About this property

New Smyrna Beach Condo

The title says it all. You're literally 140 steps from your patio door to having your toes in one of the world's great beaches. There's no dealing with stairs or elevators as you walk out along our terrific pool deck and straight to our semi private beach located in the no-drive area of New Smyrna Beach. There's always plenty of room for you and your family to spread out and enjoy the sun and sand.

So you can come enjoy the sun and sand of Florida's east coast!

The Point East multi-million dollar renovations are done! It's been a long time since we can say that, but Point East looks and feels new again. There has been a complete face lift to the property and the pool and pool area have been totally resurfaced. It looks great and really now allows you to enjoy the whole property.

We've completely redecorated the condo giving it a light beach themed decor. You'll know you're at the beach, but it still feels like home. This includes the updated, open and efficient kitchen that includes new major appliances for your convenience. Granite counters complete your at home feel as you enjoy time either making snacks, drinks or full meals.

The bedding has been redone with a queen mattress in the master bedroom for added comfort along with a selection of pillows to allow for a great night's sleep. We put a new bunk bed (full/twin) along with a third twin bed in the second bedroom to accommodate larger families or the kids and grandkids coming down.

Everyone is connected now and we've also made that easy for you. There is complete free WIFI access provided in our condo. Also, the TVs in the living room, master bedroom, and the second bedroom have SMART capabilities, so you can relax with your favorite NETFLIX shows along with the full compliment of cable TV after a day of fun in the sun.

We've been coming to Point East for over 15 years and just love the whole atmosphere. The pool and deck area speak for themselves with plenty of seats, chaise and tables to relax and enjoy the pool while being just a few more steps from the beach. As it was told to us before our first visit, "you can go to the beach or the pool, to the beach or pool." It really does make a terrific day. The pavilion provides shade and a wonderful gathering place for groups and families to get together.

Great getaway!

The perfect spot!

We couldn't have picked a better place to get away for the weekend. The condo was perfect for our family -- the bunk beds were a hit!! The property was also amazing. The covered pavilion seating area was perfect for family dinners and the beach couldn't have been any closer. The owners were incredibly kind and made sure we had great stay. We can't wait to go back!

We absolutely loved our stay at this condo. We will be back. The first floor location made getting up and heading to the pool with our younger children so easy. The view from the poolside chairs was amazing. My husband and oldest son were able to easily enjoy fishing in the surf. Overall a great stay!!

Perfect NSB condo for an enjoyable beach vacation!

Great communication, location and complex! We had more than enough towels, beach items and general living items. The condo met the needs of our group and would not hesitate to stay here again as it was very well cared for and the ground floor access was ideal. Thank you Bill for allowing us to enjoy your condo and all it had to offer for our week-long vacation!

Loved Point East

This is a beautiful facility on an amazing beach. The property is pristine and the management is active daily keeping things nice for it's residents. The unit is within walking distance to some shops and eating establishments, was not at all commercialized, which we loved. Bill and Connie have a beautiful unit, beds were comfy and the kitchen was nice and well stocked with what we needed to cook. It was perfect for our family. Check in and check out was very easy. We will definitely be back.

Comfort and fun!

We had a fantastic trip at the condo - it was super clean and welcoming. Bill was over and above helpful for our small family. There was plenty of room for our family of 3. Easily accessible beach and great pool. Dollar General across the street as well as 711 and ice cream! First floor was a huge help. No stairs. Easily walked to and from beach/pool all day. Quiet complex- family friendly. Absolutely wonderful hosts! Plan to return!

Home away from home

This is the second unit we have stayed in at point east the first time was on the 3rd floor. And let me tell you, the ground floor is where it’s at if you have kids!! Steps away from the pool! So easy to get back and forth. The condo has everything and more that you could need for a family. The kitchen is fully stocked. Beach toys and chairs in closet! The furniture is comfortable and clean. My husband said “oh that’s a napping couch” and naps we took! There is no ceiling fans in either bedroom but we found portable fans in the closets. For us we like that sound and extra air flow when we sleep. And they had a solution for it! Everything was clean and the place smelt like new! I’ve already been looking at dates to book this unit again! Oh and I just love the staff at this condo! It’s very personable and friendly not like some of these huge condos.

Wonderful!

Had a wonderful stay in NSB! The condo was clean, updated and had everything we needed! It even had beach chairs, sand toys, boogie boards, etc. Loved having a 1st floor unit. With kids running to and from pool it was a life saver! I'd definitely come here again!

Family get together

Rented this for my kids, grandkids and I to get together and the facility was great. Our condo was clean and spacious and had everything we needed. The owner kept in touch. Grandkids said best vacation ever

We loved it! The ground floor was very convenient for all of us, especially my 3 year old grandson. Easy access to the pool and beach was great. Condo had everything we needed and was beautifully furnished.

