The Space:

The living areas of this property include a kitchen/diner with electric oven, induction hob, microwave, fridge/freezer, Air Fryer, dishwasher, dining seating, utility with washer/dryer, and a sitting room with TV and woodburning stove. The bedrooms consist of a king-size with TV and en-suite, a double and a twin (zip/link can be set up as super-king-size on request) along with a bathroom with bath, shower over, basin, WC and a cloakroom. Outside is an enclosed side garden with lawn and furniture and off-road parking.Please note: The owners live on site. the property is accessed via a 400m rural farm track with 2-3 gates to open due to livestock. The track is steep and uneven in parts due to necessary drainage channels. However it's entirely navigable with a normal car. As it's narrow, we run a simple texting system with guests to ensure we know when either party is travelling up the track. Within 6.7 miles, you will find a shop, within 6.3 miles, a pub, and within 0.1 miles, a river, and please note this is a smoke-free property. One well-behaved dog welcome but must not be left unattended . Fuel, power, bed linen, towels and WiFi included. Note: Guests have on-site river access for fishing, within the owner's 4-acres; please supervise children at all times. Note: This property has a good house keeping bond of £350. Note: Whist the water supply at Roger Pot is tested annually, it is sourced from a nearby well and, whilst fully treated, cannot realistically be guaranteed, we therefore supply bottled water for you to use for drinking and cooking if you prefer. Note: Top ups are available free of charge during your stay if required, we are told that washing with water with any degree of contaminate (should it occur) is very, very low risk and should be of little concern to you unless you have some form of auto-immune deficiency (where your doctor see’s a risk) or an open wound - Minimum 3 night stay



The Neighborhood:

The attractive old market town of Sedbergh (pronounced Sed-Ber), with its old-world atmosphere, is not only set in the magnificent western dales of the Yorkshire Dales National Park but is also close to the rugged eastern fells of the Lake District. The town, with its narrow streets, little shops, traditional pubs, famous school dating back to 1525 and its 12th century church, has been a thriving community for hundreds of years, with a market dating from the 13th Century. Leading from Sedbergh is Dentdale, the jewel of the Yorkshire Dales with its rolling hills and dry-stone walls, stretching 14 miles from the windswept moors below Whernside to the confluence of the Rivers Dee and Rawthey. At the centre of the dale is Dent, with its cobbled streets, which has existed since Norman times and nearby Dent railway station is on the renowned Settle-Carlisle railway line. There are three golf courses nearby, as well as tennis, riding, and fishing, and the area is a paradise for walkers, ramblers, runners, and cyclists. This, together with the tranquillity of the surrounding valleys, the two National Parks and it being England's book town, makes an ideal year-round holiday destination.
