Family Friendly Villa with Private Pool and Games Room Close to Disney

"Villa Serenity" is located in the picturesque resort of Aviana which is a Gated Community surrounded by swaying palm trees and lush green foliage.

The "Villa Serenity" vacation villa is decorated in warm, neutral tones throughout and features:

4 spacious bedrooms, 2 with ensuite and 3 full bathrooms.

2 spacious sitting areas, comfortable designer sofas in the family room and formal living room.

2 dining areas, a café/bistro area or you can choose the formal dining area for larger family gatherings.

The luxurious pool measures 26' x 12' and is fully screened and is also equipped with a pool alarm for the safety of our younger guests.

The luxury patio furniture is ideal for alfresco dining. We have added 2 loungers and 2 more comfortable patio chairs and table for extra guests.

"Villa Serenity" overlooks a stunning natural conservation area allowing for more privacy and is located only a short drive to Disney Theme Parks and other attractions.

The villa has luxury facilities and equipment including a large flatscreen HD Television and DVD system hooked up to hundreds of channels.

We have had a professional Games Room installed which has been decorated with motor racing flags and collectable retro metal signs capturing 'years gone by'.

For your entertainment there is an 8ft x 4ft pool table with high quality above table lighting, a professional standard foosball/soccer table and a fun electronic dartboard.

To take a rest whilst you play there is a 50's style chrome pub table and two high bar stools.

The floor is covered with commercial grade cushioned vinyl floor tiles.

Quality is evident in the villa from the ceramic tiling to the designer furniture and the Floridian Artwork on the walls to give the villa that true, special Orlando Feel.

Convenient Large Family Vacation rental. Close to all of the theme parks. Enjoyed coming back to the privacy of our own rental home while being at the parks all day. Unwinding in the pool in the evenings. Nice home, quiet neighborhood.

The house was as stated in the description on VRBO. All the appliances worked. Everything was clean. The adult beds were comfortable. The place was clean and actually as pictured. I won’t take that away from the residence. The TVs were extremely small in the bedrooms. They were smaller than computer monitors.There were no extra paper towels, toilet paper, trash bags or spices. The pool was very cold but might be nice in the summer.It took us more than an hour to get to the parks everyday. So, this might not be the place if you plan on going to the parks at a decent hour.But if you’re looking for a clean, safe place, it would be nice

We enjoyed the home, the pool and the way it had a conervation area behind the house. We got to watch many different kinds of birds while floating in the pool and sitting on the patio. Only downfall of the trip was the overwhelming traffic that we encountered every time we went anywhere. Our fault. We should have known being that close to Disney Attractions.

The villa is located around 20 minutes drive from Disney and 40 minutes drive from universal depending on traffic. It is located on an estate which is very safe and secure and well kept. The nearest publix supermarket is a five minute drive away next to a Burger King and bars and restaurants around a 10 minute drive away. It would be good to have a welcome pack on arrival which provides some detailed information on the local area.The villa itself was extremely clean on our arrival with plenty of spare bed linen and towels provided. The facilities such as the washer and dryer are excellent and the kitchen has plenty of glasses, crockery and utensils. Some cleaning products and bin bags would have been useful to have been supplied.Bedrooms are all a good size with plenty of storage space and the beds are comfortable. It would be useful to have a hairdryer supplied in all bathrooms. The pool is very well maintained and a good size with plenty of furniture on the patio area but could do with some additional lighting for the evenings. The games room is a great feature but very hot as there is no air con in there. Overall we were really happy with this villa as two families sharing as there was plenty of space for everyone. The cleanliness of the villa was excellent which was important to us and the location is good as long as you are happy to drive.

Perfect location!

We had a great time! Location is perfect. Our children range from 6-20 and we all had a great time. I love that the pool door has an alarm. It really helps you sleep better at night knowing that any young children could not “sneak” to the pool without an adult. Our 6 year old has Autism and doesn’t do well if his routine is not followed. He didn’t have any issues. This isn’t just a vacation house- it’s a home. We would definitely visit the villa again.

Beautiful property but needs more cleaning

We had a great experience, but there were a few things that could have been better. The showers in all the bathrooms were really dirty. Also the cabinets in some rooms were dusty. In the master rooms closet there were spider-webs.