From the moment we walked thru the door, the place was very impressive. Everything was so clean!! Everything was well stocked from the Kitchen to linens. The owner stayed in touch with me to make sure everything was up to standard. I did not have to contact management at all. Thanks Bill for a fabulous vacation..Can't wait to come back.

This is our second time staying at Point East, first time in this unit. We really loved it. The owner was accessible and made our stay great, we even added an extra day. We already setup to stay the same week next year. We met so many families that have staying here the same week for 10, 15, 20 years and more.

Perfect Vacation Spot in New Smyrna Beach

First of all, I want to thank Bill for his awesome customer service during our booking process for his condo. It was effortless, and he deserves an award for attentiveness and for making sure his guests are happy and taken care of. When we arrived at the Condo, they were gracious enough to allow us to check in a little early and when we walked in it felt like home. Extremely inviting and clean! Everything you could possibly ask for and more. The condo was decorated with charm and very spacious! We were extremely happy. Only steps away from the pool and beach. Our kids (7 and 10) were even telling us they loved the condo and want to come back! Everything was stocked for out stay - towels, wash cloths, paper towels, toiletries, kids beach toys, boogie boards, beach chairs etc. Anything you needed was there. We enjoyed the more peaceful atmosphere around the property and never had any issues with anything. We arrived on a holiday, however parking was not an issue. We were always just a few spaces away from the condo. We enjoyed the local restaurants and shops and really didn't need to go anywhere else. I will recommend eating at Norwood's for good seafood, The Garlic for great Italian food, Manny's for pizza and wings, and C's Waffles for breakfast. All of these are within a few blocks to a mile or so from the condo. All excellent! We enjoyed our stay here so much that we are planning on coming back in the fall. Bill was a gracious host and answered any of our questions we had. He gave us suggestions on things to do in the area and was very helpful. Would recommend staying here to anyone we knew. You won't be disappointed!

Lovely condo.

The condo is great. Love that it’s on the first floor. Easy especially when you have little ones. Bill was amazing, he communicated each day with us and told us what was expected. The condo is fully equipped with anything you might need. The beds were comfortable, the bunk bed is squeaky but to be expected. Really the only thing I can suggest is upgraded bath towels and even that is just a stretch. Anyone would be lucky to book this rental!!! Arnie on the other hand comes off real rude. Wasnt available for us to check in. We made sure to leave right at 10 for check out and we can hear him and other workers saying the property didn’t have to be cleaned cause in coming wasn’t coming till eight. My son was playing with an inflatable ball and made a point to tell us no balls in the court yard because the hurricane proof sliding glass doors would break. And that they were 5000 dollars. I understand if I had a baseball but an inflatable ball?! Mind you this comment has nothing to do with the condo or it’s owner but Arnie is the property manager and doesn’t go out of his way to make us feel welcomed.

The perfect spring break accommodations.

We’ve stayed at Point East before but the first floor accommodations of 118 was just the best. We have two children (ages 6 and 8) and they loved the proximity to the pool and beach. Beach toys, boogie boards and beach chairs provided by the owners were perfect and the bunk bed sleeping accommodations made it possible for my mother to join us as well. The kitchen was great and we were even able to cook Easter dinner with enough dishes for all. We will be back!

Bill and Connie are from Lexington, Kentucky. We're both professionals and Connie owns her own business. Our daughter graduated from the University of Kentucky and is now grown and is a PA. This is our first property and we're happy to share it with you.

After coming to Point East for so long, we know you'll come to love this place as much as we do. As we were buying, another owner here said you'll find ways to sneak down here, just for a weekend. He was right, and thank goodness for Allegiant Airlines! When we're not down here for a week or a weekend, we'd love to share it with you.

Why they chose this property

We started coming to Point East back in 2004. Our new neighbors here asked us to join their group during the 4th of July weekend. It turns out that Point East has a Kentucky takeover that week as our group is large and keeps growing. We looked at buying here about 10 years ago, but the timing wasn't quite right with a tween age soccer playing daughter at that time, but we kept coming annually. Now our daughter is grown and this opportunity presented itself and we jumped on it. Why here? Let's put it this way, our daughter says she wants to be married on that beach. How can a dad say no to that?

What makes this property unique

Point East is really a special place. It's not like the huge developments you see up and down the beach. After a multi-million dollar facelift and reconstruction, our little gem really looks and feels great. It's quaint and convenient with the common courtyard, pool and pavilion allowing groups of friends, both new and old, to come together. When our friends were convincing us to come the first time she kept saying, "You can go to the beach or the pool, the beach or the pool" After that sell job, we've been hooked ever since.
