Stunning contemporary vintage seaside house on the hill above Hastings Old Town
A unique opportunity to stay in this remarkable light-filled home which is welcoming discerning guests for the first time in 2026.
The Lodge offers a wonderfully secluded destination, nestled on the hill above quirky historic Hastings Old Town. It is in close proximity to the large open space of the West Hill, with its panoramic sea views and easy access to the seafront and both sides of town.
The property is a late Georgian detached villa, which has been sensitively extended to include 2,000 square feet of both modern and historical spaces. The art and antique filled interior has been lovingly styled to be full of variety and contemporary vintage personality.
There is a strong indoor-outdoor flow with all the main rooms having double doors leading onto the garden. To the rear there is a large south facing terrace and lawn area with mature and exotic planting. At the front there is a gated driveway and plenty of room for parking.
This special place really does offer the perfect retreat for a comfortable relaxing stay within easy reach of everything Hastings and the surrounding area has to offer.

SURROUNDING AREA
Hastings is one of the most characterful seaside towns in the South East, known for its quirky charm, independent shops and thriving arts scene. I can give lots of advice on getting the best out of your visit and guests will be given access to my 'Outsider guide to Hastings' app with all the best local places to know about.
There's a useful convenience store just round the corner along with a local pub and an excellent café kiosk five minutes away on the West Hill, overlooking the sea. There's an eclectic array of shops and restaurants in historic Hastings Old Town and all the practical conveniences you might need in the New Town, each just a scenic ten minute wander down the hill.
There are various interesting routes down to town but it's worth bearing in mind that the walk does involve steps in places and the hill is quite steep so perhaps not ideal for the faint hearted! A stroll along the seafront brings you to the vibrant neighbourhood of St Leonards-on-Sea, known for its culinary hotspots, creative energy and bohemian atmosphere.
TRANSPORT
If you're coming by car, there's plenty of parking on the gated driveway, along with free parking on the street.
If you're coming by train, the house is a short cab ride or 20 minute walk up the hill from the main Hastings Station. Alternatively the smaller Ore Station is an easy 10 minute away with the option of changing at Ashford to get the fast train into London.
PLEASE NOTE
The house is best suited to families or small groups looking for a stylish seaside stay and is not suitable for parties or events.
Beds: The house can accommodate up to 6 adults and 2 children. There is a £30 supplement per person per night for over 6 people.
Kids: I'm happy to discuss this but the house isn't well suited to young children since it has delicate objects and furniture and there are large spiky plants in the garden.
Pets: Again, let's discuss this but my cat Indigo says that one small dog is welcome to stay while she's away provided they are house-trained and well behaved. There is a £15 supplement per night for pets.

Why they chose this property
I was drawn to set up home in Hastings a few years ago due to the beauty of the location and vibrancy of the community. It's an inspiring place full of creativity, which couldn't be further from the mundanity of 'middle England'. The West Hill is the perfect location, overlooking the sea and bridging the charms of the Old Town with the amenities of the New Town.
What makes this property unique
The Lodge has an interesting history and is one of a small number of early houses built on the West Hill. One of the things that makes the property so special is that the original house is a simple late Georgian villa which has been sensitively extended to create a wonderfully light and open contemporary vintage living space, with a largely horizontal layout.