Great family home

Neighborhood was nice and we felt safe in the gated community. Entry to the house was easy with the QR code for the gate and the code for the deadbolt pinpad. The house was clean and there was plenty of room for 2 adults and 3 teens. The kids made use of the pool (we paid to heat it ane glad we did as it was chilly a few days) and games room. Plenty of towels for pool and bathrooms and extra bedding. The kitchen is well equipped wity the essentials. The only negative would be there is no outdoor grill. There is a plug in electric grill that we used and got the job done but was a bit tricky to get the hang of. We would definitely return here again and give the property 5 stars

Summer 2023

Planned a vacation and MIL’s 80th birthday. Was a wonderful place to stay. Lots of room for everyone. I have OCD and cleaned before I left. Only thing for cleaners to do is wash linen.. lol. But overall had an amazing time, was relaxing after just going through breast cancer and treatments. Only issue I had was the couches had food and trash under cushions and under couches was good and cigarette butts. Cleaning crew needs to be more detailed oriented. Thank you for opening up home for our stay.

Enjoyed stay but pool and pool management disappointing

My husband and I ( northerners) stayed here for a week of warmer weather and January golf - the Villa was very clean with very well furnished and comfortable front living room/dining area, cozy game room, very comfortable beds. Aviana is one of the many “gated” communities in the Orlando area with a very nice community pool, hot tub area but is a 15-20 min drive from shopping and restaurants ( new Publix construction in progress very close by). Being golfers, we paid additional $25./Day for private heated pool ( there is no adjoining hot tub) for achy muscles, but the pool was too cool for our comfort most evenings - this was addressed to the Management company but not resolved during our stay. The owner’s communications via email ( she was not living near by) pre, during and post rental were always very responsive and accommodating and she was going to be staying at the house after we left so hopefully the pool issue will get resolved.

Wonderful home away from home!

We stayed at this propery during our children's April vacation. The home was very clean, well kept, comfortable, and tastefully decorated. Everything was as pictured on the site. There was an abundance of towels for everyone to use, the pool temperature was consistently pleasant and so was the interior temperature of the home. The neigborhood was very quiet and relaxing. The grounds were well kept and the bugs were pretty much non existent which was a very pleasant surprise considering the climate. Overall we really enjoyed our stay. We would recommend the property to others and will definitely consider staying here again the next time we're in Florida. Eventhough the location of the property was further away from some of the central attractions we still found the property to be in a great location. The traffic was not too bad and there were plenty of local places near by to get what you needed. What was also nice was the fact that the peoperty manager was able to accommodate an earlier check in at the last minute at no extra cost. Thank you Rachel. Everything in the home was clearly labled so there was no guessing - a plus! The only thing I would recommend is a few more rolls of toilet paper and trash bags, at least one roll of paper towels and a sponge in the kitchen. We bought our own supply of these items, but it would have been nice to not have to. Despite this, we had a great time at this property.

Absolutely stellar Rental and owners!

When planning a trip I spend hours reading and re reading these listings. Finding just the right place for a family of 6 that is affordable can be very daunting. As soon as I saw this place I booked and from the photos I was really excited. Walking into the actual property was even more exciting than finding the booking! This value for the home is incredible!!! The house is gorgeous. My family was actually scheming on how we might get Vida to sell it to us! :). The beds are comfortable, the garden tub in the bath was a fan favorite with the kids and tired parents alike. And the pool!!! We never even made it to the community pool. Our own private oasis was all we needed. Oh and the garage game room! This momma of 4 got to do laundry while practicing my pool skills. I never knew laundry could be so enjoyable. The drive to Universal was about an hour thanks to traffic. So plan to get up early if this is your reason for the stay. But don’t let that deter you from this listing because I doubt you’ll find something of equal quality and affordability. Lastly, Vida was on top of her game when it came to communication. She answered all questions promptly. Sent welcoming emails and wished us well when our stay came to an end. I hope to travel here again and book this listing every time. Thanks!

