out;
Lower ground floor: this is where you will enter the property from the car park. It has a utility room (with washing machine, dryer, additional toilet and shower) and games room (equipped with a darts board and pool table).
Ground floor: a fully equipped kitchen, lounge (with large Smart TV and wood burner), toilet, snug area (with wood burner) / dining room.
First floor: two double bedrooms, a bunk room and bathroom (with large shower and freestanding bath).
Second floor: twin bedroom (with zip & link beds which can be joined to create a super-king sized bed if preferred).
Outside there is over an acre of beautiful outdoor space, including a large lawn with river frontage, terrace, and secluded walled garden.
Guest Verification and Good Housekeeping Bond or Waiver:
Once your booking is confirmed, we request a contact email address, mobile phone number and a photo of a Government ID as part of the guest verification process. Also, to encourage all guests to respect the property and its contents, we ask for a refundable Good Housekeeping Bond of £400 to be placed as a hold against a card by your card issuer, or alternatively, we allow guests to pay a non-refundable £40 Bond Waiver. Completing these two steps is mandatory as it allows access to your personalised Boarding Pass which provides all the details for your stay, advice about activities, electronic manuals, directions to the property and the latest key safe code. This Boarding Pass is provided in conjunction with Enso Connect.
The Local Area:
Prepare to be charmed by waterfalls, tarns, woodland and moorland, all within a stone`s throw of the house. You may even meet some of the locals -red deer, badgers or buzzards. Further afield, the shores of Windermere and Coniston are within a 15-minute drive and the picturesque village of Hawkshead, with its local pubs, traditional shops and a Co-Op, is around five miles away. For the kids, Haverthwaite steam railway (15 mins), Hill Top House (15 mins), and Dalton safari zoo (25 mins) are easily accessible by car. Fancy a bite to eat or a few drinks? The Eagle’s Head pub at Satterthwaite is walkable in 25 minutes, while Manor House (exceptional food!) at Oxen Park is a 5-minute drive. Both are dog friendly.
Parking:
To the rear of the property there is off-road parking for two to three cars.
Dogs:
Up to two well behaved dogs are welcome, however they must be kept to the lower two floors of the property and off the furnishings. We ask that you clean up outside after your dogs and please do not leave them in the property unattended. There is an additional pet fee charge of £50 payable once your booking is confirmed.
Zip and link beds: The single beds in the twin room can be zipped together to make a super king bed. There is an additional fee of £25 and this can be requested via you Boarding Pass once you have completed the verification steps.
Other Things To Note:
The stream at the bottom of the garden is not fenced off so young children will need to be supervised and our gardens are tended once a month by our gardener Crispin, who you may glimpse during your stay.
Check-in and Check-out:
The property is set up to allow remote access with easy self check-in meaning that no direct contact with anyone is needed.
Please note: Check-in is from 16:00 and Check-out is before 10:00.
We Provide:
We provide a selection of complimentary teas and coffees, oil, salt and pepper, kitchen roll, cling film, tin foil and greaseproof paper as well as a washing-up pack, oven gloves and tea towels. The consumables should last at least a couple of days. If you do need to top up your supplies there is a Co-op at Hawkshead where you will be able to do this.
We also provide locally made hair and body wash and hand wash in refillable aluminium bottles from Bath House and some cleaning products in case you need them while you are visiting. The cleaning products can be found under the sink in the kitchen.
Guest verification required: contact details during your stay
Good Housekeeping Bond or Bond Waiver required: £400 refundable Bond hold or £40 non-refundable waiver
Extra guests: not allowed
Quiet hours: 11pm to 7am
Pets: a maximum of two dogs can be accommodated but they must be kept away from the bedroom levels, off the soft furnishings and must not be left alone in the property. We kindly ask that you clean up after your dogs in the garden and grounds. Please note that there is a £50 pet fee charged once your booking is confirmed
Please leave the property in a similar state to when you arrived and lock all doors and windows.
