Top floor flat (third floor) in traditional Victorian tenement on edge of Edinburgh's New Town
Under 20 minutes walk from Waverley train station & Princes Street, 10-12 minutes walk to tram stop from airport (Picardy Place)
Adjacent to large supermarket (Tesco) with several independent restaurants, cafes & bars nearby. Edinburgh's Botanic gardens, Water of Leith, and lively local neighbourhoods like Stockbridge are a short walk
Please note - there is no elevator/lift in the building.
This is my home - it is not a 'commercial business' rental. I rent it while travelling myself for work or on holiday. Everything is prepared and cleaned to a high professional standard for guests, as described in reviews from previous guests.
The main bedroom contains a standard double bed (135cm wide x 190cm long (4'6" x 6'3"))
The second is an interior box room with a small double bed (4' x 6'3″ (120 x 190cm)) on a low wooden base, similar in style to a futon.
There is a sofa bed in the living room (mattress size 200cm x 140cm, so double bed size), which can be used as a third sleeping space.
Up to 5 guests can stay.
It's a quiet tenement building, suitable for visiting tourists or families with mature children (aged 12+) . The flat is not suitable for parties. Smoking/Vaping are not permitted.
It is a great match for guests who enjoy cooking as it has a well-equipped modern kitchen (unlike some holiday lets, which contain few pots etc.) Also, unlike some holiday rentals, most rooms are spacious (however, bathroom and second bedroom are small). Beds are good quality, fittings (bathroom, windows, etc.) are modern and recently installed so it is a comfortable place.
Ideal for travellers keen to live like a local, staying in a 'real' home and explore less touristy but historic charming areas like the New Town and Stockbridge, while staying in a base where it is possible to walk to/from city centre in a neighbourhood that is safe and friendly. It's a relaxed, untouristy, quieter area in the centre of Edinburgh. (If looking for nightlife, this is not a good match)
City of Edinburgh Council require all Airbnb properties to have a license for short-term rentals since 2023. My property is licensed and my registration number features on the profile, as required by law. Prices quoted include the required payment of the Visitor Levy which comes into force on 24th July 2026.
All room in my property are available to guests.
Three internal hallway cupboards, containing personal clothing items, are locked and not available to guests.
One listing photograph shows an outdoor seating area. This is a communal area behind my building, shared by residents of nine apartments (i.e. it is not a private area, for exclusive use by myself or guests). It is accessed from the ground floor of this building, and the garden area and pathway are overgrown at present (2026) Registration details EH-67188-F