Not what we expected

This property is much farther away than we expected. It says a 35 minute drive to the Sea World area but due to traffic it was well over an hour. The house is a very nice house, but could have been cleaned much better. There were handprints all over the glass door, no one had attempted to wipe it off. Other areas had been missed during the cleaning process as well. These were things that are normally overlooked, but due to all the fees I would expect more. The game room is SO hot. It is a garage with no air conditioning and a fan is provided to blow the hot air around. The worst part of this house is the close proximity of the neighboring house. We tried to go out and sit in our pool and have some relaxing time, but the renting neighbors were horrible. At one point they had 16 people in their pool area. These pools are made for around 4 -5 people to sit or float in. They were around 10 feet away. They listened to music ( very obscene music) as load as it would go. I told the property manager of this and she said I could call the police. ( I feel she should have taken care of this ). The next day the same thing happened, but this night they stayed up until 3:00 am talking on the porch that is right outside the master bedroom window. It sounded like they were in the room with us. We got up the next morning and left a day early because we could not take another day of it. I told the property manager we were leaving early and didn’t get a response. I have stayed in numerous VRBO properties and have never had any problems. I would not stay in this house or in this area again. I know if those neighbors hadn’t been there this could have been different, but being able to hear them in our bedroom was ridiculous at that time of night. It was no easy driving home for 12 hours after no rest.

Presidents Day week vacay

Please don’t publish. I loved everything but the pool heater issue. I only want this between me Rachel and Sven. You guys do an amazing job and I don’t want my issue to be published. . It could’ve been my fault, not reading or seeing about the pool heater. But I just wanted to be up front and honest about how I wasn’t aware. Thank you so much for understanding. It was a big and beautiful house with a gorgeous pool. It was wonderful having linens lots of shower towels, kitchen towels, and extra pool towels. The main thing that was not cool was the pool heater. I don’t remember anything in the synopsis of the house that said to prearrange the heater to be on so it’s free. I told Sven the weekend on call person that I had no idea that it wasn’t heated and he said that we could’ve arranged for it to be turned on without a charge. Well I don’t think that’s fair. My kid was so looking forward to having a heated pool at the house but we weren’t told to prearrange it. So of course my daughter is worth every penny but it’s the principle of it. That was the whole reason we rented this house as opposed to staying on Disney property. I think it would be much more appropriate to let the renters know about the pool not being heated and offer the prearrangement but if the renters forget to call then it’s on them. I don’t think it’s okay to not let renters know, especially ignorant new renter like ourselves then ask them to pay $190 extra for what was already expected. Sven was very nice and and answered my Sat calls right away. He said you must be new renters because usually people prearrange the heater. Yet again how would I know this since I’m a new renter or even if I was a decade long renter. It should be posted online so at least I could’ve called Rachel or Sven ahead of time. I hope that makes sense. I am sorry if that sounds rude and bold but it was a big shocker. I am very honest to a fault but I am a big believer in constructive criticism and positive kudos as well. It wouldn’t be fair of me to be mad, not tell you, then give a crappy review. Thank you for an amazing villa and for the hospitality. I hope I hear back from you.

We are Doug and Vida Williams. We emigrated from South Wales 30 years ago to Ontario Canada where we live with my daughter and son in law and our 2 grandchildren. We live near one of Canada's great lakes so we enjoy taking our grandchildren to the park near the lake and walking our dog along the lakeshore stopping for ice cream along the way.

Why they chose this property

We had often thought of a vacation in Florida and by chance friends of ours offered their villa to us for a weeks vacation early 2017. We fell in love with the beautiful tropical trees and plants and the chrystal blue waters of Florida and decided to purchase a home of our own there. We looked at many homes in the Davenport area and purchased "Villa Serenity" as it was by far the best maintained and tasteful home we saw. "Villa Serenity" is bright and spacious and beautifully decorated. "Villa Serenity" is located in the Aviana Resort which was by far the most beautiful and well maintained resort we visited.

What makes this property unique

Having viewed many properties we decided to purchase "Villa Serenity" as it was clearly very clean and well maintained. We also loved that there are no neighbours behind so more privacy for ourselves and our guests. When we first entered the villa we saw how bright, spacious and welcoming it was. We quickly realised that this is the one for us. "Villa Serenity" is located in a quiet part of the resort and the west facing pool allows for lots of sunshine through most of the day to well in to the evening. We enjoy watching the sun go down in the evening from the Family Room or out on the patio.
