18th-Century Farmhouse with Countryside Views
Set in one of Devon’s most iconic of settings, Higher Venice is a lonely house positioned on the hill just outside Dartmouth. The property enjoys compelling views of the countryside. Positioned in extensive grounds set over four acres enjoying spectacular formal and informal gardens and a large paved terrace complete with BBQ and outdoor furniture overlooking some of Devon's finest countryside. A large driveway welcomes you with parking for several cars.
Here at Your Devon Escape we are local and will be able to assist and advise where required. Please liaise with us as much as required so that your stay is an enjoyable and memorable one.
Higher Venice is a short drive from the towns of Dartmouth, Totnes and Kingsbridge, traditional market towns worthy of exploring. You are a fifteen minute drive from the beaches of Blackpool Sands and Slapton Sands. Enjoy rockpooling or swimming in the cool sea.
A twenty minute walk down the path from the back of this farmhouse cottage leads you to the superb pubs and restaurants of nearby Tuckenhay. Enjoy a wander along the River Dart and be rewarded to a hearty meal or delicious pint. Higher Venice is the picture-perfect location for a family get-together or reunion with friends.
The lanes leading from the main service road are typically Devonesc! They can be a little narrow and uneven.
You are welcomed to the property via a grand gravelled driveway. It leads directly to the front door and provides enough parking for three to four cars. The house opens into a main hallway with typical period styled terracotta tiling.
The ground floor comprises of a spacious dining room and separate lounge area that both lead out to the fabulous sunroom. The sunroom is fitted with bi-fold doors that open up to the patio and countryside views beyond.
The lounge is home to a fireplace, three comfortable sofas and a TV, perfect for cosy evenings in. The dining room sits eight comfortably with an additional dining table in the kitchen to cater for everyone.
The kitchen is well equipped and suitable for cooking for large gatherings. It provides everything you need for a home-away-from-home. There are two ovens, a fridge freezer, dishwasher, washing machine and tumble dryer.
There is also a downstairs bathroom with shower and kids’ playroom that can act as an extra bedroom (please request when booking).
Upstairs, there are five large bedrooms (two with shower en-suites) and a main family bathroom with a bath. To best suit families or groups of friends, the bedrooms cater to all generations, sleeping twelve comfortably. Four of the bedrooms provide king size beds, all with stunning views of Devon countryside. One of the bedrooms comprises of two sets of bunk beds (four singles).
The gardens are truly magnificent, incorporating a beautiful walled garden, two shallow streams, a bluebell wood and wildflower banks. You can explore the Devon countryside without having to leave the grounds! With walks that not only offer a stunning vista of the gardens but also of the surrounding valley, it is simply idyllic. There is also a pond that is not always visible due to plant growth and extra care must be taken around this area.
This wonderful South Devon farmhouse is perfect for gathering the family together. Allow the children to roam in the grounds while the elders watch from the patio above. Enjoy breakfast on the terrace or in the sunroom, and evening barbeques out on the patio. Higher Venice is certainly worth a visit. You’ll be wishing you booked a few extra days!

The main TV in the lounge is a smart TV meaning you can login to Netflix etc using your own account details but please remember to log out!

Wifi is typical rural Devon and not as fast as the city.

If you’d like to bring more than one dog with you, please get in touch before booking as we may be able to accommodate you. Dogs are not allowed upstairs or on furniture.
