About this property
Villa Serendipity - with village view
Perched just above the iconic hilltop village of Saint-Paul de Vence, this beautifully renovated bastide with three ensuite bedrooms offers a blend of Provençal charm and modern comfort. Ideally situated for a morning stroll to the boulangerie or to soak in panoramic views stretching to the Mediterranean, it’s a serene and stylish base from which to enjoy the Côte d’Azur.
A beautifully located, air-conditioned French bastide with sweeping views of Saint-Paul de Vence
This traditional bastide has been thoughtfully modernised to create a light-filled, spacious and welcoming home, blending Provençal charm with contemporary comfort.
On the ground floor is a generous living room with comfortable sofas and a large TV. To one side is a light and casual dining area. Both spaces are adorned with original French paintings and sculptures, which continue out onto the expansive garden terrace, creating a seamless artistic ambiance indoors and out.
Step outside and you will be captivated by the breathtaking views. Perched perfectly on the hillside, the terrace offers a panoramic vista of the iconic hilltop village of Saint-Paul de Vence, one of the oldest medieval towns on the French Riviera and long celebrated as a haven for artists, writers, and creatives. The village appears almost within reach, set against a glittering backdrop of the Mediterranean stretching to Cap d'Antibes, with superyachts visible in the bay on clear days.
The outdoor living areas are exceptionally well-designed: enjoy breakfast at the al fresco dining table bathed in morning sunshine, then retreat to the shaded outdoor lounge with cushioned sofas, ideal for reading or relaxing during the midday heat. As evening falls, the cocktail seating area is the perfect spot to watch the lights of Saint-Paul de Vence sparkle to life-an enchanting sight, especially during the village's summer festivals, when fireworks and live music can be enjoyed from the terrace. A second dining table under a ramada and with a large Weber BBQ, provides the perfect setting for leisurely dinners outdoors throughout the year!
Inside, the modern kitchen is fully equipped with high-end appliances including a Cube fridge/freezer with ice maker, a Gaggenau hob, Siemens oven and microwave and an integrated breakfast table. The spacious master bedroom is also located on this level, with direct access to the garden terrace and uninterrupted views of Saint-Paul de Vence. It includes a stylish ensuite bathroom with a glass-walled shower, vanity and WC. Also on this level is a dedicated fitness room, equipped with Body Solid workout equipment.
Down a flight of steps are two additional air-conditioned ensuite bedrooms. One features both a double and single bed-ideal for a teenager or child-and a bathroom with a bath, over-bath shower, twin basins and WC. The third bedroom opens directly onto the pool terrace,
Outside there is a 10m x 5m swimming pool, surrounded by sun loungers and a spacious pergola-covered dining area, perfect for long, relaxed meals in the shade.
Opening onto the swimming pool on this level is a second open-plan living area complete with its own fully equipped kitchen (fridge/freezer, oven, hob, dishwasher), a cosy TV corner, and a table football setup-creating an ideal space for family time or casual entertaining beside the pool.
On a lower floor there is the library - a quiet and reflective room - perfect for studying or working during the holidays with views onto the garden.
The property is accessed via secure gates and a sweeping Mediterranean-planted driveway, with covered parking for four cars and space for two more. Its location is as convenient as it is picturesque: just a two-minute walk to the nearest restaurant, five minutes to the celebrated Fondation Maeght, and an easy stroll into the heart of Saint-Paul de Vence.
This villa is a rare retreat in a region rich with history, art, and Provençal charm. Just minutes away lies Saint-Paul de Vence-one of the Riviera's most iconic villages-cherished by artists such as Chagall, Matisse, and Picasso. With its world-renowned galleries, atmospheric cobbled streets, chic boutiques, and acclaimed restaurants, you'll enjoy the very best of the Côte d'Azur in both comfort and style.
